{"id":154109,"date":"2025-03-13T12:59:20","date_gmt":"2025-03-13T18:59:20","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=154109"},"modified":"2025-03-13T16:08:37","modified_gmt":"2025-03-13T22:08:37","slug":"valle-de-mexico-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/valle-de-mexico-industrial\/","title":{"rendered":"Valle de M\u00e9xico consolida su liderazgo industrial"},"content":{"rendered":"<p><em>La empresa estima que, debido a los indicadores de 2024, este a\u00f1o el Valle de M\u00e9xico podr\u00eda presentar con un crecimiento industrial sostenido <\/em><!--more--><\/p>\n<p>Durante 2024, el sector industrial en la Ciudad de M\u00e9xico, su zona Metropolitana y el Valle de Toluca, mantuvo un <strong>crecimiento constante y una demanda firme<\/strong>, lo que consolid\u00f3 a la regi\u00f3n como un <strong>polo de atracci\u00f3n de inversiones<\/strong>.<\/p>\n<p>En ese sentido, con base en informaci\u00f3n de Propty, Alan Rodr\u00edguez, director comercial en <a href=\"https:\/\/frel.mx\/\" target=\"_blank\" rel=\"noopener\">FREL<\/a>, indic\u00f3 que el a\u00f1o pasado el inventario <strong>industrial Clase A rebas\u00f3 los 14 millones de metros cuadrados <\/strong>(m\u00b2), concentr\u00e1ndose principalmente en edificios especulativos.<\/p>\n<blockquote><p>\u201cEl inventario industrial Clase A cerr\u00f3 el 2024 con un total de 14.6 millones de m\u00b2, un testimonio del apetito del mercado por espacios industriales de alta calidad. Este crecimiento no solo se refleja en la cantidad, sino tambi\u00e9n en la distribuci\u00f3n, con un 70% de espacio especulativo y un 30% de espacios Built-to-Suit (BTS)\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>Seg\u00fan informaci\u00f3n de FREL y Propty, el crecimiento trimestral del sector fue del 1.7%, con la incorporaci\u00f3n de 238,000 m\u00b2, mientras que el <strong>crecimiento anual alcanz\u00f3 un 6%<\/strong>, sumando casi 900,000 m\u00b2 nuevos.<\/p>\n<p>Por otro lado, Rodr\u00edguez indic\u00f3 que el Valle de M\u00e9xico registr\u00f3 <strong>una tasa de vacancia m\u00ednima hist\u00f3rica, impulsada por los prearrendamientos<\/strong>.<\/p>\n<blockquote><p>\u201cLa tasa de vacancia, que cerr\u00f3 el cuarto trimestre del 2024 en un m\u00ednimo hist\u00f3rico de 1.41%, y la tasa de disponibilidad del 5%, es impulsada por la entrega de prearrendamientos. Estos son indicadores claros de una demanda que supera la oferta. Esta situaci\u00f3n, si bien es desafiante para quienes buscan espacios, representa una oportunidad para desarrolladores y propietarios de naves industriales\u201d, apunt\u00f3.<\/p><\/blockquote>\n<p>Las empresas indicaron que los submercados de <strong>Cuautitl\u00e1n, Tultitl\u00e1n, Tlalnepantla, Naucalpan y el Valle de Toluca<\/strong> se posicionaron como los m\u00e1s populares en la atracci\u00f3n para nuevas inversiones y expansiones.<\/p>\n<p>En cuanto a los costos, al cierre de 2024 el <strong>precio de salida promedio alcanz\u00f3 los 9.36 d\u00f3lares por m\u00b2<\/strong>, con un m\u00e1ximo de 13 d\u00f3lares. Las empresas estiman que el precio en la regi\u00f3n incremente, alcanzando un costo promedio 9.50 d\u00f3lares por m\u00b2 al mes.<\/p>\n<p>FREL se\u00f1al\u00f3 que el <strong>Valle de M\u00e9xico podr\u00eda enfrentar desaf\u00edos<\/strong> como la escasez de terrenos disponibles, el aumento en los costos de construcci\u00f3n y la necesidad de infraestructura adecuada. Sin embargo, la demanda sostenida, la baja vacancia y el crecimiento en los precios sugieren que 2025 es un \u201ca\u00f1o de <strong>grandes oportunidades para el <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-industrial-continuara-en-mexico-especialistas\/\" target=\"_blank\" rel=\"noopener\">sector industrial<\/a><\/strong> en el centro del
