{"id":155276,"date":"2025-05-22T19:13:09","date_gmt":"2025-05-23T01:13:09","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=155276"},"modified":"2025-05-22T19:27:41","modified_gmt":"2025-05-23T01:27:41","slug":"mas-vivienda-a-menor-costo-requejo","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/mas-vivienda-a-menor-costo-requejo\/","title":{"rendered":"M\u00e1s vivienda a menor costo, el reto del sector: Requejo"},"content":{"rendered":"<p><em>Requejo destac\u00f3 que un aspecto fundamental para reducir el precio de la vivienda es conocer las necesidades de los futuros propietarios <\/em><!--more--><\/p>\n<p>En el marco de\u00a0<a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/primera-edicion-liga-inmobiliaria\/\" target=\"_blank\" rel=\"noopener\">Liga Inmobiliaria<\/a>,\u00a0V\u00edctor Manuel Requejo, presidente de Banco Inmobiliario Mexicano (<a href=\"https:\/\/www.bim.mx\/\" target=\"_blank\" rel=\"noopener\">BIM<\/a>), destac\u00f3 la <strong>necesidad de buscar formas para reducir el precio de la vivienda<\/strong> en el pa\u00eds.<\/p>\n<p>Indic\u00f3 que la premisa principal de la vivienda, lejos de ser un negocio, debe ser considerada como un<strong> inmueble que debe ser habitado<\/strong>, enfoque que podr\u00eda ayudar a la cadena de valor a enfocar los esfuerzos.<\/p>\n<blockquote><p>\u201cLa vivienda no es un ente solitario, est\u00e1 enmarcado en un lugar y econom\u00eda determinada. La vivienda es para alguien. No construimos y financiamos viviendas para ense\u00f1arles a los amigos \u2018vean qu\u00e9 bonitas casas\u2019. No, es para que alguien las habite\u201d, afirm\u00f3.<\/p><\/blockquote>\n<p>Apunt\u00f3 que, para poder colocar vivienda, es necesario <strong>conocer las necesidades de los futuros propietarios<\/strong> y, entre ellas, se encuentra, sobre todo, un precio accesible.<\/p>\n<blockquote><p>\u201cPara que alguien las habite, nosotros tenemos que pensar cu\u00e1les son sus necesidades y cu\u00e1les son las oportunidades de su bolsillo. Entonces, lo que necesitamos es bajar el precio a la vivienda\u201d, se\u00f1al\u00f3.<\/p><\/blockquote>\n<p>Requejo subray\u00f3 que, para disminuir el precio de la vivienda, es de suma importancia buscar <strong>alternativas en el sector, apoyados por las nuevas tecnolog\u00edas<\/strong>, las cuales no s\u00f3lo benefician a los desarrolladores, tambi\u00e9n a los consumidores finales.<\/p>\n<blockquote><p>\u201cPara bajar el precio de la vivienda necesitamos utilizar las herramientas tecnol\u00f3gicas a fin de dise\u00f1ar, darle seguimiento a la construcci\u00f3n, vender, etc. La vivienda se construye como tradicionalmente se ha venido construyendo: son unas paredes y un techo. Hay que ver nada m\u00e1s \u00bfc\u00f3mo se hace eso de la manera m\u00e1s econ\u00f3mica? Para que la vivienda pueda llegar al mayor n\u00famero de personas\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>De modo que el Presidente de BIM se\u00f1al\u00f3 que es necesario que la industria de la vivienda implemente modelos que, adem\u00e1s de disminuir los costos de la vivienda, tambi\u00e9n sean <strong>autosustentables financieramente<\/strong>.<\/p>\n<blockquote><p>\u201cHa habido pocos cambios en materia de construcci\u00f3n, a m\u00ed me parece que los constructores deber\u00edan de invertir en tecnolog\u00eda. Yo recuerdo que, en la Volkswagen, los ingenieros ten\u00edan la obligaci\u00f3n de hacer 10 modificaciones anuales para mejorar el autom\u00f3vil con una condici\u00f3n: que no se modificara el costo. Entonces el costo es la clave de las cosas. \u00a0Gastar el dinero sin fijarse es desperdiciar la fuerza de trabajo, es desperdiciar el futuro; necesitamos hacer viviendas que tambi\u00e9n sean autosustentables financieramente\u201d, concluy\u00f3.<\/p><\/blockquote>\n","protected":false},"excerpt":{"rendered":"<p>Requejo destac\u00f3 que un aspecto fundamental para reducir el precio de la
