{"id":152649,"date":"2025-01-08T18:38:09","date_gmt":"2025-01-09T00:38:09","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=152649"},"modified":"2025-01-08T18:38:09","modified_gmt":"2025-01-09T00:38:09","slug":"cae-demanda-oficinas-4t2024-solili","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cae-demanda-oficinas-4t2024-solili\/","title":{"rendered":"Cae 25% la demanda de oficinas en M\u00e9xico en el 4T2024: Solili"},"content":{"rendered":"<p><em>Por otro lado, la desocupaci\u00f3n de oficinas report\u00f3 un total de 89,000 m<\/em><em>\u00b2,<\/em><em> de los cuales el 93% corresponde al mercado de CDMX<\/em><!--more--><\/p>\n<p>De acuerdo con el \u00faltimo reporte del mercado de oficinas, elaborado por <strong>Solili<\/strong>, durante el cuarto trimestre de 2024 (4T2024), la actividad de <strong>arrendamiento de oficinas<\/strong> alcanz\u00f3 los 220,000 metros cuadrados (m\u00b2), lo que significa una disminuci\u00f3n del 23% frente al mismo trimestre del a\u00f1o anterior.<\/p>\n<p>El mercado corporativo de la <strong>Ciudad de M\u00e9xico<\/strong> lider\u00f3 en este rubro, ya que concentr\u00f3 el 67% de la ocupaci\u00f3n trimestral; seguida por <strong>Monterrey<\/strong> con el 21% y <strong>Guadalajara<\/strong> con el 6 por ciento.<\/p>\n<p>Asimismo, en el acumulado de 2024, la <strong>demanda de espacios de oficina<\/strong> alcanz\u00f3 un total de 817,000 m\u00b2 ocupados, lo que representa una ca\u00edda del 25% en comparaci\u00f3n con el total registrado durante 2023.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-19.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-152660 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-19.png\" alt=\"\" width=\"700\" height=\"433\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-19.png 1200w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-19-300x186.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-19-1000x618.png 1000w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/unnamed-19-768x475.png 768w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a>\n<p><!--more--><\/p>\n<p>Por otro lado, el <strong>inventario de oficinas<\/strong> en M\u00e9xico alcanz\u00f3 los 17.5 millones de m\u00b2 al cierre de 2024, distribuidos en los ocho principales mercados corporativos del pa\u00eds; y la <strong>vacancia<\/strong> se situ\u00f3 en 3 millones de m\u00b2, lo que representa un 17.1% del total.<\/p>\n<p>En tanto, la <strong>desocupaci\u00f3n de oficinas<\/strong> report\u00f3 un total de 89,000 m\u00b2 a nivel nacional, de los cuales el 93% corresponde al mercado de la CDMX; no obstante, las desocupaciones se mantienen en niveles moderados.<\/p>\n<p>Con respecto a la <strong>construcci\u00f3n de oficinas<\/strong>, Solili registr\u00f3 un total de 1.3 millones de m\u00b2 en desarrollo a nivel nacional, lo cual es 10% m\u00e1s que en 2023. La CDMX concentr\u00f3 el 58% de los desarrollos en proceso; seguida de Monterrey, con el 17%, y Guadalajara, con el 8 por ciento.<\/p>\n<p>Tan solo en el 4T2024, se inici\u00f3 la construcci\u00f3n de 42,000 m\u00b2 de oficinas a nivel nacional, principalmente en <strong>Tijuana<\/strong>, que concentr\u00f3 el 61% del espacio en construcci\u00f3n, seguida por la <strong>CDMX<\/strong> con el 33% y <strong>Monterrey<\/strong> con el 6% restante.<\/p>\n<p>Finalmente, <strong>Solili<\/strong> destac\u00f3 que los <strong>precios de renta de oficinas<\/strong> se mantuvieron estables durante todo el 2024, sin registrar variaciones significativas. Y, en el mes de diciembre, el precio promedio de renta a nivel nacional se situ\u00f3 en 20.10 d\u00f3lares\/m\u00b2\/mes, cifra similar a la registrada en el mismo mes de 2023.<\/p>\n<p>Los precios de renta m\u00e1s elevados se encontraron en el mercado de <strong>Tijuana<\/strong>, con 21.70 d\u00f3lares\/m\u00b2\/mes; y en la <strong>CDMX<\/strong>, con 20.99 d\u00f3lares\/m\u00b2\/mes; mientras que los precios m\u00e1s competitivos a nivel nacional est\u00e1n en <strong>Le\u00f3n<\/strong>, Guanajuato, con 11.79 d\u00f3lares\/m\u00b2\/mes, lo que representa casi un 40% por debajo del promedio nacional.<\/p>\n<p>\u201cEl <strong>mercado de oficinas mexicano<\/strong> contempla una serie de retos significativos para el resto de 2025, marcado por el cambio presidencial en Estados Unidos, lo que podr\u00eda traer consigo una serie de pol\u00edticas econ\u00f3micas que impacten en las relaciones comerciales bilaterales. En este contexto, el sector corporativo deber\u00e1 ajustarse a las nuevas condiciones para seguir creciendo y preservar la confianza de los inversionistas en el mercado\u201d, indic\u00f3 la
