{"id":154819,"date":"2025-04-22T15:50:38","date_gmt":"2025-04-22T21:50:38","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=154819"},"modified":"2025-04-22T15:50:38","modified_gmt":"2025-04-22T21:50:38","slug":"crece-demanda-vivienda-merida","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/crece-demanda-vivienda-merida\/","title":{"rendered":"Crece 5.1% demanda de vivienda en M\u00e9rida: Inmuebles24"},"content":{"rendered":"<p><em>\u201cTras la pandemia, M\u00e9rida experiment\u00f3 un crecimiento sostenido en la demanda de viviendas\u201d, se\u00f1al\u00f3 el director comercial de Inmuebles24<\/em><!--more--><\/p>\n<p>Seg\u00fan datos de <strong>Inmuebles24<\/strong>, este 2025 la ciudad de <strong>M\u00e9rida<\/strong>, Yucat\u00e1n, ha registrado un incremento anual de 5.1% en la <strong>demanda de vivienda<\/strong>.<\/p>\n<p>Lo anterior se vio impulsado debido a que <strong>M\u00e9rida<\/strong> es reconocida como una de las ciudades m\u00e1s seguras del pa\u00eds y una de las m\u00e1s atractivas para quienes buscan vivir en una urbe moderna con servicios, escuelas de calidad y otros beneficios.<\/p>\n<p>Adem\u00e1s, de acuerdo con el <strong>\u00cdndice de Competitividad Urbana<\/strong>, desarrollado por el Instituto Mexicano para la Competitividad (IMCO), <strong>M\u00e9rida<\/strong> tiene indicadores que la colocan como una ciudad con excelentes condiciones en diferentes \u00e1reas: derecho, gobierno, econom\u00eda, apertura internacional, infraestructura e innovaci\u00f3n, entre otras.<\/p>\n<p>De igual manera, la firma indic\u00f3 que, gracias al <strong>crecimiento econ\u00f3mico<\/strong> y la <strong>alta demanda habitacional <\/strong>de la ciudad, el precio medio de la <strong>vivienda en renta<\/strong> tuvo un incremento anual de 14%; mientras que el de la <strong>vivienda en venta<\/strong> creci\u00f3 19.5% frente a 2024.<\/p>\n<p>\u201cTras la pandemia, <strong>M\u00e9rida<\/strong> experiment\u00f3 un crecimiento sostenido en la demanda de viviendas, reflejado en incrementos de precios tanto en viviendas nuevas como usadas. Antes de la pandemia, en 2019, el <a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/precio-vivienda-2024-indice-shf\/\" target=\"_blank\" rel=\"noopener\"><strong>\u00cdndice SHF de Precios de la Vivienda<\/strong><\/a> registr\u00f3 un crecimiento del 8.6% a nivel nacional\u201d, coment\u00f3 <strong>Julio C\u00e9sar Mendoza Barrera, director comercial de Inmuebles24<\/strong>.<\/p>\n<p>Y, respecto al tipo de vivienda que se busca, <strong>Mendoza<\/strong> destac\u00f3 que \u201ctradicionalmente, las <strong>casas unifamiliares<\/strong> han predominado en M\u00e9rida; sin embargo, la demanda de <strong>viviendas verticales<\/strong>, as\u00ed como de departamentos en edificios de varios niveles ha aumentado recientemente\u201d.<\/p>\n<p>Por otra parte, mencion\u00f3 que las zonas que han presentado mayor evoluci\u00f3n y se han convertido en las m\u00e1s atractivas para construcci\u00f3n de vivienda se encuentran en la periferia de la ciudad, como <strong>Cholul, Temoz\u00f3n y Conkal<\/strong>.<\/p>\n<p>\u201cEl <strong>desarrollo inmobiliario<\/strong> en M\u00e9rida se refleja en la construcci\u00f3n de residencias en comunidades cerradas, especialmente en el norte de la ciudad, donde se concentra la mayor plusval\u00eda\u201d, a\u00f1adi\u00f3 el ejecutivo de <strong>Inmuebles24<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u201cTras la
