{"id":154738,"date":"2025-04-15T17:57:32","date_gmt":"2025-04-15T23:57:32","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=154738"},"modified":"2025-04-15T17:57:32","modified_gmt":"2025-04-15T23:57:32","slug":"caida-produccion-vivienda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/caida-produccion-vivienda\/","title":{"rendered":"Se desacelera la ca\u00edda en la producci\u00f3n de vivienda en el pa\u00eds: RUV"},"content":{"rendered":"<p><em>Por otro lado, el registro de vivienda repunt\u00f3, con un total de 49,171 unidades en el 1T2025, 33% m\u00e1s que en el mismo periodo de 2024<\/em><!--more--><\/p>\n<p>De acuerdo con datos del <strong>Registro \u00danico de Vivienda<\/strong> (<strong>RUV<\/strong>), en el primer trimestre del a\u00f1o (1T2025), la <strong>producci\u00f3n habitacional<\/strong> registr\u00f3 un total de <strong>28,534 unidades<\/strong>; lo cual, si bien representa una ca\u00edda anual de 1.4%, muestra que la tendencia a la baja se ha desacelerado tras estar en \u2018ca\u00edda libre\u2019 en a\u00f1os anteriores.<\/p>\n<p>En <strong>enero<\/strong> de 2025 se registr\u00f3 la producci\u00f3n de 7,407 viviendas, en <strong>febrero<\/strong> de 10,087 y en <strong>marzo<\/strong> de 11,040. Y, aunque a\u00fan son cifras hist\u00f3ricamente bajas, s\u00ed son mejores respecto a las de 2023 y 2024.<\/p>\n<p>Por otro lado, el <strong>registro de vivienda<\/strong> mostr\u00f3 un repunte en el 1T2025, con un total de <strong>49,171 unidades nuevas<\/strong>, la cifra m\u00e1s alta desde 2021; lo cual representa un crecimiento de casi 11% frente al mismo periodo de 2024.<\/p>\n<p>Tan solo en el mes de <strong>marzo<\/strong> de 2025 se registraron 16,484 viviendas nuevas en el pa\u00eds, lo que significa un crecimiento de 33% frente a marzo de 2024.<\/p>\n<h2><strong>\u00bfD\u00f3nde y qu\u00e9 tipo de vivienda se construye?<\/strong><\/h2>\n<p>Seg\u00fan datos del <strong>RUV<\/strong>, la entidad que registr\u00f3 la mayor <strong>producci\u00f3n de vivienda<\/strong> en el 1T2025 fue <strong>Nuevo Le\u00f3n<\/strong>, con 3,512 unidades; seguida de <strong>Jalisco<\/strong> con 2,923 viviendas y <strong>Quintana Roo<\/strong> con 2,131.<\/p>\n<p>Por el contrario, <strong>Oaxaca, Guerrero y Campeche<\/strong> fueron las entidades con la menor producci\u00f3n de vivienda, con 13, 17 y 27 unidades, respectivamente.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-04-15-a-las-17.55.37.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" \/><\/a>\n<p><!--more--><\/p>\n<p>Con respecto a los segmentos, del total de 28,534 unidades que se producen en el pa\u00eds, la vivienda <strong>Econ\u00f3mica<\/strong> represent\u00f3 el 1.68%, la <strong>Popular<\/strong> cerca del 35%, la <strong>Tradicional<\/strong> el 45.47%, la <strong>Media<\/strong> el 21.11 y la <strong>Residencial<\/strong> el 0.81 por ciento.<\/p>\n<p>En tanto, en el 1T2025 se registraron 730 <strong>viviendas econ\u00f3micas<\/strong>, el 1.48% del total; 12,206 <strong>viviendas populares<\/strong>, que representan el 24.82%; 21,554 <strong>viviendas tradicionales<\/strong>, el 43.83% del total; 13,410 <strong>viviendas medias<\/strong>, con el 27.27% de participaci\u00f3n; y 1,273 <strong>viviendas residenciales<\/strong>, el 2.59% del total.<\/p>\n<p>Lo anterior quiere decir que la producci\u00f3n y registros de <strong>vivienda popular y econ\u00f3mica<\/strong> contin\u00faan a la baja; mientras que la <strong>vivienda tradicional y media<\/strong> registraron una participaci\u00f3n r\u00e9cord en producci\u00f3n y registros.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Por otro lado, el registro de vivienda
