{"id":156433,"date":"2025-07-15T19:10:49","date_gmt":"2025-07-16T01:10:49","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=156433"},"modified":"2025-07-15T19:10:49","modified_gmt":"2025-07-16T01:10:49","slug":"gentrificacion-problema-oferta-y-demanda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/gentrificacion-problema-oferta-y-demanda\/","title":{"rendered":"Gentrificaci\u00f3n, un problema de oferta y demanda: T\u00e9llez"},"content":{"rendered":"<p><em>T\u00e9llez destac\u00f3 que, debido al desajuste entre oferta y demanda, la gentrificaci\u00f3n es un problema que afecta a toda la CDMX<\/em><!--more--><\/p>\n<p>Ante la controversia generada por la <strong>gentrificaci\u00f3n <\/strong>y la constante duda sobre la causa de este fen\u00f3meno, Enrique T\u00e9llez, co-director de Desarrolladora Del Parque, se\u00f1al\u00f3 que se trata de la <strong>relaci\u00f3n entre la oferta y demanda de vivienda<\/strong> en la Ciudad de M\u00e9xico.<\/p>\n<p>Se\u00f1al\u00f3 que la gentrificaci\u00f3n se debe a que la gran demanda de vivienda no puede ser atendida por la oferta disponible, <strong>un problema que afecta a todos los segmentos <\/strong>y a la capital del pa\u00eds.<\/p>\n<blockquote><p>\u201cCuando hablamos de gentrificaci\u00f3n, tenemos que hablar de oferta y demanda. El problema que hoy tenemos en la Ciudad de M\u00e9xico es un problema de oferta, la falta de oferta de vivienda en todos los segmentos, porque no es exclusivo de la colonia Roma, la Ju\u00e1rez, Polanco, es en toda la ciudad. Hace una presi\u00f3n constante en los precios de compra y de renta\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>T\u00e9llez destac\u00f3 que, durante <strong>los \u00faltimos seis a\u00f1os, no se generaron los suficientes proyectos de vivienda, lo que, lejos de atender el d\u00e9ficit, le sum\u00f3 unidades<\/strong>. Atribuy\u00f3 esta situaci\u00f3n a la anterior pol\u00edtica federal, la pandemia y la falta de accesibilidad y agilidad de permisos y licencias para iniciar desarrollos.<\/p>\n<p>En ese sentido, destac\u00f3 que, para combatir la gentrificaci\u00f3n, es <strong>necesario construir vivienda<\/strong>; no obstante, esto debe estar acompa\u00f1ado de un <strong>panorama que propicie su edificaci\u00f3n, as\u00ed como su adquisici\u00f3n<\/strong>.<\/p>\n<blockquote><p>\u201cTenemos que salir a generar oferta, tenemos que generar procesos para que la obtenci\u00f3n de permisos y licencias sea muy \u00e1gil, y tenemos que generar esquemas que permitan acceder a la vivienda al mayor n\u00famero de personas posible. Yeso, en un mundo ideal, nos ayudar\u00eda a quitar la presi\u00f3n del mercado de vivienda que hoy le damos el t\u00edtulo de gentrificaci\u00f3n\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>Bajo este contexto, el costo de la vivienda ha ido en aumento, lo que ha provocado que la poca oferta disponible, no sea alcanzable para los compradores. Por ello, destac\u00f3 que la <strong>gentrificaci\u00f3n no solo se trata de un fen\u00f3meno de <a href=\"https:\/\/centrourbano.com\/revista\/?s=gentrificacion\" target=\"_blank\" rel=\"noopener\">desplazamiento demogr\u00e1fico<\/a><\/strong>.<\/p>\n<blockquote><p>\u201cDurante la pandemia, la ruptura de las cadenas de suministro hizo que hubiera un incremento muy importante en los costos de construcci\u00f3n, de m\u00e1s del 50% en menos de 2 a\u00f1os, sin embargo, los salarios no subieron esa misma proporci\u00f3n y entonces, eso hizo que la mayor\u00eda nos desperfil\u00e1ramos (\u2026) Pensamos que es gente que est\u00e1 tomando el lugar de otro, pero el gran tema es la falta de oferta en todos los segmentos\u201d,
