Esto se debe a que pas\u00f3 de 54,672 unidades en 2017 a 93,799 unidades en el 2023.<\/p>\n<p>Actualmente, el portafolio nacional cuenta con 4,027 proyectos activos en 24 ciudades. De estas, la <strong>Ciudad de M\u00e9xico, Guadalajara y Monterrey <\/strong>concentran alrededor del<strong> 58% del inventario nacional. <\/strong><\/p>\n<p>De acuerdo con el Reporte de Verticalizaci\u00f3n de 4S Real Estate, estas tres ciudades tambi\u00e9n lideran la venta de vivienda vertical en el pa\u00eds. Al cierre de 2023, la\u00a0CDMX concentr\u00f3 el 39% de ventas en estos inmuebles, seguida por Guadalajara con un 17% y Monterrey concentrando el 9% de dichas ventas.<\/p>\n<p>Las urbes que complementan el top 10 de ciudades por ventas de vivienda vertical son: \u00a0Puerto Vallarta, Mazatl\u00e1n, Quer\u00e9taro, M\u00e9rida, Tulum, Puebla y Canc\u00fan.<\/p>\n<p>Marisol Becerra, regional partner MX-Centro en\u00a0<a href=\"https:\/\/4srealestate.com\/es\/\" target=\"_blank\" rel=\"noopener\">4S Real Estate<\/a>,\u00a0explic\u00f3 que, durante el a\u00f1o pasado, los segmentos que concentraron las ventas de vivienda vertical fueron:\u00a0<strong>residencial con el 35% de las ventas<\/strong>, medio con el 26%, residencial plus 19%, premium 17% y finalmente premium plus con el 2 por ciento.<\/p>\n<h2>Ciudades que lideran la venta de vivienda vertical<\/h2>\n<p>La consultora detall\u00f3 que, al cierre del <strong>primer semestre de 2019, Guadalajara contaba con 4,776 <a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-vertical-proyectos\/\" target=\"_blank\" rel=\"noopener\">viviendas<\/a>.<\/strong> En el mismo periodo de 2024, esta cifra alcanz\u00f3 las 12,265 unidades,<strong> triplicando pr\u00e1cticamente el inventario.<\/strong><\/p>\n<p>Adem\u00e1s, al t\u00e9rmino del <strong>tercer trimestre de 2019 (3T19),<\/strong> se vendieron cerca de <strong>800 unidades de vivienda vertical.<\/strong> Al cierre del <strong>segundo trimestre de 2024 (2T24),<\/strong> se comercializaron alrededor de <strong>2,200 unidades, lo que representa un crecimiento de casi el 180 %.<\/strong><\/p>\n<p>Por otro lado, 4S Real Estate se\u00f1al\u00f3 que, al cierre de octubre de 2024, la CDMX registr\u00f3 una absorci\u00f3n del 24% del inventario existente. De este, los <strong>20% de los departamentos en venta pertenecen al segmento de precio medio<\/strong>, entre 500,000 a dos millones de pesos (mdp), mientras que el resto son segmentos altos o premium plus.<\/p>\n<p>La empresa destac\u00f3 que, a pesar de los proyectos activos en colonias como <strong>Polanco, Del Valle, Roma, Condesa, Portales y Narvarte,<\/strong> persiste el d\u00e9ficit de unidades habitacionales disponibles en algunas zonas, subrayando la necesidad de nuevos desarrollos en la ciudad.<\/p>\n<p>Por su parte, Monterrey registra una absorci\u00f3n de vivienda vertical del <strong>23 %,<\/strong> principalmente en zonas como <strong>San Pedro Garza Garc\u00eda y Valle Oriente,<\/strong> lo que refleja la creciente demanda de espacios residenciales en ubicaciones c\u00e9ntricas y de alta plusval\u00eda.
