{"id":156678,"date":"2025-07-29T12:46:54","date_gmt":"2025-07-29T18:46:54","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=156678"},"modified":"2025-07-29T13:10:49","modified_gmt":"2025-07-29T19:10:49","slug":"inversion-amefibra-retail","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/inversion-amefibra-retail\/","title":{"rendered":"Inversi\u00f3n de Amefibra en inmuebles comerciales supera los 200,000 mdp"},"content":{"rendered":"<p><em>Amefibra concentra la mayor parte de su superficie comercial en la CDMX, Edomex, Quer\u00e9taro y Jalisco <\/em><!--more--><\/p>\n<p>La Asociaci\u00f3n Mexicana de Fibras Inmobiliarias (<a href=\"https:\/\/amefibra.com\/\" target=\"_blank\" rel=\"noopener\">Amefibra<\/a>) inform\u00f3 que, en conjunto, sus socios acumulan m\u00e1s de <strong>6.2 millones de metros cuadrados<\/strong> (m\u00b2) de \u00c1rea Bruta Rentable (ABR) en el <strong>sector comercial<\/strong> al cierre del primer trimestre de 2025.<\/p>\n<p>Esto a trav\u00e9s de una <strong>inversi\u00f3n superior a los 200,000 millones de pesos<\/strong> (mdp), cifra que posiciona a los fideicomisos como uno de los actores estrat\u00e9gicos en la econom\u00eda del pa\u00eds.<\/p>\n<p>Amefibra detall\u00f3 que las entidades con la mayor cantidad de ABR comercial son la <strong>Ciudad de M\u00e9xico<\/strong>, con m\u00e1s de 1.6 millones de m\u00b2; seguido por el <strong>Estado de M\u00e9xico<\/strong>, con 1.2 millones de m\u00b2; <strong>Quer\u00e9taro<\/strong> con 374,200 m\u00b2, y<strong> Jalisco<\/strong>, con 340,700 m\u00b2. Estas cifras confirman la tendencia de concentraci\u00f3n en zonas con alta densidad urbana y su desempe\u00f1o como principales centros de consumo.<\/p>\n<p>Salvador Daniel, presidente de Amefibra, destac\u00f3 que el sector inmobiliario comercial, adem\u00e1s de ser uno de los m\u00e1s din\u00e1micos de la econom\u00eda, representan una oportunidad para impactar de manera positiva en los entornos, <strong>generando empleo y ofreciendo servicios<\/strong>.<\/p>\n<blockquote><p>\u201cEl sector comercial operado por fibras demuestra c\u00f3mo el capital institucional puede generar valor compartido: impulsa la inversi\u00f3n, es copart\u00edcipe en el ordenamiento y crecimiento urbanos y mejora la experiencia del consumidor. Estos datos permiten visualizar con claridad el impacto positivo de las fibras en la vida cotidiana de las personas\u201d, destac\u00f3.<\/p><\/blockquote>\n<p>La Asociaci\u00f3n detall\u00f3 que las fibras con m\u00e1s espacios comerciales son:<\/p>\n<ul>\n<li>Fibra Uno con 3,038,235 m\u00b2<\/li>\n<li>Fibra SOMA con 836,520 m\u00b2<\/li>\n<li>Fibra Shop con 812,583 m\u00b2<\/li>\n<li>Fibra Danhos con 805,856 m\u00b2<\/li>\n<li>Fibra Macquarie con 429,000 m\u00b2<\/li>\n<li>Fibra Plus con 225,840 m\u00b2<\/li>\n<\/ul>\n<p>En ese contexto, directivos de Fibra Uno se\u00f1alaron que una de las razones para convertirse en coinversionistas de <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibra-next-mercado-ocupacion\/\" target=\"_blank\" rel=\"noopener\">Fibra Next<\/a> es darles <strong>mayor atenci\u00f3n y valor a los segmentos comercial<\/strong> y de oficinas, impulsado por el panorama alentador que tiene el retail.<\/p>\n<p>Tambi\u00e9n destacaron que, debido al comportamiento el <strong>consumo interno<\/strong> y porque este no dependde del contexto econ\u00f3mico y pol\u00edtico mundial, como la controversia arancelaria, el <strong>dinamismo del sector podr\u00eda continuar en ascenso<\/strong>.<\/p>\n<h2>Sector comercial con un futuro alentador<\/h2>\n<p>De acuerdo con informaci\u00f3n de SiiLA, la <strong>tasa de ocupaci\u00f3n del sector retail<\/strong> en M\u00e9xico ha presentado una tendencia al alza, alcanzando un <strong>93.3% en 2024<\/strong>. En 2019, antes de la pandemia, este indicador alcanzaba el 95 por ciento.<\/p>\n<p>La consultora se\u00f1al\u00f3 dos factores como las razones del repunte de la ocupaci\u00f3n: la desaceleraci\u00f3n en la entrega de inventario y el dinamismo de la demanda.<\/p>\n<p>En ese sentido, en 2024, se entreg\u00f3 s\u00f3lo una sexta parte del inventario desarrollado en 2022 en los principales mercados del pa\u00eds, como <strong>Ciudad de M\u00e9xico, Monterrey, Guadalajara y Quer\u00e9taro<\/strong>. Mientras tanto, la absorci\u00f3n super\u00f3 el ritmo de 2023: por cada metro cuadrado ocupado, s\u00f3lo se desocup\u00f3 medio, lo que refleja la estabilidad del flujo de los inquilinos.<\/p>\n<p>Los sectores de productos de consumo, alimentos y bebidas, y de entretenimiento fueron los actores principales en los centros comerciales durante 2024, representando el 89% del espacio ocupado.<\/p>\n<p>Finalmente, Amefibra se\u00f1al\u00f3 que, adem\u00e1s de los centros comerciales tradicionales, el retail ha <strong>enfocado su atenci\u00f3n en los desarrollos de usos mixtos<\/strong>, que combinan funciones comerciales, de oficinas, vivienda, hoteler\u00eda, cultura y servicios especializados. En total, estos complejos superan los 1.2 millones de m\u00b2 de ABR.<\/p>\n<p>La Asociaci\u00f3n destac\u00f3 que los usos mixtos representan una oportunidad estrat\u00e9gica para diversificar la oferta, atraer a diferentes tipos de usuarios, dado que pueden atender las necesidades de diversos perfiles, generando resiliencia en las inversiones inmobiliarias
