{"id":156061,"date":"2025-07-01T13:51:39","date_gmt":"2025-07-01T19:51:39","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=156061"},"modified":"2025-07-01T13:51:39","modified_gmt":"2025-07-01T19:51:39","slug":"arrendamiento-industrial-cae-2t2025","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/arrendamiento-industrial-cae-2t2025\/","title":{"rendered":"Arrendamiento industrial cae a uno de sus niveles m\u00e1s bajos desde 2021"},"content":{"rendered":"<p><em>La consultora se\u00f1al\u00f3 que el sector muestra un desarrollo moderado, mientras que la vacancia aumenta, la construcci\u00f3n y el arrendamiento industrial registran una desaceleraci\u00f3n<\/em><!--more--><\/p>\n<p>Durante el segundo trimestre de 2025 (2T2025), el entorno econ\u00f3mico y pol\u00edtico global provoc\u00f3 que diversas empresas decidieran frenar o posponer sus planes de instalaci\u00f3n y expansi\u00f3n en M\u00e9xico. Esta cautela se reflej\u00f3 en una menor demanda de espacios industriales, lo que llev\u00f3 a una ca\u00edda en los niveles de arrendamiento en la mayor\u00eda de los mercados del pa\u00eds, en comparaci\u00f3n con periodos anteriores.<\/p>\n<p>De acuerdo con datos de <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a>, el <strong>arrendamiento industrial<\/strong> durante el 2T2025 alcanz\u00f3 los 937,000 metros cuadrados (m\u00b2), lo que representa una <strong>ca\u00edda del 28%<\/strong> en comparaci\u00f3n con el trimestre anterior y 37% menor al mismo periodo del a\u00f1o pasado. Esta cifra se ubica entre las m\u00e1s bajas registradas desde 2021.<\/p>\n<p>Como resultado, el trimestre cerr\u00f3 con casi <strong>4.3 millones de m\u00b2 vacantes<\/strong>, es decir, un incremento de 1.6 millones de m\u00b2, en relaci\u00f3n con el mismo periodo de 2024. Los mercados que reportaron los mayores aumentos anuales en vacancia fueron Monterrey, Tijuana, Ciudad Ju\u00e1rez y San Luis Potos\u00ed. En contraste, <strong><a href=\"https:\/\/centrourbano.com\/revista\/?s=guanajuato\" target=\"_blank\" rel=\"noopener\">Guanajuato<\/a> fue el \u00fanico mercado a nivel nacional<\/strong> que registr\u00f3 una <strong>reducci\u00f3n en sus metros cuadrados disponibles<\/strong> para renta o venta.<\/p>\n<p>As\u00ed, <strong>la tasa de vacancia nacional cerr\u00f3 4%,<\/strong> lo que representa un incremento trimestral de 70 puntos base y un alza de 140 puntos base respecto al segundo trimestre de 2024. Aunque la mayor\u00eda de los mercados a\u00fan muestra tasas saludables, algunas plazas como Mexicali, Reynosa, Ciudad Ju\u00e1rez, Tijuana y Monterrey comenzaron a destacar al cerrar con niveles superiores al 5 por ciento.<\/p>\n<p>La consultora tambi\u00e9n inform\u00f3 que la <strong>construcci\u00f3n industrial mostr\u00f3 una tendencia a la baja<\/strong>. Al cierre del primer semestre del a\u00f1o, se contabilizaron 4.8 millones de m\u00b2 en desarrollo, lo que implica una<strong> reducci\u00f3n de aproximadamente 700,000 m\u00b2<\/strong> respecto tanto al trimestre anterior como al 2T2024. Esta ca\u00edda se atribuye a la prudencia de los desarrolladores, quienes han optado por no iniciar nuevos proyectos en mercados donde la demanda o la vacancia no justifican nuevas inversiones.<\/p>\n<p>A pesar de estos indicadores podr\u00edan ocasionar una ca\u00edda en los precios de renta industrial, <strong>las tarifas se han mantenido estables e incluso han registrado ligeros incrementos<\/strong> a nivel nacional. Solili atribuye este efecto a la inflaci\u00f3n, especialmente a la que persiste en los materiales para la construcci\u00f3n.<\/p>\n<p>En ese sentido, al cierre de junio 2025, el <strong>precio promedio de renta<\/strong> de naves industriales en M\u00e9xico fue de<strong> 7.16 d\u00f3lares por m\u00b2 al mes <\/strong>(USD\/m\u00b2\/mes), un incremento de 15 centavos de d\u00f3lar respecto al trimestre anterior y 36 centavos respecto al mismo periodo del a\u00f1o pasado.<\/p>\n<p>La <strong>Ciudad de M\u00e9xico contin\u00faa siendo el mercado con el precio m\u00e1s alto<\/strong> del pa\u00eds, al registrar 9.47 USD\/m\u00b2\/mes. En contraste, los precios m\u00e1s bajos se observan en la regi\u00f3n del Baj\u00edo, con costos que oscilan entre 5.00 y 5.50 USD\/m\u00b2\/mes.<\/p>\n<p>Respecto al panorama, la empresa destac\u00f3 que el <strong>sector industrial mexicano se encuentra en un periodo de ajuste<\/strong>, en el cual, el contexto econ\u00f3mico global podr\u00eda influir significativamente en sus indicadores para el cierre del a\u00f1o.<\/p>\n<blockquote><p>\u201cDe cara a la segunda mitad de 2025, consideramos que el mercado inmobiliario industrial mexicano atraviesa por un periodo de ajuste. Si bien los factores macroecon\u00f3micos y las din\u00e1micas globales seguir\u00e1n influyendo, la capacidad de respuesta interna del pa\u00eds ser\u00e1 fundamental para superar los retos que deja
