{"id":15574,"date":"2015-02-20T12:43:30","date_gmt":"2015-02-20T18:43:30","guid":{"rendered":"http:\/\/centrourbano.com\/?p=15574"},"modified":"2015-02-20T12:43:30","modified_gmt":"2015-02-20T18:43:30","slug":"fibra-hotel-cierra-2014-sin-deuda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibra-hotel-cierra-2014-sin-deuda\/","title":{"rendered":"Fibra Hotel cierra 2014 sin deuda"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>El primer fideicomiso de inversi\u00f3n en bienes ra\u00edces especializado en hoteles en M\u00e9xico, Fibra Hotel (Cotizaci\u00f3n en Bolsa Mexicana de Valores como FIHO 12) anunci\u00f3 su nivel de endeudamiento e \u00edndice de cobertura de servicios para el tercer trimestre de 2014<\/em><\/p>\n<p><!--more--><\/p>\n<p>La fibra cerr\u00f3 2014 sin deuda y con una posici\u00f3n de efectivo de 2,092 millones de pesos. Por lo que el nivel de endeudamiento no aplica para la Fibra Hotel. Cabe mencionar que el contrato de \u00a0Fideicomiso de Fibra Hotel estipula que el nivel de apalancamiento no puede exceder el 40%, mientras que la nueva regulaci\u00f3n aplicable a las Fibras indica que el indicador no puede ser\u00a0mayor a 50 por ciento.<\/p>\n<p>En cuanto al \u00cdndice de cobertura de servicio de la deuda debe ser mayor a 1.0x. Para Fibra Hotel, los compromisos corresponden a servicio de la deuda (principal e intereses); gastos de capital (Capex de mantenimiento de los hoteles); y gastos de desarrollos no discrecionales (proyectos en desarrollo anunciados).<\/p>\n<p>La fibra aclar\u00f3 que los recursos disponibles corresponden a efectivo y equivalentes de efectivo; \u00a0IVA por recuperar; \u00a0utilidad operativa despu\u00e9s de pago de la distribuci\u00f3n (incluyendo depreciaci\u00f3n e\u00a0ingresos financieros); y l\u00edneas de cr\u00e9dito disponibles.<\/p>\n<p>Al 31 de diciembre de 2014, el \u00edndice de cobertura de servicio de la deuda de Fibra Hotel es de 2.9x, y las m\u00e9tricas para su c\u00e1lculo son las siguientes; \u00a0en compromisos, servicio de la deuda: no aplica (Fibra Hotel no tiene deuda); estimado de gastos de capital (capex de mantenimiento) en 168 millones de pesos; \u00a0millones y estimado de gastos de desarrollos no discrecionales: 1,378 millones de pesos.<\/p>\n<p>Asimismo la fibra aclar\u00f3 que sus recursos disponibles en efectivo y equivalentes de efectivo (excluyendo efectivo restringido) ascendieron a 2,050 millones de pesos, donde el IVA por recuperar es de 234 millones de pesos; el estimado de utilidad operativa despu\u00e9s de pago de la distribuci\u00f3n (incluyendo \u00a0depreciaci\u00f3n e ingresos financieros) fue de 168 millones de pesos; las l\u00edneas de cr\u00e9dito disponibles no dispuestas fueron por un monto de \u00a02,000 millones de pesos.<\/p>\n<p>Respecto a distribuci\u00f3n, Fibra Hotel tiene como pol\u00edtica de pagar, trimestralmente, la totalidad del Flujo de Efectivo Operativo Ajustado, correspondiendo a utilidad operativa, depreciaci\u00f3n, ingresos no operativos y resultado integral de financiamiento, resultaron positivos. En cuanto a los rubros de impuesto a nivel de Fibra Hotelera SC sobre alimentos y bebidas, as\u00ed como el Capex de mantenimiento, mostraron n\u00fameros negativos.<\/p>\n<p>Fibra Hotel es un fideicomiso mexicano creado principalmente para desarrollar, adquirir, poseer y operar hoteles orientados a viajeros de negocios en los segmentos de servicios limitados, servicios selectos, servicios completos y estancia prolongada.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
