{"id":155561,"date":"2025-06-04T17:11:53","date_gmt":"2025-06-04T23:11:53","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=155561"},"modified":"2025-06-04T18:31:18","modified_gmt":"2025-06-05T00:31:18","slug":"demanda-de-oficinas-nivel-nacional","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-de-oficinas-nivel-nacional\/","title":{"rendered":"Demanda de oficinas registra 129,000 m\u00b2 a nivel nacional"},"content":{"rendered":"<p><em>La consultora se\u00f1al\u00f3 que el precio promedio nacional de renta de oficinas se ubic\u00f3 en 20.37 USD\/m\u00b2\/mes<\/em><!--more--><\/p>\n<p>De acuerdo con informaci\u00f3n de<a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\"> Solili<\/a>, durante los meses de abril y mayo, el mercado de oficinas en M\u00e9xico registr\u00f3 una <strong>demanda acumulada de 129,000 metros cuadrados<\/strong> (m\u00b2), manteniendo niveles similares a los reportados en el mismo periodo de 2024.<\/p>\n<p><strong>La demanda<\/strong> de espacios corporativos se concentr\u00f3 en <strong>tres\u00a0ciudades del pa\u00eds: <\/strong>la Ciudad de M\u00e9xico con el 72% de la absorci\u00f3n, Guadalajara con el 9% y <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-de-oficinas-leon\/\" target=\"_blank\" rel=\"noopener\">Le\u00f3n, Guanajuato<\/a> con 6% del total.<\/p>\n<p>En este mismo bimestre, la <strong>desocupaci\u00f3n de oficinas alcanz\u00f3 los 77,000 m\u00b2,<\/strong> lo que representa una disminuci\u00f3n del 10 % respecto a los 85,000 m\u00b2 registrados en abril-mayo del a\u00f1o anterior.<\/p>\n<p>En ese sentido, tres ciudades presentaron la mayor superficie liberada: la <strong>CDMX concentr\u00f3 el 91% del total de las desocupaciones<\/strong>, seguida por Monterrey y Puebla, con un 5% y 3%, respectivamente.<\/p>\n<p>Durante el inicio del a\u00f1o, las tensiones comerciales del pa\u00eds y la expectativa arancelaria han generado <strong>cautela entre inversionistas y empresas,<\/strong> lo que ha limitado el inicio de nuevos proyectos.<\/p>\n<p>Al cierre de mayo, la construcci\u00f3n de oficinas cerr\u00f3 con 1.2 millones de en proceso. <strong>\u00danicamente Guadalajara report\u00f3 nuevos desarrollos<\/strong>, con el inicio de edificaci\u00f3n de 3,600 m\u00b2, lo que representa un incremento, ya que el a\u00f1o pasado contaba con el inicio de construcci\u00f3n de 2,000 m\u00b2.<\/p>\n<p>Adem\u00e1s, <strong>ninguno de los mercados de oficinas en M\u00e9xico incorpor\u00f3 nueva oferta<\/strong> durante estos meses. Por el contrario, Solili tiene registrados 3 millones de m\u00b2 que se encuentran disponibles para ocupaci\u00f3n inmediata.<\/p>\n<p>Finalmente, la consultora se\u00f1al\u00f3 que el <strong>precio promedio de renta de oficinas<\/strong> en el pa\u00eds se ubic\u00f3 en <strong>20.37 d\u00f3lares<\/strong> por metro cuadrado\u00a0al mes (USD\/m\u00b2\/mes). Las ciudades con los precios m\u00e1s elevados fueron Tijuana con 21.40 d\u00f3lares, seguido por la\u00a0Ciudad de M\u00e9xico y M\u00e9rida con 21.20 y 19.32 USD\/m\u00b2\/mes
