{"id":156616,"date":"2025-07-25T13:44:00","date_gmt":"2025-07-25T19:44:00","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=156616"},"modified":"2025-07-25T13:44:00","modified_gmt":"2025-07-25T19:44:00","slug":"fibra-uno-ingresos-aumentan-2t25","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibra-uno-ingresos-aumentan-2t25\/","title":{"rendered":"Fibra Uno crece: ingresos aumentan 10.2% en el 2T25"},"content":{"rendered":"<p><em>El crecimiento de Fibra Uno se debe principalmente al aumento en los ingresos generados por el sector industrial <\/em><!--more--><\/p>\n<p>Durante el segundo trimestre del a\u00f1o (2T25), Fibra Uno (<a href=\"https:\/\/funo.mx\/\" target=\"_blank\" rel=\"noopener\">FUNO<\/a>) registr\u00f3 <strong>ingresos totales por 7,505 millones de pesos<\/strong> (mdp), lo que representa un <strong>incremento del 10.2%, <\/strong>en comparaci\u00f3n con el mismo periodo del a\u00f1o anterior.<\/p>\n<p>De acuerdo con el reporte enviado a la Bolsa Mexicana de Valores (BMV), este incremento fue impulsado principalmente por el <strong>crecimiento de ingresos del segmento industrial<\/strong>, que aumentaron 14.3 por ciento.<\/p>\n<p>Otro aspecto que contribuy\u00f3 al alza en los ingresos fue\u00a0la <strong>renovaci\u00f3n de contratos<\/strong> en este segmento, lo que le permiti\u00f3 <strong>incrementar las rentas\u00a0en 18.4%<\/strong> para contratos en pesos y en 12.3% para contratos en d\u00f3lares. Mientras que, en el retail, los incrementos son del orden del 9 por ciento.<\/p>\n<p>Mientas tanto, el <strong>Ingreso Operativo Neto<\/strong> (NOI) <strong>registr\u00f3 5,578.5 mdp,<\/strong> lo que registra un crecimiento del 9 por ciento.<\/p>\n<p>Al respecto, Gonzalo Robina, director general adjunto de Fibra Uno, destac\u00f3 que, a pesar de la estacionalidad de los ingresos variables y a la apreciaci\u00f3n del tipo de cambio, durante el 2T25, el <strong>modelo de negocio<\/strong> del fideicomiso es <strong>resiliente<\/strong>.<\/p>\n<blockquote><p>\u201cEstos resultados confirman la resiliencia de nuestro modelo de negocio y nuestra capacidad para generar flujos s\u00f3lidos en todos nuestros segmentos.
