Esto respondi\u00f3 la fibra"},"content":{"rendered":"<p><em>Ejecutivos de FUNO indicaron que Fibra Next ser\u00e1 el encargado de expandir el portafolio industrial <\/em><\/p>\n<p><!--more--><\/p>\n<p><strong>Desde 2023<\/strong>, en pleno auge del nearshoring,\u00a0Fibra Uno (<strong>FUNO) busc\u00f3 la creaci\u00f3n de <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibra-next-mercado-ocupacion\/\" target=\"_blank\" rel=\"noopener\">Fibra Next<\/a><\/strong>; sin embargo, su lanzamiento fue posible hasta esta semana. El nuevo fideicomiso inicia operaciones <strong>con nueve propiedades<\/strong>.<\/p>\n<p>Este nuevo fideicomiso est\u00e1 especializado en el sector inmobiliario industrial y log\u00edstico, y Fibra Uno participar\u00e1 en \u00e9l como inversionista. A trav\u00e9s del reporte enviado a la Bolsa Mexicana de Valores (BMV),\u00a0correspondiente al segundo trimestre del a\u00f1o (2T25), Andr\u00e9 El-Mann, director, general FUNO, desatac\u00f3 que el objetivo es<strong> crear un joint venture<\/strong> para que ambos fideicomisos consoliden el<strong> portafolio industrial m\u00e1s grande del pa\u00eds<\/strong>.<\/p>\n<blockquote><p>\u201cAunque en esta primera etapa no est\u00e1 relacionado con Fibra Uno; nuestro objetivo en el corto plazo contin\u00faa siendo el crear un Joint Venture con Fibra NEXT para consolidar nuestros activos industriales y crear la fibra industrial m\u00e1s grande de M\u00e9xico. Estamos seguros de que este JV traer\u00e1 m\u00faltiples beneficios estrat\u00e9gicos, operativos y financieros para nuestra empresa; desde complementar capacidades, mejorar aprovechamiento de recursos, tener acceso a nuevos mercados, crear una sinergia que nos va a reafirmar muy pronto en el liderato absoluto del sector, entre otros, que esperamos compartirles pr\u00f3ximamente\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>Durante el lanzamiento de Fibra Next, ejecutivos de\u00a0<a href=\"https:\/\/funo.mx\/\" target=\"_blank\" rel=\"noopener\">Fibra Uno<\/a>\u00a0anunciaron que en las pr\u00f3ximas semanas realizar\u00e1n una contribuci\u00f3n de\u00a0<strong>m\u00e1s de 6 millones de m\u00b2<\/strong>\u00a0de propiedades industriales a la nueva fibra. Esta colaboraci\u00f3n continuar\u00e1 hasta integrar un total de\u00a0<strong>182 inmuebles provenientes de FUNO. <\/strong><\/p>\n<blockquote><p>\u201cFibra Next contar\u00e1 con el respaldo de Fibra Uno. FUNO asume un rol protag\u00f3nico como promotor de Fibra Next, respaldando este nuevo veh\u00edculo con su experiencia\u201d, se\u00f1al\u00f3 el fideicomiso.<\/p><\/blockquote>\n<p>Se proyecta que Fibra Next alcance un\u00a0<strong>\u00c1rea Bruta Rentable<\/strong>\u00a0(ABR) s<strong>uperior a los 22 millones de m\u00b2<\/strong>, lo que representar\u00eda el<strong>\u00a020% del portafolio industrial nacional<\/strong>. Adem\u00e1s, el nuevo fideicomiso se colocar\u00eda dentro del top 5 mundial de los portafolios m\u00e1s grandes.<\/p>\n<h2>\u00bfFUNO abandona el mercado industrial?<\/h2>\n<p>Durante la presentaci\u00f3n del nuevo fideicomiso, Gonzalo Robina, director general adjunto de FUNO y miembro propietario del Comit\u00e9 T\u00e9cnico de Fibra Next, aclar\u00f3 que este movimiento\u00a0<strong>no significa que Fibra Uno abandone el sector industrial<\/strong>.<\/p>\n<blockquote><p>\u201cFibra Uno no se sale del negocio industrial, no est\u00e1 vendiendo los activos ni deja de percibir del sector industrial. FUNO se asocia con Fibra Next\u201d, afirm\u00f3.<\/p><\/blockquote>\n<p>En conferencia de prensa, Jorge Pigeon, vicepresidente de Mercado de Capitales y Relaci\u00f3n con Inversionistas\u00a0de FUNO,\u00a0detall\u00f3 que <strong>Fibra Uno se convertir\u00e1 en coinversionista de Fibra Next. <\/strong><\/p>\n<blockquote><p>\u201cEs muy importante para la compa\u00f1\u00eda la creaci\u00f3n de Fibra Next y la posibilidad de llevar a cabo esta coinversi\u00f3n con ellos, sin desinvertir en el segmento industrial. Fibra Uno no se deshace de su portafolio industrial, simplemente vamos a coinvertir con Fibra Next\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>Asimismo, explic\u00f3, a trav\u00e9s de la divisi\u00f3n de los activos, FUNO podr\u00e1 de atender de manera m\u00e1s especializada las <strong>oportunidades del sector industrial y log\u00edstico<\/strong>.<\/p>\n<blockquote><p>\u201cLa idea es que Fibra Next sea quien se encargue de todas las inversiones y todo el aspecto del negocio de naves industriales y de inversi\u00f3n en segmento industrial. Fibra Uno no se desinvierte, es como si tuvi\u00e9ramos una subsidiaria p\u00fablica\u201d, se\u00f1al\u00f3.<\/p><\/blockquote>\n<p>Adem\u00e1s, destac\u00f3 que este movimiento tambi\u00e9n representa una oportunidad para que Fibra Uno se enfoque en atender a los otros segmentos inmobiliarios.<\/p>\n<blockquote><p>\u201cSi hay la oportunidad de invertir, comprar, desarrollar, algo, en el segmento industrial va a ser Fibra Next; ese es parte del compromiso con los inversionistas: todo lo industrial va all\u00e1. Y lo que sea oficinas, retail y otros segmentos se queda en Fibra Uno\u201d, apunt\u00f3.<\/p><\/blockquote>\n<p>Jorge Pigeon detall\u00f3 que, la creaci\u00f3n de Fibra Next y la coinversi\u00f3n con la nueva fibra busca dar <strong>mayor visibilidad al valor de los activos inmobiliarios<\/strong>. Actualmente, el valor de los certificados de FUNO vale alrededor de 27 pesos, el valor de los libros de los activos est\u00e1 cerca de los 50 pesos, con una valuaci\u00f3n de cap rate de 7.3, donde las <strong>propiedades industriales tienen el mayor peso. <\/strong><\/p>\n<blockquote><p>\u201cSignifica es que si t\u00fa pones en valor de lo que vale en libros el segmento industrial de Fibra Uno y tomas los 26 pesos por certificado, pr\u00e1cticamente el valor de los edificios de oficinas y de retail es pr\u00e1cticamente cero, y obviamente no es el caso, pueda tener una evaluaci\u00f3n diferente, pero no puede ser cero\u201d, precis\u00f3.<\/p><\/blockquote>\n<p>Por ello, el especialista indic\u00f3 que ser\u00e1 necesaria una <strong>revaluaci\u00f3n en el certificado de FUNO<\/strong>, para darle el valor correcto a los segmentos que continuar\u00e1 administrando.<\/p>\n<blockquote><p>\u201cDeber\u00eda de haber una cuesti\u00f3n de revaluaci\u00f3n en el certificado, simplemente porque la gente haga la suma de las partes: si la parte industrial vale \u2018x\u2019, la parte de oficinas no puede valer cero y la parte de retail no puede valer cero, tiene que valer algo y al hacer ese an\u00e1lisis, pues debe de haber una reevaluaci\u00f3n de los certificados de Fibra Uno\u201d, destac\u00f3.<\/p><\/blockquote>\n<p>Finalmente, se\u00f1al\u00f3 que ambos fideicomisos contemplan que el mercado no est\u00e1 dispuesto a invertir capital de la misma forma en todos los segmentos, por lo que, <strong>al dividir los activos, se les podr\u00e1 dar un mayor valor. \u00a0<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Ejecutivos de FUNO indicaron que Fibra Next ser\u00e1 el encargado de expandir el portafolio industrial<\/p>\n","protected":false},"author":88,"featured_media":156624,"comment_status":"open","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"om_disable_all_campaigns":false,"inline_featured_image":false,"_monsterinsights_skip_tracking":false,"_monsterinsights_sitenote_active":false,"_monsterinsights_sitenote_note":"","_monsterinsights_sitenote_category":0,"footnotes":""},"categories":[15],"tags":[23709,45,1763],"class_list":["post-156623","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-inmobiliario","tag-fibra-next","tag-fibra-uno","tag-funo"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.4 - https:\/\/yoast.com\/product\/yoast-seo-wordpress\/ -->\n<title>\u00bfSale FUNO del mercado industrial?
