{"id":156563,"date":"2025-07-22T18:51:51","date_gmt":"2025-07-23T00:51:51","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=156563"},"modified":"2025-07-22T18:51:51","modified_gmt":"2025-07-23T00:51:51","slug":"oficinas-cdmx-vacancia","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-cdmx-vacancia\/","title":{"rendered":"Oficinas en CDMX registran vacancia m\u00e1s baja desde 2020"},"content":{"rendered":"<p><em>Al cierre del 1S2025, el mercado de oficinas capitalino report\u00f3 una absorci\u00f3n neta de 160,000 m<\/em><em>\u00b2, lo que significa un crecimiento anual de 164%<\/em><!--more--><\/p>\n<p>Seg\u00fan datos de <strong>CBRE M\u00e9xico<\/strong>, al cierre del primer semestre del a\u00f1o (1S2025), el <strong>mercado de oficinas de la Ciudad de M\u00e9xico<\/strong> registr\u00f3 una <strong>tasa de vacancia<\/strong> de 18.4%, lo que representa el dato m\u00e1s bajo en los \u00faltimos cinco a\u00f1os y una disminuci\u00f3n de 3.64% respecto al 1S2024.<\/p>\n<p>Con respecto al <strong>Centro de Negocios de la Ciudad de M\u00e9xico<\/strong> (<strong>CBD<\/strong>), conformado por los corredores Lomas Palmas, Reforma y Polanco, la firma indic\u00f3 que cerr\u00f3 el 1S2025 con una <strong>tasa de vacancia<\/strong> de 12.1%, es decir, 5% menos que en el mismo periodo de 2024.<\/p>\n<p>Los submercados que tuvieron las <strong>tasas de vacancia<\/strong> m\u00e1s bajas fueron <strong>Perif\u00e9rico<\/strong> <strong>Sur<\/strong>, <strong>Reforma<\/strong>, <strong>Polanco<\/strong>, <strong>Lomas Palmas<\/strong> e <strong>Insurgentes<\/strong>, con un rango de 8.7% a 13.5 por ciento.<\/p>\n<p>Por otro lado, durante los primeros seis meses del a\u00f1o, el mercado de oficinas capitalino report\u00f3 una <strong>absorci\u00f3n neta<\/strong> o espacios ocupados de 160,000 metros cuadrados (m\u00b2), es decir, un alza de 164% \u00a0frente al 1S2024.<\/p>\n<p>De este total, el 51% se concentr\u00f3 en el <strong>CBD<\/strong>, y el 85% se concentr\u00f3 principalmente en los submercados de: <strong>Polanco<\/strong> (38%), <strong>Insurgentes<\/strong> (16%), <strong>Santa Fe<\/strong> (16%) y <strong>Reforma<\/strong> (14%).<\/p>\n<p>En cuanto a la <strong>absorci\u00f3n bruta<\/strong> o espacios comercializados, el mercado capitalino alcanz\u00f3 una cifra acumulada de 283,000 m\u00b2, con una participaci\u00f3n de tres veces m\u00e1s en renovaciones y expansiones comparados con hace un a\u00f1o.<\/p>\n<p>Asimismo, en este 1S2025 del total de las operaciones, el 73% se concentr\u00f3 en tres principales submercados: <strong>Polanco<\/strong> (31.1%), <strong>Insurgentes<\/strong> (23.5%) y <strong>Reforma<\/strong> (18.0); y las principales transacciones de oficinas clase A y A+ superaron los 1,000 m\u00b2 en promedio de huella.<\/p>\n<p>Con respecto al <strong>inventario<\/strong>, al cierre del primer semestre, el mercado corporativo capitalino registr\u00f3 7.4 millones de m\u00b2 de espacios clase A y A+, y se incorporaron 11,000 m\u00b2 en el submercado <strong>Insurgentes<\/strong>, lo que signific\u00f3 un crecimiento de 0.1% anual.<\/p>\n<p>Finalmente, el indicador de <strong>construcci\u00f3n<\/strong> se mantuvo con un registro de 272,000 m\u00b2 distribuidos en <strong>nueve proyectos activos<\/strong>. De este total, el 64% pertenece a el CBD, y el 31% se encuentran ya pre-arrendados.<\/p>\n<p>Para el 2S2025 se proyecta la <strong>entrega de 174,000 m<\/strong><strong>\u00b2<\/strong> de nuevos espacios de oficina distribuidos en cinco edificios, donde el 57% pertenece al corredor Insurgentes y el 43% en los submercados de Polanco y Reforma.<\/p>\n<a
