Y si bien nuestros padres y abuelos tuvieron, en muchos casos, las condiciones necesarias para hacerse de un patrimonio que posteriormente heredaron a sus hijos y nietos, hoy en d\u00eda es cada vez m\u00e1s complicado lograr el sue\u00f1o de un hogar propio, y no s\u00f3lo en M\u00e9xico, sino en otros pa\u00edses.<\/p>\n<p>Las generaciones millennial y centennial se encuentran ante limitaciones relacionadas al acceso a vivienda ya sea por el alto precio de los inmuebles, la falta de accesos a cr\u00e9ditos hipotecarios, el desempleo y la elevada rotaci\u00f3n en los lugares de trabajo (y por lo tanto la falta de ahorro para este prop\u00f3sito), entre otras. Esta situaci\u00f3n trata de paliarse a trav\u00e9s de programas de apoyo como el que recientemente anunci\u00f3 el gobierno de la CDMX.<\/p>\n<p>El <a href=\"https:\/\/gobierno.cdmx.gob.mx\/noticias\/inicio-de-obra-del-primer-proyecto-de-vivienda-social-en-renta-para-jovenes-de-la-ciudad-de-mexico-2024\/\">programa<\/a> \u201cVivienda Social en Renta para J\u00f3venes de la Ciudad de M\u00e9xico 2024\u201d pretende beneficiar a 158 j\u00f3venes de entre 18 y 35 a\u00f1os para tener acceso a vivienda digna por rentas de entre $2,500 y $5,000 pesos mensuales. Este programa es un paso entre los muchos que se tienen que dar para cubrir las necesidades de vivienda de este segmento demogr\u00e1fico que alcanza los 37.7 millones de acuerdo con cifras del <a href=\"https:\/\/inegi.org.mx\/app\/saladeprensa\/noticia.html?id=8378#:~:text=De%20acuerdo%20con%20los%20datos,del%20pa%C3%ADs%20(125.5%20millones).\">INEGI<\/a>.<\/p>\n<p>Por ello, desde hace tiempo se habla de la necesidad de la implementaci\u00f3n de una pol\u00edtica de vivienda enfocada en los j\u00f3venes desde instancias gubernamentales. Por su parte, las instituciones financieras han ido desarrollando productos financieros con este objetivo, o desde el gobierno se han ampliado las opciones de acceso a cr\u00e9ditos ampliando las opciones para ejercer los puntos de Infonavit (con familia, amigos o pareja).<\/p>\n<p>El precio de la vivienda cambia de acuerdo con el tama\u00f1o y los diferentes amenities y caracter\u00edsticas que ofrezca. Los costos var\u00edan y dependen de si estamos hablando de una vivienda de inter\u00e9s social o una vivienda de lujo, de la zona y ciudad en la que se encuentre.<\/p>\n<p>De acuerdo con la <a href=\"https:\/\/adi.org.mx\/comunicacion\/blog\/%C2%BFqu%C3%A9-le-interesa-a-la-generaci%C3%B3n-z-sobre-la-vivienda.html\">Asociaci\u00f3n de Desarrollares Inmobiliarios<\/a> (ADI), lo que est\u00e1 buscando la generaci\u00f3n Z en sus futuras viviendas son opciones que sean m\u00e1s eficientes en el uso de energ\u00eda, la sostenibilidad y espacios donde puedan desarrollar enfoques de vida wellness en esquemas de vivienda compartida o coliving, renta o compra, pero el principal reto al que se enfrentan es al financiero y no contar con historial crediticio.<\/p>\n<p>Aunque parece que las condiciones no son las ideales para que la poblaci\u00f3n joven logre adquirir un patrimonio, es un hecho que desde distintas instancias (gubernamentales, de asociaciones y desarrolladores) se tendr\u00e1 que atender y brindar opciones para que las nuevas generaciones accedan a una vivienda digna, uno de los derechos humanos b\u00e1sicos.<!--more--><\/p>\n<p style=\"text-align:
