{"id":151644,"date":"2024-11-06T18:09:45","date_gmt":"2024-11-07T00:09:45","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=151644"},"modified":"2024-11-06T18:43:51","modified_gmt":"2024-11-07T00:43:51","slug":"absorcion-industrial-mty","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/absorcion-industrial-mty\/","title":{"rendered":"Absorci\u00f3n industrial en Mty, en crecimiento los pr\u00f3ximos 4 a\u00f1os"},"content":{"rendered":"<p><em>Torres resalt\u00f3 que en los pr\u00f3ximos tres o cuatro a\u00f1os, la absorci\u00f3n industrial en Monterrey continuar\u00e1 rondando el mill\u00f3n de m\u00b2<\/em><!--more--><\/p>\n<p>Ignacio Torres, CEO de <a href=\"https:\/\/4srealestate.com\/es\/\" target=\"_blank\" rel=\"noopener\">4S Real Estate<\/a>, coment\u00f3 que, en los \u00faltimos a\u00f1os, el sector industrial se ha visto beneficiado por una <strong>tendencia de crecimiento<\/strong>, fen\u00f3meno que registr\u00f3, en algunos casos, sus mejores cifras en el 2023. No obstante, al cierre de septiembre, el tercer trimestre del 2024 (3Q24), muestra cifras muy cercanas al a\u00f1o anterior, consolidando as\u00ed dicha tendencia.<\/p>\n<p>A trav\u00e9s del Webinar \u201cPanorama inmobiliario en Monterrey\u201d, el especialista explic\u00f3 que, en 2023, Monterrey alcanz\u00f3 una oferta industrial de 16 millones de metros cuadrados (m\u00b2), cifra que ya ha sido superada por el 2024, ya que actualmente la entidad cuenta con <strong>17,265,000 m\u00b2. <\/strong><\/p>\n<p>Torres indic\u00f3 que, de igual manera, el precio de salida de los espacios industriales tambi\u00e9n ha n presentado un alza en sus precios. Hace algunos a\u00f1os, <strong>el costo por m\u00b2 al mes era de <\/strong><strong>4.78 d\u00f3lares, sin embargo, hoy se encuentra en siete d\u00f3lares.<\/strong><\/p>\n<blockquote><p>\u201cEstamos hablando de un crecimiento important\u00edsimo en cuesti\u00f3n industrial, y lo importante es que los precios de salida siguen creciendo en Monterrey (\u2026) en 2021, estamos hablando de 4.78 d\u00f3lares el m\u00b2 por mes. Hoy en d\u00eda pr\u00e1cticamente estamos hablando de 7 d\u00f3lares por m\u00b2 por mes\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>El CEO de <a href=\"https:\/\/centrourbano.com\/revista\/?s=4s+real+state\" target=\"_blank\" rel=\"noopener\">4S Real Estate<\/a> se\u00f1al\u00f3 que, a pesar de que la absorci\u00f3n industrial este a\u00f1o presenta una contracci\u00f3n de 350,000 m\u00b2, considera que no es una cifra alarmante, pues <strong>la tendencia industrial en Monterrey continuar\u00e1 al menos los pr\u00f3ximos cuatro a\u00f1os. <\/strong><\/p>\n<blockquote><p>\u201cEs importante mencionar que, al 3Q24, estamos hablando de 797,000\u00a0m\u00b2 absorbidos, faltando un trimestre. Si extrapolamos, pr\u00e1cticamente estar\u00edamos rozando el 1,050,000 de m\u00b2 vs el 1,400,000\u00a0que tuvimos el a\u00f1o pasado\u00a0(&#8230;) hay un decrecimiento, pero esto es un efecto a largo plazo que, si bien tiene una bajada, seguir\u00e1 manteniendo los n\u00fameros los pr\u00f3ximos tres o cuatro a\u00f1os\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>Acerca de esta contracci\u00f3n, Ignacio Torres se\u00f1al\u00f3 que se debe a diversos factores, como la llegada de grandes empresas a Monterrey, como Tesla, y el panorama pol\u00edtico, entre otros, mismos que <strong>afectan el n\u00famero de <\/strong><strong>m\u00b2 absorbidos, pero no la tendencia industrial en la ciudad. <\/strong><\/p>\n<blockquote><p>\u201cFactores pol\u00edticos y el tema de las reformas han metido turbulencia. Tambi\u00e9n las noticias acerca de la llegada o no llegada de Tesla, pues se han desacelerado algunas inversiones; tambi\u00e9n vemos que la llegada de Volvo ha activado m\u00e1s cosas, pero creemos que Monterrey va a seguir en una tendencia y un crecimiento. No sabemos si todos los a\u00f1os llega al 1,400,000 m\u00b2 (absorbidos) pero seguramente estar\u00e1 alrededor del mill\u00f3n por a\u00f1o por los pr\u00f3ximos tres o cuatro a\u00f1os\u201d,
