{"id":155530,"date":"2025-06-03T15:03:30","date_gmt":"2025-06-03T21:03:30","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=155530"},"modified":"2025-06-03T15:03:30","modified_gmt":"2025-06-03T21:03:30","slug":"entregas-industrial-guadalajara","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/entregas-industrial-guadalajara\/","title":{"rendered":"Nuevas entregas impulsan demanda industrial en Guadalajara"},"content":{"rendered":"<p><em>Al cierre del 1T2025, se registraron 50,700 m<\/em><em>\u00b2<\/em><em> de nueva demanda en la ZM de Guadalajara, lo cual es 12,200 m<\/em><em>\u00b2<\/em><em> m\u00e1s que en el 1T2024<\/em><!--more--><\/p>\n<p>Seg\u00fan datos de <strong>CBRE M\u00e9xico<\/strong>, durante el primer trimestre del a\u00f1o (1T2025), la <strong>absorci\u00f3n bruta de espacio industrial<\/strong> clase A en la <strong>Zona Metropolitana de Guadalajara <\/strong>acumul\u00f3 83,000 metros cuadrados (m\u00b2), cifra que se mantiene superior a niveles prepandemia.<\/p>\n<p>En tanto, la <strong>absorci\u00f3n neta<\/strong> alcanz\u00f3 m\u00e1s de 50,700 m\u00b2 en el 1T2025, lo cual fue superior a los 38,500 m\u00b2 que se registraron en el mismo periodo del a\u00f1o anterior.<\/p>\n<p>Adem\u00e1s, la firma indic\u00f3 que este indicador continuar\u00e1 con su dinamismo durante el a\u00f1o, debido a la <strong>entrega de nuevos proyectos<\/strong> que impulsar\u00e1n a la absorci\u00f3n de espacio industrial en <strong>Guadalajara<\/strong>.<\/p>\n<p>De acuerdo con <strong>CBRE<\/strong>, al cierre del 1T2025, se registraron 50,700 m\u00b2 de <strong>nueva demanda<\/strong> en la ZM de Guadalajara, superficie que se coloca 12,200 m\u00b2 por encima de lo reportado en el 1T2024.<\/p>\n<p>Asimismo, durante los primeros meses de 2025, las transacciones de mayor superficie fueron en edificios de <strong>nueva oferta<\/strong> o que se incorporaron a finales del 2024. Y gran parte de la <strong>absorci\u00f3n bruta<\/strong> fue por parte de empresas pertenecientes a los sectores automotriz, tecnolog\u00eda, retail, tercerizaci\u00f3n de log\u00edstica, agricultura, entre otros.<\/p>\n<p>Por otro lado, la <strong>tasa de vacancia<\/strong> en el mercado industrial de la ZM de Guadalajara cerr\u00f3 el 1T2025 en 3.4%, cifra que se traduce en m\u00e1s de 174,000 m\u00b2 vacantes. Si bien este indicador se mantiene por debajo de los \u00edndices de 2019, mostr\u00f3 una tendencia al alza, impulsada por el ingreso de <strong>nueva oferta vacante<\/strong> (80,000 m\u00b2) y algunos espacios que regresaron al mercado por <strong>desocupaci\u00f3n<\/strong>, <strong>t\u00e9rmino de contrato<\/strong> o <strong>reducci\u00f3n<\/strong> (23,500 m\u00b2).<\/p>\n<p>Con respecto al <strong>nuevo inventario<\/strong>, <strong>CBRE<\/strong> destac\u00f3 que durante el periodo ingresaron cerca de 143,600 m\u00b2 al mercado tapat\u00edo, de los cuales el 88% (127,600 m\u00b2) se incorpor\u00f3 en el submercado <strong>El Salto<\/strong>; y el resto de la nueva oferta se incorpor\u00f3 en <strong>Perif\u00e9rico Sur<\/strong> (4,000 m\u00b2) y <strong>Acatl\u00e1n<\/strong> (4,000 m\u00b2).<\/p>\n<p>Adicionalmente, al cierre del trimestre se registraron m\u00e1s de 32,000 m\u00b2 que se encuentran en el <strong>pipeline de construcci\u00f3n<\/strong> para ingresar en el segundo trimestre del 2025.<\/p>\n<p>Finalmente, <strong>CBRE<\/strong> indic\u00f3 que el submercado de <strong>El Salto<\/strong> alcanz\u00f3 m\u00e1s de 168,000 m\u00b2 en construcci\u00f3n al cierre del 1T2025, de los cuales 20,000 m\u00b2 iniciaron construcci\u00f3n en el mismo trimestre.<\/p>\n<p>Se estima que durante el 2T2025 inicie la construcci\u00f3n de m\u00e1s de 70,000 m\u00b2 de proyectos especulativos en la ZM de Guadalajara.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-12-1.png\"
