No obstante, cuenta con corredores m\u00e1s populares que otros.<\/p>\n<p>Este es el caso del <strong>corredor CTT<\/strong> (Cuautitl\u00e1n, Tultitl\u00e1n, Tepotzotl\u00e1n), que concentra el <strong>76% del inventario de la CDMX<\/strong>, de acuerdo con datos de <a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\">CBRE<\/a>. Adem\u00e1s, se ha posicionado como un <strong>hub log\u00edstico<\/strong> impulsado principalmente por el comercio electr\u00f3nico y la necesidad de eficiencia en las cadenas de suministro.<\/p>\n<p>La demanda actual de las empresas establecidas en el corredor CTT es diversa; sin embargo, el <strong>sector log\u00edstico representa cerca del 65%,<\/strong> seguido por la manufactura diversa con un 35 por ciento.<\/p>\n<p>CBRE se\u00f1al\u00f3 que la absorci\u00f3n bruta del CTT cerr\u00f3 el primer trimestre de 2025 (1T2025) con 198,000 metros cuadrados (m\u00b2), lo que equivale al 65% de la actividad en la CDMX, tendencia que se ha mantenido en periodos anteriores.<\/p>\n<p>Adem\u00e1s, esta zona ha registrado <strong>tasas de vacancia m\u00ednimas hist\u00f3ricas con un 0.3%<\/strong> en los \u00faltimos a\u00f1os, lo que equivale a 30,000 m\u00b2 disponibles. En cuesti\u00f3n de <strong>construcci\u00f3n<\/strong>, la ciudad registr\u00f3 508,000 m\u00b2 al cierre del 1T2025, de los cuales el <strong>75% se concentr\u00f3 en el CTT<\/strong>.<\/p>\n<p>Debido al dinamismo en la demanda y los proyectos en construcci\u00f3n, el corredor cuenta con una tendencia de prearrendamiento, por lo que el <strong>40% de los espacios que a\u00fan se est\u00e1n construyendo ya tienen inquilino<\/strong>. Este indicador sugiere que la vacancia se mantendr\u00e1 en niveles bajos en lo que resta del a\u00f1o.<\/p>\n<p>Francisco Mu\u00f1oz, vicepresidente Ejecutivo de Industrial y Log\u00edstica de<a href=\"https:\/\/centrourbano.com\/revista\/?s=cbre\" target=\"_blank\" rel=\"noopener\"> CBRE<\/a> M\u00e9xico, estima que el <strong>corredor CTT mantendr\u00e1 esta din\u00e1mica<\/strong>, impulsada por la necesidad de las empresas de ubicarse cerca de la capital del pa\u00eds.<\/p>\n<blockquote><p>\u201cEn CBRE creemos que el CTT seguir\u00e1 desde luego siendo un cluster significativo en la ciudad gracias a la oferta de edificios industriales con espacios que se adecuan a las necesidades de los diferentes tipos de inquilinos. Con una demanda s\u00f3lida y un pipeline en construcci\u00f3n y en proceso de planeaci\u00f3n fuerte esta zona se mantendr\u00e1 en un proceso de expansi\u00f3n\u201d,
