{"id":155209,"date":"2025-05-20T16:18:19","date_gmt":"2025-05-20T22:18:19","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=155209"},"modified":"2025-05-20T16:18:19","modified_gmt":"2025-05-20T22:18:19","slug":"actividad-industrial-cdmx-cbre","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/actividad-industrial-cdmx-cbre\/","title":{"rendered":"Actividad industrial en CDMX se mantiene fuerte: CBRE"},"content":{"rendered":"<p><em>Durante los primeros meses del 2025, el sector log\u00edstico predomin\u00f3 con el 97% de la superficie industrial comercializada<\/em><!--more--><\/p>\n<p>De acuerdo con <strong>CBRE M\u00e9xico<\/strong>, durante el primer trimestre del a\u00f1o (1T2025), la <strong>actividad industrial en la Ciudad de M\u00e9xico y su zona Metropolitana<\/strong> se mantuvo s\u00f3lida.<\/p>\n<p>Esto, en gran medida, gracias a la fortaleza de la <strong>demanda interna<\/strong> de la regi\u00f3n centro del pa\u00eds, as\u00ed como a la <strong>disponibilidad de reservas de tierra y espacios estrat\u00e9gicos<\/strong>, los cuales son un factor clave para crecimiento en el mercado industrial de la metr\u00f3poli.<\/p>\n<p>De esta manera, la firma destac\u00f3 que, al cierre del 1T2025, la <strong>absorci\u00f3n bruta<\/strong> o espacios comercializados (que incluye renovaciones y pre-arrendamientos) alcanz\u00f3 los 307,638 metros cuadrados (m\u00b2), impulsada principalmente por renovaciones en corredores como <strong>Cuautitl\u00e1n<\/strong> y <strong>Tepotzotl\u00e1n<\/strong>.<\/p>\n<p>En tanto, la <strong>demanda neta<\/strong> report\u00f3 187,610 m\u00b2, cifra 64% superior a la reportada en el 1T2019, antes de la pandemia, y 200% superior la registrada en el 1T2024.<\/p>\n<p>Cabe mencionar que, en los primeros meses del 2025, el <strong>sector log\u00edstico<\/strong> predomin\u00f3 con el 97% de la superficie industrial comercializada; seguido por el <strong>sector manufacturero <\/strong>con el 3%; adem\u00e1s de que las transacciones de renovaci\u00f3n concentraron el 58% de la participaci\u00f3n de la actividad bruta.<\/p>\n<p>Por otro lado, al cierre del 1T2025, la <strong>tasa de vacancia<\/strong> se mantuvo a la baja, situ\u00e1ndose en 1.3%, lo que representa 147,863 m\u00b2 vacantes. A nivel corredor, <strong>Zumpango \u2013 AIFA<\/strong> report\u00f3 la mayor cantidad de espacio vacante, con 46,000 m\u00b2; seguido por <strong>Vallejo \u2013 Azcapotzalco<\/strong> y <strong>Last Mile<\/strong>, que en conjunto aportan 44,000 m\u00b2 de espacio industrial vacante.<\/p>\n<p>Con respecto al <strong>inventario de espacio industrial<\/strong>, CBRE indic\u00f3 que en el 1T2025 se sumaron 125,000 m\u00b2 al mercado de la ZMCDMX, con lo que la cifra cerr\u00f3 en 11.69 millones de m\u00b2 existentes, un incremento anual del 8.8 por ciento.<\/p>\n<p>El corredor que incorpor\u00f3 la mayor nueva oferta fue <strong>Cuautitl\u00e1n<\/strong> con el 56%, seguido de <strong>Tultitl\u00e1n<\/strong> con el 38% y 7% para la <strong>Ciudad de M\u00e9xico<\/strong>.<\/p>\n<p>Finalmente, la actividad de <strong>construcci\u00f3n<\/strong> desempe\u00f1\u00f3 de manera positiva, pues en el 1T2025 inici\u00f3 el desarrollo de 110,100 m\u00b2 en corredores como <strong>Cuautitl\u00e1n<\/strong> (61%), <strong>Zumpango \u2013 AIFA<\/strong> (17%), <strong>Tultitl\u00e1n<\/strong> (15%) y <strong>Vallejo \u2013 Azcapotzalco<\/strong> (7%).<\/p>\n<p>En este indicador, la firma se\u00f1al\u00f3 que los <strong>pre-arrendamientos<\/strong> continuaron como una tendencia importante en el mercado para asegurar espacios en los diferentes corredores, pues, al cierre del 1T2025, el 56% del pipeline en construcci\u00f3n se report\u00f3 sin disponibilidad.<\/p>\n<p>Por otro lado, el pipeline de <strong>proyectos en planeaci\u00f3n<\/strong> supera los 2 millones de m\u00b2. El 55% de esta superficie industrial est\u00e1 destinada a proyectos Built to Suit, mientras que el 45% se proyecta para naves especulativas. A nivel corredor, <strong>Zumpango \u2013 AIFA<\/strong> representa el 53% de estos proyectos, seguido por el <strong>CTT<\/strong> con el 32 por ciento.<\/p>\n<a
