{"id":154916,"date":"2025-04-30T18:35:16","date_gmt":"2025-05-01T00:35:16","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=154916"},"modified":"2025-04-30T18:35:16","modified_gmt":"2025-05-01T00:35:16","slug":"funo-crecimiento-1t2025","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/funo-crecimiento-1t2025\/","title":{"rendered":"FUNO reporta crecimiento de 11.4% en ingresos durante el 1T2025"},"content":{"rendered":"<p><em>Los ingresos totales de FUNO ascendieron a 7,604.8 mdp en 1T2025, mientras que el a\u00f1o pasado registr\u00f3 6,823.8 mdp<\/em><!--more--><\/p>\n<p><a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/funo-reporta-crecimiento-de-9-22-en-2024\/\" target=\"_blank\" rel=\"noopener\">Fibra Uno<\/a> (FUNO) inform\u00f3 que, al cierre del primer trimestre del a\u00f1o (1T2025), registr\u00f3 un incremento del <strong>11.4% en ingresos totales<\/strong>, esto en comparaci\u00f3n con el mismo periodo de 2024.<\/p>\n<p>As\u00ed, durante los primeros meses del a\u00f1o, <strong>los ingresos totales del fideicomiso ascendieron a\u00a07,604.8 millones de pesos<\/strong> (mdp), mientras que el a\u00f1o pasado registr\u00f3 6,823.8 mdp. Del mismo modo, los ingresos totales de propiedades constantes tambi\u00e9n presentaron un incremento, en este caso del 10.9 por ciento.<\/p>\n<p>Estos resultados fueron impulsados principalmente por el <strong>segmento industrial<\/strong>, que report\u00f3 un <strong>crecimiento de 16.4%, <\/strong>seguido por el rubro de \u2018otros\u2019 con 14.2%, oficinas con 9.9% y el segmento comercial con 6.6 por ciento.<\/p>\n<p>Asimismo, durante el trimestre, el Ingreso Operativo Neto (NOI) de la fibra creci\u00f3 8.9% en comparaci\u00f3n con el mismo lapso de 2024, al pasar 5,186.7 millones de pesos (mdp) a 5,649.8 mdp.<\/p>\n<p>Cabe se\u00f1alar que, la<strong> ocupaci\u00f3n del portafolio en operaci\u00f3n cerr\u00f3 en 95.4 por ciento<\/strong>. Por ejemplo, el segmento industrial registr\u00f3 una ocupaci\u00f3n del 98.2%, lo que representa una variaci\u00f3n m\u00ednima con respecto al cierre de 2024.<\/p>\n<p>Por otro lado, FUNO record\u00f3 que, durante el 1T2025, logr\u00f3 la <strong>colocaci\u00f3n exitosa de dos bonos<\/strong> quirografarios <strong>vinculados a la sostenibilidad por 800 millones de d\u00f3lares<\/strong> (mdd), con los cuales refinanci\u00f3 el bono que venc\u00eda en enero de 2026. De manera que FUNO no tiene vencimientos de bonos en d\u00f3lares hasta el 2030.<\/p>\n<p>En febrero, <a href=\"https:\/\/funo.mx\/\" target=\"_blank\" rel=\"noopener\">Fibra Uno<\/a> anunci\u00f3 que su centro log\u00edstico en <strong>Tlalnepark IV nave 2<\/strong>, en el Estado de M\u00e9xico, se convirti\u00f3 en el <strong>primer proyecto industrial en el mundo<\/strong> en obtener la <strong>certificaci\u00f3n LEED O+M V5 Beta en nivel Oro<\/strong>.<\/p>\n<p>Gonzalo Robina, director general adjunto de FUNO, destac\u00f3 que estos indicadores son un reflejo de la <strong>fortaleza del modelo de negocio del fideicomiso<\/strong>, as\u00ed como de la confianza que genera.<\/p>\n<blockquote><p>\u201cEstos resultados de Fibra Uno reflejan la solidez de nuestro portafolio, la naturaleza defensiva de nuestro modelo de negocio y la confianza de nuestros inquilinos en el entorno econ\u00f3mico de M\u00e9xico.
