{"id":151788,"date":"2024-11-14T18:19:23","date_gmt":"2024-11-15T00:19:23","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=151788"},"modified":"2024-11-14T18:42:38","modified_gmt":"2024-11-15T00:42:38","slug":"funo-crecimiento-2028","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/funo-crecimiento-2028\/","title":{"rendered":"FUNO proyecta 35% de crecimiento en ingresos para 2028"},"content":{"rendered":"<p><em>En conjunto, FUNO construye 1.5 millones de m\u00b2 <\/em><em>adicionales de espacio industrial <\/em><!--more--><\/p>\n<p>Gonzalo Robina, director general adjunto de<a href=\"https:\/\/funo.mx\/\" target=\"_blank\" rel=\"noopener\"> Fibra Uno<\/a> (FUNO), indic\u00f3 que el fideicomiso cerrar\u00e1 el a\u00f1o con un Ingreso Neto Operativo (NOI) de 21,512 millones de pesos (mdp). No obstante, contemplan un <strong>crecimiento del 35% para el 2028, alcanzando los <\/strong><strong>29,067 mdp<\/strong>.<\/p>\n<p>En el marco de su D\u00eda de Inversionistas, Robina indic\u00f3 que la fibra muestra indicadores alentadores. Al igual que el NOI, uno de los aspectos que podr\u00edan presentar un marcado <strong>incremento ser\u00e1 el costo de cada acci\u00f3n anualmente<\/strong>.<\/p>\n<blockquote><p>\u201cOtro de los puntos interesantes es la distribuci\u00f3n qu\u00e9 se piensa hacer\u00a0a cada tenedor de acci\u00f3n de FUNO, de un certificado. Para este a\u00f1o de 2024 tenemos proyectado\u00a0en el orden de 2.40 pesos\u00a0por acci\u00f3n al a\u00f1o; para el 2028 estamos proyectando 4.34 pesos, lo que representa un 80% de incremento\u201d, detall\u00f3.<\/p><\/blockquote>\n<p>En ese sentido, el director general adjunto de FUNO indic\u00f3 que, para que estos incrementos puedan cumplirse con un amplio rango de diferencia, influir\u00e1n factores que ya contemplan, como los incrementos en los costos de renta, el crecimiento en ocupaci\u00f3n, una baja en las tasas de intereses, el costo del financiamiento en general, entre otros.<\/p>\n<p>Ante los cambios de gobierno en M\u00e9xico y Estados Unidos, Robina se\u00f1al\u00f3 que <a href=\"https:\/\/centrourbano.com\/revista\/?s=funo\" target=\"_blank\" rel=\"noopener\">Fibra Uno<\/a> tiene mucha confianza en el desarrollo del sector inmobiliario mexicano, sin importar el cambio de administraciones. Por ello, la empresa cuenta <strong>con proyectos que incrementar\u00e1n su portafolio en diversos sectores.<\/strong><\/p>\n<blockquote><p>\u201cQuienes invertimos en bienes ra\u00edces no invertimos para los pr\u00f3ximos 6 a\u00f1os, invertimos para los pr\u00f3ximos 50. Entonces nos va a tocar ver a la actual presidenta y otros cinco, entonces de alguna manera, nosotros seguimos adelante con nuestros planes\u201d, platic\u00f3.<\/p><\/blockquote>\n<p>Gonzalo Robina se\u00f1al\u00f3 que, si bien el mercado inmobiliario cuenta con oportunidades de crecimiento, el nearshoring ha impulsado a los participantes del sector a enfocar su atenci\u00f3n a la industria. De modo que los miembros de FUNO trabajan en la instalaci\u00f3n de 1.5 millones de metros cuadrados (m\u00b2) de espacios industriales.<\/p>\n<blockquote><p>\u201cHoy a nivel grupo se est\u00e1n construyendo 1.5 millones de m\u00b2\u00a0adicionales de naves industriales.
