{"id":151964,"date":"2024-11-26T18:52:52","date_gmt":"2024-11-27T00:52:52","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=151964"},"modified":"2024-11-26T19:53:52","modified_gmt":"2024-11-27T01:53:52","slug":"venta-vivienda-zmvm-3t2024","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/venta-vivienda-zmvm-3t2024\/","title":{"rendered":"Venta de vivienda en la ZMVM crece 9.2% en el 3T2024"},"content":{"rendered":"<p><em>Por otro lado, el stock de vivienda disponible en la ZMVM disminuy\u00f3 1% en forma trimestral y 7.9% en forma anual<\/em><!--more--><\/p>\n<p>De acuerdo con el \u00faltimo <strong>Informe de Coyuntura Inmobiliaria<\/strong> de Tinsa M\u00e9xico, durante el tercer trimestre de 2024 (3T2024) se vendieron <strong>7,956 unidades de vivienda nueva<\/strong> en la Zona Metropolitana del Valle de M\u00e9xico (ZMVM).<\/p>\n<p>Lo anterior representa un <strong>crecimiento de 9.2%<\/strong> con respecto al trimestre inmediato anterior, as\u00ed como un <strong>aumento de 0.2%<\/strong> frente al mismo periodo del a\u00f1o anterior.<\/p>\n<p>Asimismo, el 47% de las viviendas vendidas corresponde a la <strong>Ciudad de M\u00e9xico<\/strong>, lo cual es 2% m\u00e1s que en el trimestre pasado; mientras que el 53% restante corresponde a los municipios conurbados del <strong>Estado de M\u00e9xico e Hidalgo<\/strong>.<\/p>\n<p>De igual manera, el informe indica que la <strong>zona norte de la ZMCDMX<\/strong> concentr\u00f3 el mayor n\u00famero de unidades de vivienda vendidas, con el 41%. Por su parte, la <strong>zona centro<\/strong> tuvo un incremento del 8% anual en el n\u00famero de unidades vendidas, con el 28% de participaci\u00f3n.<\/p>\n<p>Por segmento, el 48% de las unidades desplazadas en la <strong>CDMX<\/strong> corresponden a vivienda <strong>Residencial<\/strong>, seguido por el segmento <strong>Medio<\/strong> con 32%, <strong>Residencial Plus<\/strong> con 16% y <strong>Luxury<\/strong> con 5 por ciento.<\/p>\n<p>En tanto, en la zona metropolitana que corresponde al <strong>Edomex<\/strong>, la distribuci\u00f3n es diferente: 45% corresponde a vivienda <strong>Media<\/strong>; seguida por <strong>Tradicional<\/strong>, con el 40%; <strong>Residencial<\/strong>, con el 7%; <strong>Residencial Plus<\/strong>, con el 5%; y <strong>Luxury<\/strong>, con el 3 por ciento.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/1.-VENTAS-POR-SEGMENTO-3T2024_TINSA-MX.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" \/><\/a>\n<p><!--more--><\/p>\n<p>Por otro lado, Tinsa indic\u00f3 que, a pesar de que en el 3T2024 se ingresaron 93 proyectos nuevos al mercado de vivienda del Valle de M\u00e9xico, el <strong>stock disponible<\/strong> disminuy\u00f3 1.0% en forma trimestral y 7.9% en forma anual.<\/p>\n<p>Finalmente, con respecto al 3T2023, se observ\u00f3 una variaci\u00f3n del 7.7% anual en los <strong>precios promedio de venta<\/strong>, y del 11.2% anual en el <strong>valor por metro cuadrado<\/strong> (m\u00b2); mientras que el tama\u00f1o promedio de las unidades es de 87.7 m\u00b2 al
