{"id":156991,"date":"2025-08-11T13:21:35","date_gmt":"2025-08-11T19:21:35","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=156991"},"modified":"2025-08-11T13:21:35","modified_gmt":"2025-08-11T19:21:35","slug":"precio-vivienda-crece-1-8-mdp","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/precio-vivienda-crece-1-8-mdp\/","title":{"rendered":"Precio de vivienda crece 8.7%; promedio supera 1.8 mdp"},"content":{"rendered":"<p><em>En el 1S2025, el precio promedio nacional fue de 1 mill\u00f3n 862,524 pesos, lo que corresponde al valor de una vivienda media<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>\u00cdndice de Precios de la Vivienda de Sociedad Hipotecaria Federal<\/strong> (<strong>SHF<\/strong>), al cierre del segundo trimestre de 2025 (2T2025), se report\u00f3 una <strong>apreciaci\u00f3n de 8.7%<\/strong> a nivel nacional en comparaci\u00f3n con el mismo periodo de 2024; mientras que en el acumulado anual el crecimiento fue de 8.4 por ciento.<\/p>\n<p>Asimismo, el informe indica que el <strong>precio de la vivienda nueva<\/strong> present\u00f3 un aumento de 8.2% anual, mientras que el correspondiente a la <strong>vivienda usada<\/strong> aument\u00f3 8.9% en el 2T2025; adem\u00e1s de que en este periodo se observ\u00f3 una proporci\u00f3n de viviendas usadas de 63.3% y 36.7% de viviendas nuevas.<\/p>\n<p>En tanto, al cierre del 2T2025, el <strong>\u00cdndice SHF<\/strong> para <strong>casas solas<\/strong> se apreci\u00f3 8.7% y el de <strong>casas en<\/strong> <strong>condominio y departamentos<\/strong> 8.2% frente al mismo periodo del a\u00f1o anterior; el \u00cdndice SHF para la <strong>vivienda econ\u00f3mica-social<\/strong> present\u00f3 un aumento del 10.7% y el \u00cdndice SHF para la <strong>vivienda media-residencial<\/strong> se apreci\u00f3 7.2 por ciento.<\/p>\n<p>Por otro lado, en los primeros seis meses de 2025, el <strong>precio promedio nacional<\/strong> fue de 1 mill\u00f3n 862,524 pesos, lo que corresponde al valor de una vivienda media. No obstante, el 25% de las operaciones se realizaron por un precio igual o menor a 775,796 pesos.<\/p>\n<p>\u201cEl <strong>precio mediano<\/strong> fue de 1 mill\u00f3n 200,000 pesos, lo que significa que 50% de las operaciones en el mercado se realizaron por debajo de este monto y la otra mitad por arriba. Finalmente, 75% de las viviendas se vendieron por menos de 2 millones 182,868 pesos y el resto por un precio superior\u201d, se lee en el informe.<\/p>\n<p>Por entidad federativa, el <strong>\u00cdndice SHF<\/strong> revel\u00f3 que, durante el primer semestre del a\u00f1o, 23 estados presentaron variaciones mayores al promedio nacional; mientras que nueve registraron variaciones menores.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-11-a-las-13.20.25.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter  wp-image-156998\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-11-a-las-13.20.25.png\" alt=\"\" width=\"695\" height=\"470\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-11-a-las-13.20.25.png 1200w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-11-a-las-13.20.25-300x203.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-11-a-las-13.20.25-1000x677.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-11-a-las-13.20.25-768x520.png 768w\" sizes=\"auto, (max-width: 695px) 100vw, 695px\" \/><\/a>\n<p><!--more--><\/p>\n<p>Finalmente, por <strong>Zona Metropolitana<\/strong>, SHF destac\u00f3 que <strong>Tijuana<\/strong> registr\u00f3 el mayor aumento en el precio de las viviendas, con 10.9%, derivado del alza en el precio de las viviendas nuevas.<\/p>\n<p>Le sigue la ZM de de <strong>Le\u00f3n<\/strong>, con un aumento de 10.7%;
