No obstante, quienes logran comprar un inmueble han <strong>transformado las tendencias del mercado<\/strong>.<\/p>\n<p>Alejandro Sena, director general de\u00a0<a href=\"http:\/\/dinero.mx\/\" target=\"_blank\" rel=\"noopener\">Dinero.mx<\/a>, se\u00f1al\u00f3 que los j\u00f3venes han <strong>incrementado su participaci\u00f3n en el mercado de la vivienda<\/strong>, lo que ha impulsado la b\u00fasqueda de espacios que reflejen su estilo de vida.<\/p>\n<blockquote><p>\u201cEstos j\u00f3venes nacidos entre 1991 e inicios de los 2000, actualmente cuentan con un rango de edad de los 25 a 34 a\u00f1os, por lo que se encuentran en una etapa ideal para considerar comprar una casa a trav\u00e9s de un cr\u00e9dito hipotecario, de hecho, de acuerdo con cifras de Citibanamex, el 52% de sus solicitudes de cr\u00e9ditos hipotecarios en 2024 fueron realizados por millennials, y la participaci\u00f3n de esta generaci\u00f3n en el sector inmobiliario ha aumentado m\u00e1s del 50% en los \u00faltimos 5 a\u00f1os\u201d, coment\u00f3.<\/p><\/blockquote>\n<h2>Tipos de vivienda en tendencia<\/h2>\n<p>De acuerdo con un estudio realizado por Dinero.mx, los millennials y Z se han enfocado en la <strong>b\u00fasqueda y adquisici\u00f3n de tipos espec\u00edficos de vivienda<\/strong>, por ejemplo:<\/p>\n<p>Viviendas m\u00e1s eficientes y peque\u00f1as: Buscan espacios <strong>optimizados y funcionales<\/strong>, con un dise\u00f1o minimalista. Estas caracter\u00edsticas les permiten reducir los costos de mantenimiento.<\/p>\n<p>Sostenibilidad: Cada vez m\u00e1s, los compradores de estas generaciones buscan <strong>comprar viviendas sostenibles<\/strong>, equipadas con ecotecnolog\u00edas como paneles solares.<\/p>\n<p>Multifuncionalidad y espacio de trabajo remoto: Debido al crecimiento del trabajo remoto, millennials y Z buscan casas con <strong>espacios que puedan destinarse para el trabajo<\/strong>.<\/p>\n<p>Vivir en la periferia: En ese sentido, los j\u00f3venes tambi\u00e9n se <strong>han inclinado en adquirir en zonas perif\u00e9ricas<\/strong>, sin tr\u00e1fico o contaminaci\u00f3n, como Quer\u00e9taro, Tijuana y M\u00e9rida.<\/p>\n<p>Vivienda usada: En 2024, el Sistema Nacional de Informaci\u00f3n e Indicadores de Vivienda (SNIIV) registr\u00f3 234,000 cr\u00e9ditos para la <strong><a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-usada-alza-2025-tuhabi\/\" target=\"_blank\" rel=\"noopener\">vivienda usada<\/a>, <\/strong>principalmente porque su costo suele ser un 20% o 30% m\u00e1s bajo que una propiedad nueva.<\/p>\n<p>Acceso a amenidades: Este tipo de compradores est\u00e1n optando por inmuebles con <strong>acceso a parques y zonas comunitarias<\/strong>, asimismo con un entorno natural como terrazas, jardines verticales o huertos, etc.<\/p>\n<p>Casas inteligentes: Finalmente, los j\u00f3venes buscan viviendas con <strong>tecnolog\u00eda inteligente<\/strong>, equipadas con sistemas automatizados para el control de luces por voz, seguridad avanzada, asistentes virtuales, entre otros.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>En los \u00faltimos a\u00f1os, los j\u00f3venes han incrementado su participaci\u00f3n en el mercado;
