{"id":155398,"date":"2025-05-28T15:37:10","date_gmt":"2025-05-28T21:37:10","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=155398"},"modified":"2025-05-28T15:37:10","modified_gmt":"2025-05-28T21:37:10","slug":"absorcion-industrial-mty-prepandemia","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/absorcion-industrial-mty-prepandemia\/","title":{"rendered":"Absorci\u00f3n de espacio industrial en Mty alcanza niveles prepandemia"},"content":{"rendered":"<p><em>Durante el 1T2025 se desocuparon 191,000 m<\/em><em>\u00b2<\/em><em> de espacio industrial en Monterrey, principalmente en el submercado de Santa Catarina<\/em><!--more--><\/p>\n<p>Seg\u00fan datos de <strong>CBRE M\u00e9xico<\/strong>, durante el primer trimestre del a\u00f1o (1T2025), la <strong>actividad industrial en Monterrey<\/strong> y su \u00e1rea metropolitana present\u00f3 indicadores sanos.<\/p>\n<p>Al finalizar el periodo, la <strong>absorci\u00f3n <\/strong><strong>bruta<\/strong>, o espacios comercializados, alcanz\u00f3 los 222,000 metros cuadrados (m\u00b2), lo cual representa un retorno a la normalidad previo a la pandemia.<\/p>\n<p>La firma destac\u00f3 que, al cierre del 1T2025, la <strong>comercializaci\u00f3n de espacio industrial<\/strong> en Monterrey super\u00f3 en 210.2% al del de 1T2019 y en 23.4% a la reportada en el 1T2020, a\u00f1os previos al impulso que tuvo el mercado debido a la firma del T-MEC, el crecimiento del e-commerce, los ajustes en las cadenas de suministro y el impacto del nearshoring.<\/p>\n<p>De igual manera, la <strong>absorci\u00f3n neta<\/strong> cerr\u00f3 el 1T2025 en niveles saludables y por encima de lo registrado en la prepandemia, con 131,000 m\u00b2, lo cual es 64.8% superior a lo registrado en el 1T2019, impulsada principalmente por la entrega de propiedades prearrendadas.<\/p>\n<p>Cabe mencionar que el sector de la <strong>manufactura diversa<\/strong> continu\u00f3 como el principal impulsor de la demanda industrial en Monterrey al finalizar el 1T2025, con el 67% de la actividad de mercado acumulada; mientras que la <strong>log\u00edstica &amp; transporte<\/strong> se mantuvo como el segundo sector m\u00e1s activo, con m\u00e1s de 30,000 m\u00b2 comercializados, lo que representa el 16% de la demanda total.<\/p>\n<p>Por otro lado, durante los primeros meses del a\u00f1o se <strong>desocuparon<\/strong> cerca de 191,000 m\u00b2 de espacio industrial en la capital neoleonesa, principalmente en el submercado de <strong>Santa Catarina<\/strong>, que concentr\u00f3 el 75% de estas desocupaciones.<\/p>\n<p>De esta manera, la <strong>tasa de vacancia<\/strong> de la ciudad se ubic\u00f3 en 5.1%, un crecimiento acelerado en relaci\u00f3n con el 1T2024 en donde se registr\u00f3 un 1.4 por ciento.<\/p>\n<p>Con respecto al inventario, <strong>CBRE<\/strong> indic\u00f3 que, al cierre del 1T2025 se reportaron 16.4 millones de m\u00b2 de <strong>espacio existente<\/strong>, lo que representa un crecimiento anual del 10.9 por ciento.<\/p>\n<p>Durante los primeros meses del 2025, la <strong>nueva oferta<\/strong> sum\u00f3 casi 330,000 m\u00b2, en donde el 60% se incorpor\u00f3 al inventario pre-arrendado. Cienega fue el submercado con el mayor crecimiento trimestral, sumando 104,000 m\u00b2 al inventario.<\/p>\n<p>En tanto, los <strong>inicios de construcci\u00f3n<\/strong> alcanzaron los 401,000 m\u00b2, de los cuales el 76% se encuentra disponible. Esta cifra mantiene la actividad de construcci\u00f3n sobre los 1.1 millones de m\u00b2 y en sus m\u00e1ximos hist\u00f3ricos.<\/p>\n<p>\u201cSe espera que la visi\u00f3n a largo plazo de las empresas, el mercado interno en M\u00e9xico y el entendimiento de las nuevas pol\u00edticas de comercio internacional a lo largo del a\u00f1o mantendr\u00e1n el dinamismo del mercado industrial en Monterrey en 2025\u201d, concluy\u00f3 <strong>CBRE<\/strong>.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-11-1.png\" target=\"_blank\" rel=\"noopener\"><img
