{"id":153140,"date":"2025-01-28T17:43:01","date_gmt":"2025-01-28T23:43:01","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=153140"},"modified":"2025-01-28T18:44:13","modified_gmt":"2025-01-29T00:44:13","slug":"absorcion-industrial-bajio-cbre","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/absorcion-industrial-bajio-cbre\/","title":{"rendered":"Absorci\u00f3n de espacio industrial se recupera en el Baj\u00edo: CBRE"},"content":{"rendered":"<p><em>El Baj\u00edo cerr\u00f3 el 4T2024 con un inventario de 14.3 millones de m<\/em><em>\u00b2 de espacio industrial<\/em><em>, lo que represent\u00f3 un incremento anual del 5%<\/em><!--more--><\/p>\n<p>De acuerdo con el \u00faltimo reporte <strong>MarketView del sector inmobiliario industrial<\/strong>, elaborado por <strong>CBRE M\u00e9xico<\/strong>, al cierre del 2024, se report\u00f3 una <strong>absorci\u00f3n neta<\/strong> de 722,000 metros cuadrados (m\u00b2) en la regi\u00f3n del Baj\u00edo, lo cual es 51% mayor a lo registrado al cierre de 2023.<\/p>\n<p>En tanto, la comercializaci\u00f3n de espacios, o <strong>demanda bruta<\/strong>, alcanz\u00f3 los 955,000 m\u00b2, impulsada principalmente por las transacciones de venta de tierra, as\u00ed como expansi\u00f3n de empresas ya instaladas en la regi\u00f3n.<\/p>\n<p>Asimismo, la firma indic\u00f3 que contin\u00faa la demanda de espacio industrial por inquilinos de la <strong>industria automotriz<\/strong> y la <strong>manufactura ligera<\/strong>. Dichos sectores representan m\u00e1s de la mitad de la demanda, y se espera que esa tendencia se mantenga durante el primer semestre del 2025.<\/p>\n<p>\u201cEl <strong>Baj\u00edo<\/strong> se ha caracterizado por tener un <strong>cl\u00faster automotriz <\/strong>importante, en las cuatro entidades se han establecido plantas automotrices que han impulsado la comercializaci\u00f3n de espacios industriales.<\/p>\n<p>\u201cAl cierre del 2024, <strong>Quer\u00e9taro<\/strong> lider\u00f3 la demanda bruta de la regi\u00f3n, con el 42%, impulsado principalmente por transacciones de inquilinos de manufactura diversa. Por su parte, <strong>Guanajuato<\/strong> fue el segundo mercado con mayor absorci\u00f3n bruta, con el 24% de la actividad de comercializaci\u00f3n; <strong>San Luis Potos\u00ed<\/strong>, se coloc\u00f3 en la tercera posici\u00f3n, con el 21% de la absorci\u00f3n bruta, impulsada por transacciones de venta de terreno; y <strong>Aguascalientes<\/strong> represent\u00f3 el 12% de la comercializaci\u00f3n de espacios industriales\u201d, explic\u00f3 <strong>Rodrigo Folgueras, vicepresidente de la Regi\u00f3n Baj\u00edo de CBRE M\u00e9xico<\/strong>.<\/p>\n<p>Por otro lado, la <strong>tasa de vacancia<\/strong> cerr\u00f3 el \u00faltimo trimestre de 2024 (4T2024) en 3.6%, lo cual es 0.3% menor a la del cierre del 4T2023. <strong>Aguascalientes<\/strong> se mantuvo con la tasa de vacancia m\u00e1s baja de las cuatro entidades del Baj\u00edo, con 0.6%; mientras que <strong>Quer\u00e9taro<\/strong> fue el mercado con la mayor tasa de vacancia, con 4.5%, derivado de la nueva oferta que ingres\u00f3 vacante.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-6-1.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-153148 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-6-1.png\" alt=\"\" width=\"700\" height=\"365\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-6-1.png 966w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-6-1-300x157.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-6-1-768x401.png 768w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p><!--more--><\/p>\n<p>Con respecto al <strong>inventario<\/strong>, el reporte de <strong>CBRE<\/strong> destac\u00f3 que el <strong>Baj\u00edo<\/strong> cerr\u00f3 el 4T2024 con un total de 14.3 millones de m\u00b2 de espacio industrial, lo que represent\u00f3 un incremento anual del 5 por ciento.<\/p>\n<p>Los mercados con mayor crecimiento de inventario fueron <strong>Quer\u00e9taro<\/strong> y <strong>Guanajuato<\/strong>, aunque, en la segunda mitad del a\u00f1o, <strong>Aguascalientes<\/strong> mostr\u00f3 incremento en su inventario derivado de las transacciones por pre-arrendamientos.<\/p>\n<p>Finalmente, sobre la <strong>actividad de construcci\u00f3n<\/strong>, la firma indic\u00f3 que, al cierre del 4T2024, se registraron poco m\u00e1s de 576,000 m\u00b2 en desarrollo, de los cuales el 13% son proyectos Build to Suit y que ya est\u00e1n pre-arrendados.<\/p>\n<p>\u201cAl cierre del 2024, el <strong>Baj\u00edo<\/strong> reflej\u00f3 recuperaci\u00f3n con respecto al a\u00f1o anterior. La actividad en construcci\u00f3n se mantiene a un ritmo constante, tanto en naves especulativas como en proyectos hechos a la medida, y contin\u00faan las expansiones de los inquilinos ya instalados.<\/p>\n<p>\u201cDebido a la escasez de oferta en mercados del norte del pa\u00eds, el Baj\u00edo sigue representado una oportunidad para inversionistas y empresas en b\u00fasqueda de espacio industrial como efecto del <strong>nearshoring<\/strong>. A\u00fan cuando contin\u00faan retos importantes, se espera contin\u00fae la comercializaci\u00f3n de espacios durante 2025\u201d, asegur\u00f3
