Sin embargo, cuenta con una inversi\u00f3n de 88 mdd en puerta <\/em><!--more--><\/p>\n<p>El inicio de 2025 estuvo marcado la expectativa arancelaria y los roces comerciales entre Estados Unidos y M\u00e9xico, situaci\u00f3n que ha generado <strong>una disminuci\u00f3n en diversos indicadores del sector inmobiliario<\/strong> industrial.<\/p>\n<p>Durante el primer trimestre del a\u00f1o (1T2025), este panorama impacto a mercados como <strong>Tijuana<\/strong>, que registr\u00f3 una <strong>tasa de disponibilidad de 5.9%,<\/strong> en comparaci\u00f3n con el mismo periodo de 2023 que report\u00f3 1.5%, de acuerdo con datos de Newmark.<\/p>\n<p>La consultora tambi\u00e9n report\u00f3 una <strong>contracci\u00f3n en la absorci\u00f3n <\/strong>de espacios industriales en la ciudad. La actividad bruta alcanz\u00f3 los <strong>20,651 metros cuadrados <\/strong>(m\u00b2), cifra inferior a los 42,091 m\u00b2 registrados en el \u00faltimo trimestre de 2024.<\/p>\n<p>Mientras que, la <strong>absorci\u00f3n neta mostr\u00f3 un comportamiento negativo<\/strong>, con -51,809 m\u00b2, en contraste con los 17,353 m\u00b2 positivos del trimestre anterior y los 10,249 m\u00b2 del 1T2024.<\/p>\n<p><a href=\"https:\/\/newmark.mx\/\" target=\"_blank\" rel=\"noopener\">Newmark<\/a> tambi\u00e9n indic\u00f3 que, debido al aumento en la tasa de disponibilidad, el precio del arrendamiento se ubic\u00f3 por debajo dejo de los 8.5 d\u00f3lares por metro cuadrado al mes (USD\/m\u00b2\/mes), costo ue se ha mantenido estable durante los \u00faltimos trimestres.<\/p>\n<p>A pesar de este contexto, SiiLA inform\u00f3 que Tijuana cuenta con una inversi\u00f3n conjunta por 88 millones de d\u00f3lares (mdd) en puerta, proveniente de Fibra Macquarie y Grupo Frisa. Los fondos ser\u00e1n destinados a la construcci\u00f3n de cuatro naves de clase A, con un \u00e1rea bruta rentable (ABR) total de casi 70,000 m\u00b2.<\/p>\n<h2>Tijuana, \u00bfen condiciones de recibir inversi\u00f3n?<\/h2>\n<p>SiiLA destac\u00f3 que Tijuana presenta el incremento en la disponibilidad m\u00e1s significativo de los \u00faltimos cinco a\u00f1os. Adem\u00e1s, la <strong>absorci\u00f3n neta negativa no se hab\u00eda registrado en el mercado desde finales de 2020.<\/strong><\/p>\n<p>En ese sentido, la consultora se\u00f1al\u00f3 que el proyecto de Fibra Macquarie y <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/grupo-frisa-parque-industrial-jalisco\/\" target=\"_blank\" rel=\"noopener\">Grupo Frisa<\/a> <strong>refleja la confianza de los inversionistas en el potencial del sector inmobiliario<\/strong> industrial, en particular en esta ciudad fronteriza.<\/p>\n<p>De acuerdo con SiiLA, Fibra Macquarie espera obtener un rendimiento de entre 9% y 11% en su desarrollo en Tijuana. Esta estimaci\u00f3n se basa en dos razones principales: primero, porque Tijuana es una ciudad muy importante dentro de su portafolio, ya que ah\u00ed se concentra el 10% de sus propiedades industriales; y segundo, porque ya tienen equipos locales trabajando en arrendamiento, construcci\u00f3n y administraci\u00f3n, lo que les ayuda a operar de forma m\u00e1s eficiente y a reducir costos.<\/p>\n<p>Adem\u00e1s, el tama\u00f1o del proyecto confirma que no se trata de una inversi\u00f3n temporal. Ya que cerca del 12% del crecimiento proyectado por el fideicomiso se ubica en Tijuana, lo que representa aproximadamente 79,000 metros cuadrados de nuevos espacios industriales.<\/p>\n<p>Por ello, SiiLA concluye que, <strong>pese a la contracci\u00f3n actual del mercado, Tijuana seguir\u00e1 siendo un punto clave <\/strong>para el desarrollo industrial, gracias a factores como su ubicaci\u00f3n estrat\u00e9gica, mano de obra calificada y costos competitivos.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El mercado industrial de Tijuana ha mostrado una contracci\u00f3n.
