{"id":153760,"date":"2025-02-27T15:20:55","date_gmt":"2025-02-27T21:20:55","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=153760"},"modified":"2025-02-28T17:31:29","modified_gmt":"2025-02-28T23:31:29","slug":"vivienda-popular-mexico","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-popular-mexico\/","title":{"rendered":"\u00bfPor qu\u00e9 cay\u00f3 la vivienda popular en M\u00e9xico?"},"content":{"rendered":"<p><em>En 2013, la vivienda popular representaba el 63.2% de las acciones del sector; sin embargo, en 2024, \u00e9sta represent\u00f3 menos del 20%<\/em><!--more--><\/p>\n<p>Especialistas de la C\u00e1mara Nacional de la Industria de Desarrollo y Promoci\u00f3n de Vivienda (<a href=\"https:\/\/www.canadevi.com.mx\/\" target=\"_blank\" rel=\"noopener\">Canadevi<\/a>) se\u00f1alaron que, durante los \u00faltimos a\u00f1os, las<strong> acciones de la vivienda popular cayeron<\/strong>, dando paso al incremento de la participaci\u00f3n de los segmentos medio y tradicional.<\/p>\n<p>Diana Ramos Marcos, coordinadora de indicadores de vivienda de Canadevi, explic\u00f3 que, en 2013, del total de acciones de vivienda en el pa\u00eds, el 63.2% se concentr\u00f3 en el segmento popular. Situaci\u00f3n que continu\u00f3 hasta 2020, cuando los esfuerzos comenzaron a <strong>equilibrarse entre los mercados popular, medio y tradicional<\/strong> con el 31%, 24% y 23%, respectivamente.<\/p>\n<p>Sin embargo,<strong> en 2024, la vivienda popular represent\u00f3 s\u00f3lo el 17.3%<\/strong>, mientras que los segmentos medio y tradicional alcanzaron los 13% y 24.4%, respectivamente.<\/p>\n<p>Por otro lado, Gloria Col\u00edn Gonz\u00e1lez, gerente de comisiones con organismos y bancos de Canadevi, explic\u00f3 que la C\u00e1mara identific\u00f3 los principales desaf\u00edos que enfrentan los desarrolladores: incremento en los costos de producci\u00f3n y de suelo, la disminuci\u00f3n en la productividad en las obras, aumento en la tasas de inter\u00e9s del financiamiento de vivienda, entre otros.<\/p>\n<p><span style=\"font-weight: 400;\">En ese sentido, detall\u00f3 que, entre 2010 y 2023, el precio promedio de los <\/span><b>materiales de construcci\u00f3n aument\u00f3 un 117%<\/b><span style=\"font-weight: 400;\">, mientras que el alquiler de maquinaria y equipo creci\u00f3 66%, lo que impacta directamente en la <\/span><b>viabilidad de los proyectos y en el precio final de la vivienda.\u00a0<\/b><\/p>\n<p><span style=\"font-weight: 400;\">La especialista de <a href=\"https:\/\/centrourbano.com\/revista\/?s=canadevi\" target=\"_blank\" rel=\"noopener\">Canadevi<\/a> indic\u00f3 que, en los \u00faltimos a\u00f1os, se ha registrado una disminuci\u00f3n en la productividad de las obras debido a que el<\/span><b> costo de la mano de obra aument\u00f3 76.6%<\/b><span style=\"font-weight: 400;\">; sin embargo, las horas trabajadas se redujeron 21%, al igual que el n\u00famero de trabajadores ocupados en el sector.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En cuanto al financiamiento, Col\u00edn Gonz\u00e1lez se\u00f1al\u00f3 que las <\/span><b>tasas de inter\u00e9s en los cr\u00e9ditos <\/b><span style=\"font-weight: 400;\">otorgados a empresas para la construcci\u00f3n de viviendas <\/span><b>aumentaron m\u00e1s del 80 por ciento<\/b><span style=\"font-weight: 400;\">. Esto se debe a que, en 2016, la tasa promedio se ubicaba en 6.8%, mientras que en 2023 alcanz\u00f3 12.2%. Adem\u00e1s, las tasas de inter\u00e9s en cr\u00e9ditos puente se incrementaron cerca del 83%, pues en 2016 la tasa promedio era del 8%, y en 2023 lleg\u00f3 al 14.7%.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sumado a lo anterior, entre 2010 y 2023, el <\/span><b>precio promedio por metro cuadrado de suelo aument\u00f3 120%<\/b><span style=\"font-weight: 400;\">. No obstante, siete estados registraron incrementos superiores al 200%: Oaxaca, Hidalgo, Campeche, Sonora, San Luis Potos\u00ed, Zacatecas y Baja California Sur.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Finalmente, Gloria Col\u00edn resalt\u00f3 que, entre 2013 y 2023, el<\/span><b> ciclo promedio de construcci\u00f3n se ha extendido 28%<\/b><span style=\"font-weight: 400;\">, pasando de 446 d\u00edas a 573, lo que ha generado un incremento en los costos de los proyectos y de las viviendas.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>En 2013, la vivienda popular representaba el 63.2% de las acciones del sector;
