{"id":156717,"date":"2025-07-31T10:57:43","date_gmt":"2025-07-31T16:57:43","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=156717"},"modified":"2025-07-31T10:57:43","modified_gmt":"2025-07-31T16:57:43","slug":"rezago-habitacional-medicion","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/rezago-habitacional-medicion\/","title":{"rendered":"Rezago habitacional 2024. \u00bfC\u00f3mo ha evolucionado la medici\u00f3n?"},"content":{"rendered":"<p><em>Por Claudio Pacheco Castro*<\/em><!--more--><\/p>\n<p>El Instituto Nacional de Estad\u00edstica y Geograf\u00eda (INEGI) dio a conocer los resultados de la Encuesta Nacional de Ingresos y Gastos de los Hogares (ENIGH) 2024, un instrumento estad\u00edstico fundamental para analizar las condiciones socioecon\u00f3micas y demogr\u00e1ficas del pa\u00eds. Esta encuesta permite diagnosticar problem\u00e1ticas socioecon\u00f3micas, identificar poblaciones objetivo y dise\u00f1ar pol\u00edticas p\u00fablicas en diferentes tem\u00e1ticas del \u00e1mbito social.<\/p>\n<p>En el caso de vivienda, se ha utilizado la ENIGH para estimar resultados utilizando dos metodolog\u00edas principales:<\/p>\n<ul>\n<li>La evaluaci\u00f3n de calidad, espacios y servicios b\u00e1sicos realizada por el CONEVAL.<\/li>\n<li>El c\u00e1lculo del rezago habitacional, desarrollado por la SEDATU y la CONAVI.<\/li>\n<\/ul>\n<p>En este an\u00e1lisis, nos centraremos en la segunda. Como es bien sabido, el rezago habitacional considera las siguientes condiciones para clasificar a una vivienda en esta situaci\u00f3n:<\/p>\n<ul>\n<li><strong><em>Materiales deteriorados:<\/em><\/strong>\u00a0Construidas con paredes de material de desecho, l\u00e1mina de cart\u00f3n, carrizo, bamb\u00fa, palma, embarro o bajareque, techo con material de desecho, l\u00e1mina de cart\u00f3n, palma o paja.<\/li>\n<li><strong><em>Materiales regulares:<\/em><\/strong>\u00a0Viviendas construidas con paredes de l\u00e1mina met\u00e1lica, de asbesto, o de madera, techo de l\u00e1mina met\u00e1lica o de asbesto, madera, tejamanil o teja y viviendas con piso de tierra.<\/li>\n<li><strong><em>Precariedad en espacios:<\/em><\/strong>\u00a0Viviendas con hacinamiento, definido como aquellas viviendas en donde la relaci\u00f3n (n\u00famero de residentes) \/ (n\u00famero de cuartos) es mayor a 2.5; adem\u00e1s se considera una vivienda precaria en espacios si no cuenta con excusado.<\/li>\n<\/ul>\n<p>Cabe destacar que los resultados presentados a continuaci\u00f3n se basan en la metodolog\u00eda y los c\u00f3digos de programaci\u00f3n empleados en ejercicios anteriores y coinciden con las cifras oficiales recientemente publicadas por la Comisi\u00f3n Nacional de Vivienda (CONAVI).<\/p>\n<h2><strong>El rezago habitacional en 2024<\/strong><\/h2>\n<p>De acuerdo con la ENIGH 2024, 21.85% de las viviendas en M\u00e9xico se encuentran en situaci\u00f3n de rezago habitacional, lo que refleja una reducci\u00f3n de 2.43 puntos porcentuales frente al registrado en 2022.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-1-3.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-156720\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-1-3.png\" alt=\"rezago 2024\" width=\"700\" height=\"382\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-1-3.png 726w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-1-3-300x164.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p><!--more--><\/p>\n<p>\u00bfEl rezago habitacional afecta a todos por igual? Los datos revelan una clara disparidad: 49.6% de los hogares que habitan en condici\u00f3n de rezago pertenecen a los tres primeros deciles de ingreso, evidenciando la estrecha relaci\u00f3n entre el contar con mayores recursos econ\u00f3micos y el acceso a una vivienda adecuada en t\u00e9rminos de materiales y espacios.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-2-1.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-156721 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-2-1.png\" alt=\"\" width=\"701\" height=\"488\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-2-1.png 702w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-2-1-300x209.png 300w\" sizes=\"auto, (max-width: 701px) 100vw, 701px\" \/><\/a>\n<p><!--more--><\/p>\n<h2><strong>Evoluci\u00f3n del rezago habitacional, 2016-2024<\/strong><\/h2>\n<p>\u00bfCu\u00e1l ha sido el comportamiento del rezago habitacional en los \u00faltimos 8 a\u00f1os? De 2016 a 2024, el porcentaje de viviendas rezago pas\u00f3 de 27.86% a 21.85%; es decir, una disminuci\u00f3n de 6.01 puntos porcentuales.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-3.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-156722 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-3.png\" alt=\"\" width=\"700\" height=\"468\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-3.png 920w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-3-300x201.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/tabla-3-768x513.png 768w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p><!--more--><\/p>\n<p>Algo que se debe destacar es que, en los \u00faltimos 8 a\u00f1os, la mayor\u00eda de las entidades han mostrado una disminuci\u00f3n en el porcentaje de viviendas en rezago.
