En alcald\u00edas con registros de este <a href=\"https:\/\/centrourbano.com\/revista\/?s=gentrificacion\" target=\"_blank\" rel=\"noopener\">fen\u00f3meno<\/a>, como <strong>Cuauht\u00e9moc y Miguel Hidalgo<\/strong>, el costo de las <strong>rentas comerciales ha aumentado entre un 12<\/strong><strong>\u202f% y 18%<\/strong> entre 2023 y 2025.<\/p>\n<p>De acuerdo con datos de <a href=\"https:\/\/spot2.mx\/\" target=\"_blank\" rel=\"noopener\">Spot2.mx<\/a>, plataforma de inmuebles comerciales, estas zonas, presentan una alta demanda y vacancia m\u00ednima, lo que genera una <strong>alta competencia<\/strong> entre los negocios y un <strong>margen reducido para la expansi\u00f3n<\/strong>.<\/p>\n<p>Por ello, el portal registr\u00f3 un crecimiento en zonas comerciales emergentes. Jorge Sequeira, cofundador y COO de Spot2.mx, se\u00f1al\u00f3 que esta situaci\u00f3n es impulsada principalmente al <strong>diferencial de hasta el 40% en el precio <\/strong>de la renta y la disponibilidad de espacios.<\/p>\n<blockquote><p>\u201cVemos un cambio estructural en la l\u00f3gica de ocupaci\u00f3n comercial: la combinaci\u00f3n de conectividad, identidad barrial y precios todav\u00eda accesibles, est\u00e1 atrayendo nuevos giros y perfiles de inquilinos, lo que impulsa su valorizaci\u00f3n y transforma por completo la din\u00e1mica de estos barrios ante la casi nula disponibilidad de otros\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>Destac\u00f3 que estos factores impulsan una <strong>reconfiguraci\u00f3n en el mercado<\/strong>: locales tradicionales no logran mantenerse a flote y son reemplazados por propuestas como gastronom\u00eda de autor, galer\u00edas, mercados gourmet y espacios h\u00edbridos de experiencia urbana.<\/p>\n<blockquote><p>\u201cLa evoluci\u00f3n del retail obedece no s\u00f3lo a factores como costos y vacancias, sino a una transformaci\u00f3n m\u00e1s profunda en los patrones de consumo, inversi\u00f3n y apropiaci\u00f3n del espacio urbano, por lo que identificar barrios con dinamismo comercial se convierte en una necesidad para quienes buscan rentabilidad y permanencia en el mercado\u201d, se\u00f1al\u00f3.<\/p><\/blockquote>\n<h2>Gentrificaci\u00f3n en el comercio<\/h2>\n<p>Spot2.mx se\u00f1al\u00f3 que en colonias como <strong>Roma Norte, Condesa, Hip\u00f3dromo, Ju\u00e1rez y Polanco<\/strong> registran rentas comerciales entre los <strong>600 y hasta 1,200 pesos<\/strong> por metro cuadrado (MXN\/m\u00b2), con vacancias por debajo del 2%, lo que hace dificulta la entrada de conceptos de menor presupuesto o emprendimiento.<\/p>\n<p>En contraste, barrios emergentes como <strong>San Rafael<\/strong>, en la alcald\u00eda Cuauht\u00e9moc, comienzan a registrar incrementos en sus costos de renta. Actualmente, los precios oscilan entre los 500 y 700 MXN\/m\u00b2, con <strong>incrementos del 10% al 15%<\/strong> en los \u00faltimos dos a\u00f1os, vacancias de entre 4% y 8 por ciento. Colonias como <strong>Doctores y Santa Mar\u00eda la Ribera<\/strong>, mantienen costos accesibles, entre 300 y 500 MXN\/m\u00b2; no obstante, registran <strong>aumentos entre 12%<\/strong><strong> y 15%<\/strong> por ciento.<\/p>\n<p>En <strong>Miguel Hidalgo<\/strong>, la <strong>renta comercial ha subido entre un 12% y 18 por ciento<\/strong>. Escand\u00f3n alcanza rentas de 400 a 600\u202fMXN\/m\u00b2 y San Miguel Chapultepec con rangos de 500 y 800\u202fMXN\/m\u00b2.<\/p>\n<p>Finalmente, <strong>Benito Ju\u00e1rez<\/strong>, Narvarte y Portales muestran alzas de 10% y 15%, y de 8% y 12%, respectivamente, con costos promedio que oscilan entre <strong>200 y
