{"id":154161,"date":"2025-03-14T16:12:42","date_gmt":"2025-03-14T22:12:42","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=154161"},"modified":"2025-03-14T16:12:42","modified_gmt":"2025-03-14T22:12:42","slug":"oficinas-cdmx-monterrey-gdl-cbre","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-cdmx-monterrey-gdl-cbre\/","title":{"rendered":"Oficinas se recuperan en CDMX, Monterrey y Guadalajara: CBRE"},"content":{"rendered":"<p><em>Al cierre de 2024, el inventario de oficinas de CDMX y Gdl creci\u00f3 0.3% y 0.7%, respectivamente; y Mty cerr\u00f3 con 1.4 millones de m<\/em><em>\u00b2<\/em><em> de espacios corporativos<\/em><!--more--><\/p>\n<p>De acuerdo con el informe <strong>Insight 2024<\/strong> para el <a href=\"https:\/\/centrourbano.com\/revista\/publicaciones\/mercado-oficinas-recuperacion-demanda\/\" target=\"_blank\" rel=\"noopener\">segmento de Oficinas<\/a>, elaborado por <strong>CBRE M\u00e9xico<\/strong>, al cierre del cuarto trimestre del 2024 (4T2024), los mercados de la <strong>Ciudad de M\u00e9xico, Monterrey y Guadalajara<\/strong> mostraron una recuperaci\u00f3n en t\u00e9rminos de inventario y tasa de vacancia.<\/p>\n<h2><strong>Ciudad de M\u00e9xico<\/strong><\/h2>\n<p>En el caso de la capital del pa\u00eds, al cierre de 2024 report\u00f3 un <strong>inventario<\/strong> de 7.4 millones de metros cuadrados (m\u00b2) de espacios corporativos clase A y A+, con un crecimiento anual del 0.3 por ciento.<\/p>\n<p>El informe destaca que, durante este a\u00f1o, se incorporaron 21,000 m\u00b2 de <strong>nueva oferta<\/strong> dentro del corredor Insurgentes.<\/p>\n<p>Adem\u00e1s, la <strong>demanda bruta <\/strong>acumulada del 2024 cerr\u00f3 en 451,000 m\u00b2 considerando renovaciones, expansiones y subarriendos, lo que representa una ca\u00edda de 0.14% frente al cierre de 2023; sin embargo, la <strong>tasa de vacancia<\/strong> continu\u00f3 a la baja, cerrando el 2024 en 20.4%, lo cual es 2.22 puntos porcentuales menos que en 2023.<\/p>\n<p>Las industrias con mayor actividad en cuanto a demanda bruta en clase A y A+ fueron <strong>IT<\/strong> (30%), <strong>Financiero<\/strong> (12%) y <strong>Manufactura<\/strong> (9%); adem\u00e1s, el 62% de las transacciones con mayor demanda bruta fueron aquellas mayores a 9,001 metros cuadrados.<\/p>\n<p>Con respecto a la <strong>construcci\u00f3n<\/strong>, CBRE registr\u00f3 263,000 m\u00b2 de oficinas en desarrollo para entrega en los siguientes tres a\u00f1os.<\/p>\n<h2><strong>Guadalajara<\/strong><\/h2>\n<p>Al cierre de 2024, la Zona Metropolitana de Guadalajara report\u00f3 un <strong>inventario<\/strong> de oficinas clase A\/A+ de 802,000 m\u00b2, con un incremento anual de 0.7%; y, como nueva oferta, durante el a\u00f1o se incorporaron 5,747 m\u00b2 en los corredores Chapultepec y Zona Financiera.<\/p>\n<p>Por otro lado, la <strong>tasa de vacancia<\/strong> cerr\u00f3 en 12.4%, lo que represent\u00f3 1.4 puntos porcentuales menos que en 2023; mientras que la <strong>absorci\u00f3n bruta<\/strong> acumulada cerr\u00f3 en 58,800 m\u00b2, de los cuales aproximadamente el 76% se concentr\u00f3 en empresas de la elaboraci\u00f3n de consumo, farmac\u00e9utica, tecnolog\u00eda y a la cadena de suministro.<\/p>\n<p>Adem\u00e1s, derivado del inicio de construcci\u00f3n de un proyecto dentro de la Zona Financiera, el indicador de la <strong>actividad en construcci\u00f3n<\/strong> registr\u00f3 m\u00e1s de 56,000 m\u00b2, lo cual representa un incremento de 9% frente al 2023.<\/p>\n<h2><strong>Monterrey<\/strong><\/h2>\n<p>Finalmente, la capital neoleonesa cerr\u00f3 el 2024 con un <strong>inventario<\/strong> total de 1.4 millones de m\u00b2 de espacios corporativos clase A y A+. Y, como parte de la nueva oferta, en el a\u00f1o se incorporaron 30,000 m\u00b2 en el corredor Santa Mar\u00eda.<\/p>\n<p>Por otro lado, la <strong>tasa de vacancia<\/strong> continu\u00f3 a la baja, cerrando en 15.0%, cifra que no se registraba desde antes de la pandemia; mientras que la <strong>absorci\u00f3n bruta<\/strong> sum\u00f3 75,000 m\u00b2, principalmente de espacios ya acondicionados,
