{"id":155370,"date":"2025-05-27T18:55:58","date_gmt":"2025-05-28T00:55:58","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=155370"},"modified":"2025-05-27T18:55:58","modified_gmt":"2025-05-28T00:55:58","slug":"sector-industrial-pausa-estabilizacion","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/sector-industrial-pausa-estabilizacion\/","title":{"rendered":"Sector industrial: \u00bfpausa temporal o estabilizaci\u00f3n?"},"content":{"rendered":"<p data-start=\"579\" data-end=\"716\"><em>El sector industrial enfrenta una desaceleraci\u00f3n en nuevos proyectos, mientras mantiene altos niveles de ocupaci\u00f3n y precios al alza<\/em><!--more--><\/p>\n<p>Ante la incertidumbre arancelaria y comercial entre M\u00e9xico y Estados Unidos, diversos <strong>inversionistas<\/strong> han adoptado una <strong>postura m\u00e1s cautelosa<\/strong> al desarrollar y rentar nuevos proyectos, situaci\u00f3n que ha comenzado a impactar al sector inmobiliario industrial.<\/p>\n<p>De acuerdo con <a href=\"https:\/\/centrourbano.com\/revista\/?s=solili\" target=\"_blank\" rel=\"noopener\">Solili<\/a>, durante el primer trimestre del a\u00f1o (1T2025), el arrendamiento industrial en el pa\u00eds super\u00f3 los 1.2 millones de metros cuadrados (m\u00b2), cifra que representa un 20% menos respecto al mismo periodo de 2024.<\/p>\n<p>Durante abril, esta tendencia provoc\u00f3 una desaceleraci\u00f3n en la<strong>\u00a0demanda,<\/strong> que <strong>disminuy\u00f3 45 por ciento<\/strong>. En los ocho mercados industriales que componen la zona norte del pa\u00eds, el arrendamiento de naves industriales alcanz\u00f3 los 137,000 m\u00b2, es decir,\u00a0<strong>la mitad de lo registrado en abril del 2024<\/strong>.<\/p>\n<p>Asimismo, se registr\u00f3 una\u00a0<strong>oferta superior a 3.6 millones de m\u00b2<\/strong>, lo que representa una tasa de <strong>vacancia de 3.4 por ciento<\/strong>, un aumento de 90 puntos base respecto al mismo mes de 2024.<\/p>\n<p>Ante este panorama, Gonzalo Robina, director general adjunto de Fibra Uno (<a href=\"https:\/\/funo.mx\/\">FUNO<\/a>), se\u00f1al\u00f3 que estos indicadores han provocado que algunos desarrolladores decidan\u00a0<strong>pausar sus proyectos<\/strong>\u00a0hasta contar con mayor certeza sobre las condiciones comerciales. Sin embargo, aclar\u00f3 que\u00a0<strong>no han sido cancelados<\/strong>.<\/p>\n<blockquote><p>\u201cSabemos que algunos de nuestros colegas s\u00ed han parado algunos de sus proyectos que ten\u00edan, no est\u00e1n cancelados y esto quiero ser muy claro, cr\u00e9anme que estoy muy cercano de mis colegas, no han cancelado los proyectos, est\u00e1n suspendidos algunos de los proyectos\u201d, platic\u00f3.<\/p><\/blockquote>\n<p>Pese a este contexto, existen indicadores que contin\u00faan reflejando dinamismo y fortaleza En abril, el precio promedio del arrendamiento industrial a nivel nacional alcanz\u00f3 los 7.04 d\u00f3lares por m\u00b2, con un incremento del ocho por ciento.<\/p>\n<p>Por ello, Robina destac\u00f3 que <strong>no hay razones para detener el desarrollo de proyectos industriales en<\/strong>\u00a0el pa\u00eds, ya que la demanda de estos espacios contin\u00faa.<\/p>\n<blockquote><p>\u201cMetro cuadrado que se construye hoy de industrial, metro cuadrado que se renta, inclusive antes de terminarse. Mientras esa din\u00e1mica la sigamos viendo, no tenemos por qu\u00e9 parar\u201d, se\u00f1al\u00f3.<\/p><\/blockquote>\n<p>Al respecto, Charles El Mann, vicepresidente de Allux, consider\u00f3 que las cifras actuales no deben interpretarse como una contracci\u00f3n, sino como una fase de estabilizaci\u00f3n tras los niveles hist\u00f3ricos registrados en a\u00f1os anteriores.<\/p>\n<h2>Comportamiento por regiones<\/h2>\n<p>Solili tambi\u00e9n\u00a0se\u00f1al\u00f3 que, ante la disminuci\u00f3n en el ritmo de renta, los desarrolladores del norte optaron por moderar el inicio de nuevos proyectos. En esta regi\u00f3n se iniciaron\u00a0<strong>construcciones<\/strong> por 200,000 m\u00b2, lo que representa una\u00a0<strong>ca\u00edda interanual del 27 por ciento<\/strong>.<\/p>\n<p>A pesar de esta contracci\u00f3n, el\u00a0<strong>norte del pa\u00eds concentra 60% del total de los proyectos en construcci\u00f3n<\/strong>\u00a0a nivel nacional.<\/p>\n<p>Por otro lado, durante los primeros cuatro meses de 2025, la consultora indic\u00f3 que San Luis Potos\u00ed, en la regi\u00f3n del Baj\u00edo, registr\u00f3 un arrendamiento de 28,000 m\u00b2, la mitad de lo reportado en el mismo periodo de 2024.<\/p>\n<p>No obstante, hay regiones que conservan su dinamismo. CBRE inform\u00f3 que, en el 1T2025, la <strong>demanda neta<\/strong> en la Zona Metropolitana de la Ciudad de M\u00e9xico (ZMCDMX) registr\u00f3187,610 m\u00b2. Esta cifra es 64 % <strong>superior a la registrada antes de la pandemia<\/strong> (1T2019) y 200 % mayor que en el mismo periodo de 2024.<\/p>\n<p>Adem\u00e1s, la regi\u00f3n cuenta con un pipeline de proyectos en planeaci\u00f3n superior a los 2 millones de m\u00b2. De este total, los corredores Zumpango \u2013 AIFA y el corredor <strong>Cuautitl\u00e1n<\/strong>, <strong>Tultitl\u00e1n<\/strong> y <strong>Tepotzotl\u00e1n <\/strong>(CTT) concentran el 53% y 32% de estos proyectos, respectivamente.<\/p>\n<p>Respecto a este panorama, Josefina Mois\u00e9s, directora general\u00a0de la Asociaci\u00f3n Mexicana de Fibras Inmobiliarias (Amefibra), explic\u00f3 que el segmento <strong>industrial <\/strong>contin\u00faa siendo el <strong>m\u00e1s popular del sector inmobiliario<\/strong>.<\/p>\n<blockquote><p>\u201cLos bienes ra\u00edces tienen ciclos. Ahorita bueno estamos en el ciclo natural del industrial, tanto por el aumento de la producci\u00f3n, el aumento en los consumos, las compras en l\u00ednea, las cadenas de disrupci\u00f3n, todo lo que se vino a fabricar a M\u00e9xico. Eso ha dado un boom s\u00faper importante a la industrial y sigue siendo el sector que lidera ahorita\u201d, concluy\u00f3.<\/p><\/blockquote>\n","protected":false},"excerpt":{"rendered":"<p>El sector
