{"id":150814,"date":"2024-09-25T15:22:17","date_gmt":"2024-09-25T21:22:17","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=150814"},"modified":"2024-09-25T15:22:17","modified_gmt":"2024-09-25T21:22:17","slug":"credito-hipotecario-mexico-2","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/credito-hipotecario-mexico-2\/","title":{"rendered":"El cr\u00e9dito hipotecario en M\u00e9xico: Infonavit y Fovissste impulsan la vivienda nueva en el primer semestre de 2024"},"content":{"rendered":"<p><em>Por Gerardo Trejo*<\/em><!--more--><\/p>\n<p>De acuerdo con la informaci\u00f3n m\u00e1s reciente del Sistema Nacional de Informaci\u00f3n e Indicadores de Vivienda (SNIIV), en el primer semestre de 2024 se otorgaron 118,501 cr\u00e9ditos para la adquisici\u00f3n de vivienda nueva. Este comportamiento refleja din\u00e1micas distintas entre los organismos financieros del sector, con crecimientos importantes en algunos y contracciones en otros.<\/p>\n<h2>Infonavit lidera el mercado<\/h2>\n<p>El Instituto del Fondo Nacional de la Vivienda para los Trabajadores (Infonavit) lider\u00f3 el mercado con 79,287 cr\u00e9ditos, lo que represent\u00f3 el 66.9% del total de cr\u00e9ditos otorgados. Este organismo experiment\u00f3 un crecimiento anual del 12.5%, consolid\u00e1ndose como el principal impulsor de cr\u00e9ditos hipotecario en el pa\u00eds. La mayor parte de los cr\u00e9ditos de Infonavit se concentraron en el segmento de vivienda tradicional, con 34,940 cr\u00e9ditos (44.1%), seguido por la vivienda media con 18,876 cr\u00e9ditos (23.8%) y la vivienda de inter\u00e9s social (VIS) con 18,180 cr\u00e9ditos (22.9%). El segmento residencial registr\u00f3 una menor participaci\u00f3n, con 7,291 cr\u00e9ditos (9.2%).<\/p>\n<h2>La Banca comercial enfrenta una contracci\u00f3n, pero destaca en vivienda residencial y media<\/h2>\n<p>Por su parte, la Banca comercial, aunque se mantiene como el segundo organismo m\u00e1s importante en t\u00e9rminos de participaci\u00f3n, registr\u00f3 una contracci\u00f3n del 20.6% en comparaci\u00f3n con el mismo periodo de 2023, otorgando 29,873 cr\u00e9ditos, lo que represent\u00f3 el 25.25 del total. En t\u00e9rminos de distribuci\u00f3n, la Banca comercial destac\u00f3 en el segmento de vivienda residencial, con 16,738 cr\u00e9ditos (56.0%), seguido del segmento del segmento de vivienda media con 11,198 cr\u00e9ditos (37.5%). Los segmentos tradicional y VIS tuvieron una participaci\u00f3n mucho menor, con 1,808 cr\u00e9ditos (6.1%) y 129 cr\u00e9ditos (0.4%), respectivamente.<\/p>\n<h2>Crecimiento moderado en Fovissste<\/h2>\n<p>El Fondo de la Vivienda del Instituto de Seguridad y Servicios Sociales de los Trabajadores del Estado (Fovissste) otorg\u00f3 8,185 cr\u00e9ditos, lo que represent\u00f3 el 6.9% del total y un crecimiento anual del (7.7%). Fovissste concentr\u00f3 sus cr\u00e9ditos principalmente en los segmentos de vivienda media y tradicional, con 3,836 cr\u00e9ditos (46.9%) y 3,653 cr\u00e9ditos (44.8%) respectivamente. En menor medida, el segmento residencial registr\u00f3 415 cr\u00e9ditos (5.1%) y la VIS 281 cr\u00e9ditos (3.45).<\/p>\n<h2>Otros organismos: fuerte enfoque en la VIS<\/h2>\n<p>Los dem\u00e1s organismos, que representan el 1.0% del total del mercado, otorgaron 1,156 cr\u00e9ditos, lo que supuso una disminuci\u00f3n del 19.9% en comparaci\u00f3n con el a\u00f1o anterior. La mayor\u00eda de estos cr\u00e9ditos se concentr\u00f3 en el segmento de vivienda de inter\u00e9s social, con 770 cr\u00e9ditos (67.4%), seguido por la vivienda tradicional con 193 cr\u00e9ditos (16.7%) y la vivienda media con 181 cr\u00e9ditos (15.7%). En el segmento residencial solo se registraron 3 cr\u00e9ditos (0.3%).<\/p>\n<h2>Ticket Promedio del primer semestre de 2024<\/h2>\n<p>El ticket promedio es otro aspecto relevante para entender el comportamiento del mercado. Infonavit registr\u00f3 un ticket promedio de $680,301 pesos, con un incremento del 9.4%. Fovissste report\u00f3 un ticket promedio de $881, 301 pesos, destacando un crecimiento del 16.4%. En contraste, la Banca ofreci\u00f3 un ticket promedio significativamente mayor, alcanzando los $2,215,997 pesos, lo que representa un incremento del 5.3%, mientras que otros organismos registraron un ticket promedio de $843,666 pesos, con una disminuci\u00f3n del 2.1%.<\/p>\n<h2>Perspectivas para el cierre 2024<\/h2>\n<p>El comportamiento del cr\u00e9dito hipotecario en el primer semestre de 2024 subraya el papel preponderante del Infonavit y el crecimiento constante de Fovissste, mientras que la Banca enfrenta desaf\u00edos importantes. La contracci\u00f3n en el cr\u00e9dito otorgado por los bancos, junto con el crecimiento en los segmentos de vivienda media y tradicional por parte del Infonavit y Fovissste, subraya la necesidad de ajustar las estrategias financieras y de cr\u00e9dito para atender mejor las demandas de los distintos segmentos de vivienda. A medida que el a\u00f1o avanza hacia su cierre, ser\u00e1 clave monitorear c\u00f3mo estos organismos adaptan sus pol\u00edticas a las tendencias del mercado.<\/p>\n<a
