{"id":154947,"date":"2025-05-02T15:08:54","date_gmt":"2025-05-02T21:08:54","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=154947"},"modified":"2025-05-02T15:08:54","modified_gmt":"2025-05-02T21:08:54","slug":"demanda-oficinas-monterrey-cbre","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-oficinas-monterrey-cbre\/","title":{"rendered":"Demanda de oficinas suma 11,000 m\u00b2 en Monterrey: CBRE"},"content":{"rendered":"<p><em>Por otro lado, la tasa de vacancia en Monterrey cerr\u00f3 el 1T2025 en 15.6%, con m\u00e1s de 223,000 m<\/em><em>\u00b2<\/em><em> espacios de oficinas vacantes<\/em><!--more--><\/p>\n<p>De acuerdo con <strong>CBRE M\u00e9xico<\/strong>, al cierre del primer trimestre del a\u00f1o (1T2025), la <strong>demanda de espacios de oficinas<\/strong> en la ciudad de Monterrey alcanz\u00f3 los 11,000 metros cuadrados (m\u00b2) en absorci\u00f3n bruta o espacios comercializados.<\/p>\n<p>La firma indic\u00f3 que se observ\u00f3 una preferencia por rentar <strong>espacios acondicionados<\/strong> o <strong>completamente equipados<\/strong>, a fin de evitar costos y tiempo de construcci\u00f3n por parte de las mismas empresas.<\/p>\n<p>Lo anterior impulsado por la <strong>actividad industrial<\/strong>, que ha impactado positivamente en el desempe\u00f1o del mercado corporativo de la capital neoleonesa, pues justo los sectores de manufactura y log\u00edstica se encuentran entre los principales impulsores de la demanda de oficinas en la ciudad.<\/p>\n<p>De esta manera, este mercado se ha mantenido din\u00e1mico y se espera que la <strong>comercializaci\u00f3n<\/strong> se mantenga activa durante los pr\u00f3ximos meses, principalmente en espacios acondicionados o en capacidad <em>plug and play<\/em>.<\/p>\n<p>Por otro lado, <strong>CBRE<\/strong> destac\u00f3 que la <strong>tasa de vacancia<\/strong> paus\u00f3 su tendencia a la baja al registrarse un incremento en el inventario disponible en la ciudad. Este indicador cerr\u00f3 el 1T2025 en 15.6%, con m\u00e1s de 223,000 m\u00b2 espacios de oficinas vacantes y en comercializaci\u00f3n.<\/p>\n<p>Cabe mencionar que cerca del 40% de esta oferta vacante se localiza en el submercado <strong>Santa Mar\u00eda<\/strong>; le siguen en participaci\u00f3n <strong>Valle Oriente<\/strong> (23%) y <strong>San Jer\u00f3nimo \u2013 Constituci\u00f3n<\/strong> (12%).<\/p>\n<p>En tanto, el <strong>inventario de oficinas en Monterrey<\/strong> no registr\u00f3 nueva oferta terminada en el 1T2025, por lo que comienza el a\u00f1o con 1.44 millones de m\u00b2 de clase A y A+ existentes, sin cambios en relaci\u00f3n al trimestre anterior.<\/p>\n<p>Se espera que el crecimiento del <strong>inventario<\/strong> se reactive este a\u00f1o, con m\u00e1s de 50,000
