{"id":155051,"date":"2025-05-09T15:51:14","date_gmt":"2025-05-09T21:51:14","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=155051"},"modified":"2025-05-09T15:51:14","modified_gmt":"2025-05-09T21:51:14","slug":"empresas-demanda-oficinas-gdl","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/empresas-demanda-oficinas-gdl\/","title":{"rendered":"Empresas de tecnolog\u00eda impulsan demanda de oficinas en Gdl"},"content":{"rendered":"<p><em>Durante el 1T2025, la tasa de vacancia en Guadalajara se ubic\u00f3 en 12%, cifra que representa m\u00e1s de 96,200 m<\/em><em>\u00b2<\/em><em> de oficinas vacantes <\/em><!--more--><\/p>\n<p>De acuerdo con el reporte <strong>MarketViews de Oficinas<\/strong> al primer trimestre de 2025 (1T2025), elaborado por CBRE M\u00e9xico, empresas pertenecientes a los sectores de <strong>log\u00edstica y tecnolog\u00edas de la informaci\u00f3n<\/strong> impulsaron la demanda de espacios corporativos en Guadalajara, y se espera que esta tendencia se mantenga durante el resto del a\u00f1o.<\/p>\n<p>La firma indic\u00f3 que, durante el periodo, se observ\u00f3 una mayor cautela por parte de los inversionistas ante los procesos de cambio y de nuevas pol\u00edticas comerciales a nivel internacional.<\/p>\n<p>Sin embargo, la <strong>absorci\u00f3n bruta<\/strong>, o espacios comercializados, cerr\u00f3 el 1T2025 en m\u00e1s de 6,200 metros cuadrados (m\u00b2), principalmente en el submercado de <strong>Puerta de Hierro<\/strong>, que particip\u00f3 con el 50% de la superficie comercializada durante el periodo; seguido por la <strong>Zona Financiera<\/strong>, con el 19% del espacio.<\/p>\n<p>En tanto, la <strong>absorci\u00f3n neta<\/strong> registr\u00f3 m\u00e1s de 3,600 m\u00b2 en el 1T2025, cifra que represent\u00f3 un incremento del 26% frente al mismo periodo de 2024 (2,900 m\u00b2 de absorci\u00f3n neta).<\/p>\n<p>Por otro lado, <strong>CBRE<\/strong> indic\u00f3 que, durante los primeros tres meses del 2025, la <strong>tasa de vacancia<\/strong> en el mercado de oficinas de Guadalajara se ubic\u00f3 en 12.0%, cifra que representa m\u00e1s de 96,200 m\u00b2 vacantes y una reducci\u00f3n de 1.7% respecto al primer trimestre del 2024.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-9-1.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-155053\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-9-1.png\" alt=\"\" width=\"700\" height=\"369\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-9-1.png 1024w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-9-1-300x158.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-9-1-1000x527.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-9-1-768x405.png 768w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p><!--more--><\/p>\n<p>Con respecto al <strong>inventario de espacios corporativos clase A\/ A+<\/strong>, la consultora destac\u00f3 que, al cierre del 1T2025 se reportaron m\u00e1s de 802,000 m\u00b2, un incremento anual de 0.5 por ciento.<\/p>\n<p>Esto significa que el <strong>inventario de oficinas<\/strong> se ha mantenido durante los \u00faltimos trimestres, debido a que la mayor\u00eda de los proyectos siguen en construcci\u00f3n y consideran un rango de superficie de entre los 5,000 a los 12,000 metros cuadrados.<\/p>\n<p>Finalmente, el indicador de <strong>construcci\u00f3n<\/strong> se mantuvo respecto al trimestre anterior, con m\u00e1s de 56,000 m\u00b2, cifra que se coloca 9.2% por arriba del 1T2024; y se espera que, hacia el 3T2025, puedan ingresar 3,000 nuevos m\u00b2 al inventario.<\/p>\n<p>\u201cActualmente, los <strong>avances de obra<\/strong> en los proyectos que est\u00e1n en construcci\u00f3n han sido m\u00e1s evidentes. Y es que, dentro del espacio vacante al cierre del 1T2025, se registran cada vez menos edificios con pisos completos disponibles para la llegada de nuevas empresas. Si se mantiene el ritmo en la construcci\u00f3n, podr\u00edan ingresar al inventario aproximadamente 20,000 m\u00b2 de oficinas al cierre del 2025\u201d, resalt\u00f3
