{"id":150398,"date":"2024-08-29T18:38:09","date_gmt":"2024-08-30T00:38:09","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=150398"},"modified":"2024-08-29T19:27:56","modified_gmt":"2024-08-30T01:27:56","slug":"nearshoring-crecimiento-fibras","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-crecimiento-fibras\/","title":{"rendered":"Nearshoring, crecimiento para todas las fibras: Amefibra"},"content":{"rendered":"<p><em>Las especialistas de Amefibra resaltaron que el crecimiento del nearshoring impulsar\u00e1 el desarrollo de diversos sectores, no solo el industrial <\/em><!--more--><\/p>\n<p>En entrevista con <a href=\"https:\/\/centrourbano.com\/revista\/centro-urbano-home\/%e2%96%b6%ef%b8%8f-video-fibras-y-su-apuesta-por-la-sustentabilidad\/\" target=\"_blank\" rel=\"noopener\">Centro Urbano Home<\/a>, Josefina Mois\u00e9s, directora general\u00a0de la Asociaci\u00f3n Mexicana de Fibras Inmobiliarias (<a href=\"https:\/\/amefibra.com\/\" target=\"_blank\" rel=\"noopener\">Amefibra<\/a>), se\u00f1al\u00f3 que, durante 2023, el <strong>nearshoring absorbi\u00f3 cinco millones de metros cuadrados industriales<\/strong> (m\u00b2) y que, <strong>para este a\u00f1o<\/strong>, se estima que la cifra alcance los <strong>siete millones de m\u00b2<\/strong>, situaci\u00f3n que la Asociaci\u00f3n espera favorezca a todas las fibras inmobiliarias.<\/p>\n<p>Por su parte, Mary Carmen Hern\u00e1ndez, copresidenta del comit\u00e9 de sustentabilidad, record\u00f3 que el fen\u00f3meno del nearshoring se desarrolla en el pa\u00eds como una consecuencia de los conflictos comerciales entre Estados Unidos (EU) y China. En 2015, el 22% de los <strong>productos\u00a0que importaba EU<\/strong>, eran chinos, sin embargo, esta cifra cay\u00f3 al <strong>13 por ciento<\/strong>, representando una <strong>oportunidad de crecimiento para<\/strong><strong> M\u00e9xico<\/strong>.<\/p>\n<p>Diversos especialistas han se\u00f1alado que el nearshoring es una situaci\u00f3n a largo plazo en el pa\u00eds. En ese sentido, Mary Carmen Hern\u00e1ndez, tambi\u00e9n directora de sustentabilidad de Fibra Shop resalt\u00f3 que, si bien el auge de este fen\u00f3meno se sit\u00faa en la parte industrial, en <strong>un futuro podr\u00eda abarcar a todos los sectores.<\/strong><\/p>\n<blockquote><p>\u201cSi bien ahorita los ojos del nearshoring est\u00e1n en la parte industrial, todo el tema de naves industriales, creemos que la segunda ola del nearshoring nos beneficiar\u00e1 tambi\u00e9n a nosotros, que somos, una fibra dedicada a centros de vida, centros comerciales, propiedades en donde se lleva a cabo comercio y tambi\u00e9n la parte hotelera\u201d coment\u00f3.<\/p><\/blockquote>\n<p>Por lo tanto, Hern\u00e1ndez indic\u00f3 que los <strong>parques industriales y sus trabajadores demandar\u00e1n servicios cerca de los centros de trabajo<\/strong>, situaci\u00f3n que representa una <strong>oportunidad para todas las fibras<\/strong> inmobiliarias.<\/p>\n<blockquote><p>\u201cEl nearshoring se acompa\u00f1a de naves industriales y de la infraestructura que viene alrededor, de la gente que viene a vivir, sobre todo a la parte del baj\u00edo y el norte, en donde est\u00e1 muy presente el nearshoring. Entonces, esto lo vemos como una oportunidad tanto de crecimiento, de expansi\u00f3n, de generar empleos, de apoyar tambi\u00e9n a los estados en\u00a0la econom\u00eda local. Es una ventaja que estamos viendo todas las fibras, porque abarca a todas y a todos los sectores\u201d, platic\u00f3.<\/p><\/blockquote>\n<p>Al respecto, Josefina Mois\u00e9s se\u00f1al\u00f3 que, el crecimiento que ha presentado el nearshoring en los \u00faltimos a\u00f1os ha sido constante y tendr\u00eda efectos a largo plazo, raz\u00f3n por la cual es necesario que desarrolladores y empresas<strong> consideren las instalaciones y servicios necesarios para la llegada de naves industriales<\/strong> a una regi\u00f3n.<\/p>\n<p>As\u00ed, la construcci\u00f3n de espacios industriales en el pa\u00eds har\u00e1 evidente la <strong>necesidad de contar con la infraestructura necesaria para su operaci\u00f3n<\/strong>, as\u00ed como servicios, hospedaje, vivienda y dem\u00e1s para sus trabajadores.<\/p>\n<blockquote><p>\u201cNo es s\u00f3lo nada m\u00e1s ir, poner un parque industrial y ya, debe tener lo que necesita para operar, que es la energ\u00eda que tiene ser limpia, sustentable, accesible, barata, pero adem\u00e1s tiene que ver con todo el entorno, con los colaboradores, con las oficinas, con la gente que llega de viaje para hacer esos negocios
