{"id":151550,"date":"2024-10-31T17:28:53","date_gmt":"2024-10-31T23:28:53","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=151550"},"modified":"2024-12-09T17:17:15","modified_gmt":"2024-12-09T23:17:15","slug":"parques-industriales-demanda-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/parques-industriales-demanda-cdmx\/","title":{"rendered":"Parques industriales: demanda bruta en CDMX crece 55%"},"content":{"rendered":"<p><em>La consultora se\u00f1al\u00f3 que, durante el 3T24, lo parques industriales m\u00e1s solicitados en la capital del pa\u00eds fueron del tipo BTS <\/em><!--more--><\/p>\n<p>De acuerdo con datos de <a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\">CBRE M\u00e9xico<\/a>, en el tercer trimestre de 2024 (3T24), el mercado industrial de la Ciudad de M\u00e9xico y la Zona Metropolitana (ZMCDMX) alcanz\u00f3 una <strong>demanda bruta<\/strong> de <strong>1.2 millones de metros cuadrados <\/strong>(m\u00b2), cifra <strong>55% mayor<\/strong> a la registrada en el mismo <strong>periodo de 2023<\/strong>. Se estima que este indicador supere los 1.4 millones de m\u00b2 al cierre del a\u00f1o.<\/p>\n<p>A trav\u00e9s del MarketView Industrial, CBRE se\u00f1al\u00f3 que la <strong>nueva oferta de parques industriales registr\u00f3 175,000 m\u00b2.<\/strong> De dicha cifra, el <strong>70% se concentr\u00f3 en Cuautitl\u00e1n<\/strong>, consolid\u00e1ndose como el corredor m\u00e1s grande y representando el 39% del inventario total, seguido de Tlalnepantla con el 11% y Vallejo \u2013 Azcapotzalco con el 4 por ciento. \u00a0El 30% restante de los nuevos espacios ingresaron a Tultitl\u00e1n y Coyoac\u00e1n con un proyecto Last Mile.<\/p>\n<p>Por otro lado, durante el 3T24, los corredores de la CDMX registraron el <strong>inicio de construcci\u00f3n de 181,000 m\u00b2<\/strong>, concentrados en los corredores Cuautitl\u00e1n, Tultitl\u00e1n, Vallejo e Iztacalco.<\/p>\n<p><a href=\"https:\/\/centrourbano.com\/revista\/?s=cbre\" target=\"_blank\" rel=\"noopener\">CBRE<\/a> contempla que al inicio del <strong>pr\u00f3ximo a\u00f1o<\/strong> comenzar\u00e1 la <strong>construcci\u00f3n de 2 millones de m\u00b2,<\/strong> de los cuales el 63% de los parques industriales ser\u00e1n del tipo <strong>Built to Suit <\/strong>(BTS), por lo que el 37% restante ser\u00e1 para proyectos especulativos.<\/p>\n<p>Adem\u00e1s, la consultora se\u00f1al\u00f3 que el tercer trimestre del a\u00f1o 3T 2024 cerr\u00f3 con <strong>2.3% de tasa de vacancia<\/strong>, es decir 258,000 m\u00b2, lo que representa un incremento de 1.4 puntos porcentuales en comparaci\u00f3n con el mismo lapso de 2023.<\/p>\n<p>Cabe indicar que el <strong>corredor Huehuetoca \u2013 Tepeji report\u00f3 el 33% de vacancia<\/strong>, mientras que el CTT se mantiene en sus m\u00ednimos hist\u00f3ricos con el 0.8% en conjunto. El an\u00e1lisis de la empresa proyecta que la vacancia se mantenga a la baja debido a la tendencia de pre-arrendamientos en el mercado.<\/p>\n<p>Finalmente, CBRE M\u00e9xico indic\u00f3 que los sectores que cuentan con mayor presencia en los parques industriales de la CDMX son el <strong>sector log\u00edstico con el 59% de las operaciones<\/strong> realizadas en lo que va del a\u00f1o,
