Esta situaci\u00f3n ha generado que los <strong>especialistas del sector act\u00faen con cautela. <\/strong><\/p>\n<p>En este contexto, <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> report\u00f3 que el mercado de oficinas nacional presenta un <strong>crecimiento limitado<\/strong> en comparaci\u00f3n con periodos anteriores a la pandemia por Covid-19. No obstante, el sector <strong>mantiene una demanda s\u00f3lida<\/strong>.<\/p>\n<p>Al cierre del segundo trimestre de 2025 (2T2025), el inventario de oficinas alcanz\u00f3 un total de 17.6 millones de metros cuadrados (m\u00b2), lo que representa un <strong>crecimiento anual de s\u00f3lo 200,000 m\u00b2<\/strong>, cuando en periodos <strong>prepandemia el incremento sol\u00eda superar el mill\u00f3n de metros.<\/strong><\/p>\n<p>Adem\u00e1s, al cierre de junio, las oficinas disponibles para ocupaci\u00f3n inmediata suman 3 millones de m\u00b2, lo que equivale a una<strong> tasa de vacancia del 16.9 por ciento<\/strong>. Los mercados con los <strong>mayores aumentos en vacancia fueron M\u00e9rida y Quer\u00e9taro<\/strong>, con 22,000 m\u00b2 y 16,000 m\u00b2, respectivamente.<\/p>\n<h2>Demanda estable en el inventario de oficinas<\/h2>\n<p>A pesar del bajo crecimiento del portafolio y del aumento en los espacios vacantes. Solili destac\u00f3 que, en el 2T2025, la <strong>demanda y arrendamiento<\/strong> de espacios <strong>se mantuvieron estables.<\/strong><\/p>\n<p>En el primer semestre del a\u00f1o, la <strong>demanda acumulada<\/strong> de oficinas alcanz\u00f3 los 382,000 m\u00b2, lo que representa s\u00f3lo una <strong>disminuci\u00f3n del 10%<\/strong>, en comparaci\u00f3n con el mismo periodo de 2024.<\/p>\n<p>Entre abril y junio, el <strong>arrendamiento de oficinas<\/strong> sum\u00f3 205,000 m\u00b2, un <strong>11% menos que en el mismo periodo de 2024<\/strong>. Sin embargo, esta cifra representa un incremento del 15% respecto a los primeros tres meses de este a\u00f1o.<\/p>\n<p>La consultora detall\u00f3 que la <strong>Ciudad de M\u00e9xico\u00a0concentr\u00f3 el 75% del total de inversiones<\/strong> en el mercado de oficinas, seguida por Guadalajara, con el 7% de los arrendamientos nacionales, y Monterrey, con el 6% del total.<\/p>\n<p>Adem\u00e1s, al cierre de junio de 2025, los precios de renta de oficinas se mantuvieron estables, con un <strong>promedio nacional<\/strong> de <strong>20.33 d\u00f3lares por metro cuadrado al mes<\/strong> (USD\/m\u00b2\/mes), un aumento de solo 18 centavos respecto a 2024.<\/p>\n<p><strong>Tijuana registr\u00f3 los costos m\u00e1s altos<\/strong> del pa\u00eds, con 22.20 USD\/m\u00b2\/mes. Por el contrario, <strong>Guanajuato ofreci\u00f3 los precios m\u00e1s competitivos<\/strong>, con rentas que se ubican 40 % por debajo del promedio
