{"id":150997,"date":"2024-10-04T16:29:13","date_gmt":"2024-10-04T22:29:13","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=150997"},"modified":"2024-10-04T19:00:29","modified_gmt":"2024-10-05T01:00:29","slug":"congreso-reformas-vivienda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/congreso-reformas-vivienda\/","title":{"rendered":"Congreso capitalino aprueba reformas en materia de vivienda"},"content":{"rendered":"<p><em>A trav\u00e9s de las reformas, el gobierno capitalino busca disminuir el aumento de los precios de las viviendas, atender la gentrificaci\u00f3n y facilitar el acceso a vivienda adecuada<\/em><!--more--><\/p>\n<p>Mart\u00ed <a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/batres-ultimo-informe-actividades\/\" target=\"_blank\" rel=\"noopener\">Batres Guadarrama<\/a>, jefe de Gobierno de la Ciudad de M\u00e9xico, inform\u00f3 que el <a href=\"https:\/\/www.congresocdmx.gob.mx\/\" target=\"_blank\" rel=\"noopener\">Congreso Capitalino<\/a> aprob\u00f3 cinco reformas propuestas durante su administraci\u00f3n. Estas iniciativas incluyen la creaci\u00f3n de <strong>nuevas secretar\u00edas, acciones en materia de vivienda y gentrificaci\u00f3n<\/strong>.<\/p>\n<p>El funcionario se\u00f1al\u00f3 que las reformas aprobadas consisten en la creaci\u00f3n de las Secretar\u00edas de Gesti\u00f3n Integral del Agua; Vivienda; y Planeaci\u00f3n, Ordenamiento Territorial y Coordinaci\u00f3n Metropolitana.<\/p>\n<p>En el primer caso, la nueva dependencia \u201cabordar\u00e1 los desaf\u00edos h\u00eddricos de la capital, gestionar\u00e1 el agua y ser\u00e1 la encargada de las pol\u00edticas p\u00fablicas que beneficien a la sociedad\u201d. De modo que, se encargar\u00e1 de labores como <strong>la instalaci\u00f3n de captadores de lluvia<\/strong>, manejo y ejecuci\u00f3n de obras de prevenci\u00f3n, hundimientos y <strong>construcciones de pozos<\/strong>, entre otras.<\/p>\n<p>Por otro lado, la nueva Secretar\u00eda de Vivienda facilitar\u00e1 el acceso a <strong>hogares dignos para \u201csectores prioritarios y vulnerables\u201d,<\/strong> as\u00ed como ayudar\u00e1 a frenar la gentrificaci\u00f3n y mejorar la vivienda social.<\/p>\n<p>Por su parte, la Secretar\u00eda de Planeaci\u00f3n, Ordenamiento Territorial y Coordinaci\u00f3n Metropolitana se encargar\u00e1 de dirigir las \u00e1reas de la zona metropolitana, del desarrollo urbano y el ordenamiento del territorio, como su nombre lo indica.<\/p>\n<p>El paquete de reformas aprobado tambi\u00e9n contempla la modificaci\u00f3n del antepen\u00faltimo p\u00e1rrafo del Art\u00edculo 26 de la Ley para la Reconstrucci\u00f3n Integral de la ciudad, en materia de arrendamiento de vivienda. Este cambio busca que la ciudadan\u00eda en general, incluidos los damnificados por el sismo de 2017, pueda acceder a <strong>vivienda adecuada.<\/strong><\/p>\n<p>A trav\u00e9s de este apartado, el gobierno capitalino espera <strong>disminuir la gentrificaci\u00f3n<\/strong>, al ofrecer <strong>viviendas m\u00e1s asequibles en zonas c\u00e9ntricas<\/strong> de la ciudad, beneficiando principalmente a j\u00f3venes.<\/p>\n<p>Finalmente, el Congreso Capitalino aprob\u00f3 la iniciativa para adicionar un cuarto p\u00e1rrafo al Art\u00edculo 61 Sexies de la Ley de Turismo de la CDMX, el Art\u00edculo 36 Bis a la Ley de Vivienda y un p\u00e1rrafo al Art\u00edculo 22 de la Ley para la Reconstrucci\u00f3n Integral Local, en materia de regulaci\u00f3n de estancia tur\u00edstica eventual.<\/p>\n<p>El este conjunto de modificaciones tiene dos objetivos: permitir que los\u00a0departamentos edificados a partir de la reconstrucci\u00f3n que no han sido vendidos <strong>puedan rentarse a bajo costo<\/strong>; y poner <strong>l\u00edmites en materia de\u00a0hospedaje digital <\/strong>en plataformas como Airbnb.<\/p>\n<p>As\u00ed, el GCDMX busca disminuir el <strong>aumento de los precios de las viviendas<\/strong>, atender la gentrificaci\u00f3n e impulsar un <strong>equilibrio en la industria hotelera
