Mc Loughlin*<\/em><!--more--><\/p>\n<p>Es un\u00a0 noble objetivo querer facilitar el acceso a la vivienda para todos los mexicanos, especialmente para aquellos de menores ingresos. El programa \u00abViviendas del Bienestar\u00bb del gobierno actual apunta a este objetivo, y con un\u00a0<strong>d\u00e9ficit habitacional de casi 8 millones de viviendas<\/strong>, cualquier iniciativa para mitigar este problema debe ser bien recibida.<\/p>\n<p>No podemos ignorar la fuerte ca\u00edda en la producci\u00f3n de vivienda de inter\u00e9s social, especialmente desde el inicio del sexenio anterior. Existen muchos factores que explican esta disminuci\u00f3n, entre los que podemos destacar: la falta de subsidios, el encarecimiento del suelo, la p\u00e9rdida de rentabilidad para los desarrolladores y la reducci\u00f3n del poder adquisitivo de los compradores. Pero\u2026<\/p>\n<h2><strong>De las ideas a la realidad<\/strong><\/h2>\n<p>A pesar de las buenas intenciones, existe una gran brecha entre las ideas y su implementaci\u00f3n exitosa. En este contexto resulta dif\u00edcil entender las recientes declaraciones del actual Director General de INFONAVIT, Ing. Octavio Romero Oropeza. Afirmaciones, como <em>\u00abhace m\u00e1s de quince a\u00f1os que no se hacen casas de inter\u00e9s social en el pa\u00eds\u00bb<\/em> o que las viviendas pasadas eran <em>\u00abcuchitriles de 35 o 40 metros\u00bb<\/em> a diferencia de las actuales <em>\u00abcasas bonitas de 60 m2\u00bb<\/em>, deben ser consideradas \u2013 cuando menos \u2013 como inexactas.<\/p>\n<h2><strong>Los \u00abotros datos\u00bb que s\u00ed importan<\/strong><\/h2>\n<p>Cuando las afirmaciones period\u00edsticas no est\u00e1n respaldadas por datos concretos, es crucial oponerles informaci\u00f3n rigurosa. De este total, el\u00a0<strong>98% de las propiedades eran de obra nueva<\/strong>\u00a0y sin duda se produjeron despu\u00e9s de 2005, lo que desmiente la afirmaci\u00f3n de que no se ha construido vivienda social en m\u00e1s de quince a\u00f1os.<\/p>\n<p><strong>Gr\u00e1fica 2<\/strong><\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-2.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-156933\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-2.png\" alt=\"superficie vivienda\" width=\"701\" height=\"456\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-2.png 1532w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-2-300x195.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-2-1000x650.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-2-768x499.png 768w\" sizes=\"auto, (max-width: 701px) 100vw, 701px\" \/><\/a>\n<p><!--more--><\/p>\n<p>Si bien la belleza de una casa es subjetiva, los datos sobre la superficie vendible no lo son. De hecho, en el segmento de viviendas de menos de $1,000,000, el mayor n\u00famero de transacciones (el 22.36% del total) fue justamente el de las viviendas con valores entre\u00a0<strong>$500,000 y $600,000<\/strong>.<\/p>\n<p><strong>Gr\u00e1fica 4<\/strong><\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-4.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-156935\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-4.png\" alt=\"\" width=\"701\" height=\"455\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-4.png 1522w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-4-300x195.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-4-1000x649.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/grafica-4-768x499.png 768w\" sizes=\"auto, (max-width: 701px) 100vw, 701px\" \/><\/a>\n<p><!--more--><\/p>\n<p>Solo entre INFONAVIT y FOVISSSTE, se otorgaron casi 260,000 cr\u00e9ditos para vivienda nueva entre 2020 y junio de 2025, con un rango de precios entre $472,000 y $554,000. La \u00fanica excepci\u00f3n fue la Ciudad de M\u00e9xico, lo cual se explica por la dificultad para encontrar suelo con los costos necesarios para desarrollar este tipo de proyectos.<\/p>\n<h2><strong>Conclusi\u00f3n<\/strong><\/h2>\n<p>Es admirable que el gobierno de la Presidenta Sheinbaum priorice la vivienda para los mexicanos de bajos recursos. Sin embargo, no se entiende la necesidad de denostar los logros de administraciones anteriores con datos inexactos. Si bien es innegable que hubo errores y abusos en el pasado que afectaron a miles de familias, no se puede afirmar a la ligera que todo fue negativo.<\/p>\n<p>El pasado y el presente deben ser evaluados con la misma objetividad. La cr\u00edtica constructiva y basada en datos s\u00f3lidos es fundamental para mejorar las pol\u00edticas de vivienda. \u00bfNo ser\u00eda m\u00e1s beneficioso centrarse en la soluci\u00f3n de los problemas actuales que en la descalificaci\u00f3n de lo que ya se hizo?<!--more--><\/p>\n<p style=\"text-align: right;\"><strong>*Jorge A.
