{"id":155974,"date":"2025-06-24T12:33:37","date_gmt":"2025-06-24T18:33:37","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=155974"},"modified":"2025-06-24T12:53:44","modified_gmt":"2025-06-24T18:53:44","slug":"funo-deuda-sostenible","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/funo-deuda-sostenible\/","title":{"rendered":"FUNO apuesta por una deuda 100% sostenible"},"content":{"rendered":"<p><em>FUNO busca que el 100% de su nueva deuda adquirida sea sostenible o vinculada a la sostenibilidad <\/em><!--more--><\/p>\n<p>Durante la presentaci\u00f3n del <strong>Reporte de Sostenibilidad<\/strong> correspondiente al 2024,\u00a0directivos de <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/certificacion-sustentable-reduce-costo-mantenimiento-funo\/\" target=\"_blank\" rel=\"noopener\"><strong>Fibra Uno<\/strong><\/a> (FUNO) anunciaron los avances y estrategias que implementan para lograr un avance sostenible en sus operaciones, desde su portafolio hasta su deuda.<\/p>\n<p>Jorge Pigeon, vicepresidente de Mercados de Capital y Relaci\u00f3n con Inversionistas, inform\u00f3 que el fideicomiso se encuentra trabajando para lograr que el 100% de su deuda cuente con un enfoque sostenible.<\/p>\n<blockquote><p>\u201cTomamos el compromiso hace algunos a\u00f1os de que el 100% de nuestro financiamiento va a ser etiquetado, y por etiquetado puede ser un bono verde, un bono sostenible, un bono vinculado a la sostenibilidad, bono social, etc. B\u00e1sicamente el mensaje es que est\u00e9n alineados a estos conceptos de sostenibilidad\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>Destac\u00f3 que esto se debe a que, con el paso del tiempo y el contexto ambiental, la sostenibilidad se ha convertido en un aspecto estrat\u00e9gico clave para las empresas. Por ello, el modelo de negocio de FUNO busca adaptarse a las tendencias y fortalezas del mercado.<\/p>\n<blockquote><p>\u201cLa sostenibilidad se ha venido transformando en algo que es fundamental para muchos de nuestros inversionistas (&#8230;) La colocaci\u00f3n de nuestros bonos verdes refleja que el mercado reconoce y respalda nuestra estrategia, adem\u00e1s de consolidarnos como referentes en inversi\u00f3n sostenible\u201d, afirm\u00f3.<\/p><\/blockquote>\n<p>Pigeon detall\u00f3 que, como parte de esta estrategia, el fideicomiso buscar\u00e1 que su nueva deuda sea sostenible o vinculada a la sostenibilidad, adem\u00e1s de que ir\u00e1 <strong>remplazando los bonos actuales<\/strong> conforme vayan terminando sus plazos.<\/p>\n<p>Por ejemplo, en 2023, <strong>FUNO refinanci\u00f3 un bono verde que venc\u00eda en 2024.<\/strong> El nuevo t\u00e9rmino es en 2034 y por un monto de 600 millones de d\u00f3lares (mdd). Igualmente, a principios de 2024, <strong>refinanciaron una deuda por 800 mdd que venc\u00eda en enero de 2026<\/strong>, dividida en dos bonos: uno a siete a\u00f1os, con t\u00e9rmino en 2032 por 500 mdd, y el otro a 12 a\u00f1os, con t\u00e9rmino en 2037, por 300 mdd. <strong>Ambos est\u00e1n vinculados a la sostenibilidad,<\/strong> con m\u00e1s de 2.5 veces la demanda del monto que se estaba colocando en ambos casos.<\/p>\n<blockquote><p>\u201cLo que estamos haciendo es renovar todos estos financiamientos y con el compromiso, estando vinculados a la sostenibilidad. Creo que somos de las pocas compa\u00f1\u00edas en M\u00e9xico y de las pocas en el mundo, por lo que nos dicen nuestros propios inversionistas, que tenemos estos est\u00e1ndares y que alcanzamos a estar en los portafolios m\u00e1s exigentes en cuanto a las m\u00e9tricas que debes de cumplir\u201d, resalt\u00f3<\/p><\/blockquote>\n<p>Adem\u00e1s, el directivo destac\u00f3 que, a principios de este a\u00f1o, <strong>colocaron exitosamente 2,700 millones de pesos<\/strong> (mdp) a trav\u00e9s de un <strong>bono vinculado a la sostenibilidad<\/strong>.<\/p>\n<blockquote><p>\u201cTambi\u00e9n en este a\u00f1o, hace poco m\u00e1s de un mes, colocamos 2,700 mdp en un bono vinculado a la sostenibilidad. Este es en dos tramos: uno flotante a tres a\u00f1os y otro a tasa fija a siete a\u00f1os\u201d, detall\u00f3.<\/p><\/blockquote>\n<p>Finalmente, Jorge Pigeon destac\u00f3 que la <strong>deuda verde va m\u00e1s all\u00e1 de la colocaci\u00f3n<\/strong>, ya que requiere una estrategia completa, para poder respetar e impulsar los criterios ASG\u00a0(Ambientales, Sociales y de Gobernanza).<\/p>\n<blockquote><p>\u201cNos trae como beneficio ser un buen ciudadano corporativo, por as\u00ed decirlo. Cumplimos no nada m\u00e1s con la aparte de generar valor para nuestros inversionistas, sino que vamos un paso m\u00e1s all\u00e1 y cuidamos al medio ambiente, cuidamos aspectos sociales y cuidamos muchas otras cuestiones que, a final de cuentas, hacen que nuestros edificios puedan adquirir certificaciones sustentables\u201d,
