{"id":15163,"date":"2015-02-11T09:00:13","date_gmt":"2015-02-11T15:00:13","guid":{"rendered":"http:\/\/centrourbano.com\/?p=15163"},"modified":"2015-02-11T09:26:07","modified_gmt":"2015-02-11T15:26:07","slug":"regularan-vivienda-vertical-en-guadalajara","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/regularan-vivienda-vertical-en-guadalajara\/","title":{"rendered":"Regular\u00e1n vivienda vertical en Guadalajara"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><strong><em>Se dar\u00e1 prioridad a la construcci\u00f3n en corredores a construcciones de 15 pisos que cuenten con servicios, infraestructura, estacionamientos y \u00e1reas verdes<\/em><\/strong><\/p>\n<p><!--more--><\/p>\n<p>El pleno del Ayuntamiento de Guadalajara aprob\u00f3 50 Planes Parciales en el municipio para regular vivienda vertical en zonas espec\u00edficas y potenciar el desarrollo de la ciudad.<\/p>\n<p>El n\u00famero de pisos permitidos en edificios ubicados en estos corredores pasar\u00e1n de ocho a 15, siempre y cuando se trate de lugares en donde se asegure servicio de transporte, infraestructura hidr\u00e1ulica, estacionamiento en algunos casos, y \u00e1reas verdes.<\/p>\n<p>La altura se establece de acuerdo con la superficie del terreno y el entorno, explic\u00f3 el vocal ejecutivo de la Comisi\u00f3n de Planeaci\u00f3n Urbana de Guadalajara (Coplaur), Diego Delf\u00edn.<\/p>\n<p>En los nuevos Planes Parciales se establece que las zonas habitacionales se quedar\u00e1n como est\u00e1n, y que el crecimiento vertical con giros mixtos se establece s\u00f3lo en los pol\u00edgonos comerciales, as\u00ed como en corredores y avenidas principales.<\/p>\n<p>\u201cLas \u00e1reas mixtas en los planes pr\u00e1cticamente est\u00e1n en donde mismo que en los planes vigentes; se est\u00e1 ordenando direccionar los usos mixtos a los corredores, a las principales avenidas; hay una serie de requisitos o condiciones que se est\u00e1n pidiendo para ciertos giros\u201d, inform\u00f3.<\/p>\n<p>Por su parte, el regidor presidente de la comisi\u00f3n de Planeaci\u00f3n y Desarrollo Urbano, Jos\u00e9 Luis Ayala Cornejo, resalt\u00f3 la importancia de la aprobaci\u00f3n de los planes, pues existen algunos que no se actualizan desde hace 12 a\u00f1os, como los de la Zona 1 y 2, en el Centro y la Minerva, respectivamente.<\/p>\n<p>\u201cPara que la ciudad tenga documentos certeros y que den certeza jur\u00eddica tanto a vecinos como a los desarrolladores, creo que la importancia de estos documentos es actualizar la norma que permita un mayor orden en el desarrollo de la ciudad\u201d, se\u00f1al\u00f3.<\/p>\n<p>El no actualizar la norma para el desarrollo en una ciudad, sobre todo en sus zonas m\u00e1s din\u00e1micas y cambiantes, provoca que se pierda el orden del crecimiento, fomenta la corrupci\u00f3n y la judicializaci\u00f3n de los procesos para lograr ciertos permisos, por ello la importancia de esta aprobaci\u00f3n, indic\u00f3 Delf\u00edn.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
