En primer lugar, el especialista se\u00f1al\u00f3 que este tipo de inversi\u00f3n puede ofrecer<strong> rentabilidad de hasta dos d\u00edgitos<\/strong>, mientras que la inversi\u00f3n residencial genera con la mitad del rendimiento.<\/p>\n<blockquote><p>\u201cEl rendimiento anual de una propiedad residencial ser\u00e1 de entre el 4% y 5%, mientras que el local comercial puede dejarte un rendimiento anual de entre el 8% y el 10%, dependiendo de m\u00faltiples factores como la ubicaci\u00f3n, la demanda del mercado, la estabilidad del arrendatario, el tipo de negocio que opera en el local, la duraci\u00f3n del contrato de arrendamiento, y el estado general de la propiedad\u201d, detall\u00f3.<\/p><\/blockquote>\n<p>En ese sentido, al generar mayores ingresos, los locales comerciales pueden <strong>recuperar m\u00e1s r\u00e1pidamente la inversi\u00f3n inicial<\/strong>, lo que ofrece tambi\u00e9n una mayor estabilidad financiera. Mart\u00ednez explic\u00f3 que, mientras que en un departamento arrendado se podr\u00eda tardar hasta 19 a\u00f1os en recuperar la inversi\u00f3n, los locales comerciales pueden recuperar este dinero antes, lo que representa un <strong>atractivo para los inversionistas<\/strong>.<\/p>\n<blockquote><p>\u201cLos locales comerciales no solo proporcionan una rentabilidad superior, sino que tambi\u00e9n permiten una recuperaci\u00f3n de inversi\u00f3n m\u00e1s \u00e1gil, lo que los convierte en una opci\u00f3n muy atractiva para quienes buscan maximizar sus ingresos\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>Por otro lado, los locales comerciales permiten <strong>transferir el IVA al arrendatario<\/strong>, caracter\u00edstica que representa una ventaja en t\u00e9rminos fiscales; adem\u00e1s, los propietarios de este tipo de inmuebles pueden <strong>beneficiarse de deducciones fiscales<\/strong> adicionales como gastos operativos y de mantenimiento.<\/p>\n<p>En t\u00e9rminos de seguridad, a trav\u00e9s de los <strong>contratos mercantiles<\/strong>, los propietarios cuentan con medidas<strong>\u00a0m\u00e1s efectivas en caso de incumplimiento<\/strong>, como el embargo de bienes y un proceso de desalojo menos complicado.<\/p>\n<blockquote><p>\u00a0\u201cLa protecci\u00f3n legal que ofrecen los contratos de arrendamiento comercial no solo minimiza los riesgos de impago, sino que tambi\u00e9n proporciona una v\u00eda clara para la recuperaci\u00f3n de la inversi\u00f3n en caso de problemas con el arrendatario\u201d, explic\u00f3 Mart\u00ednez.<\/p><\/blockquote>\n<p>Actualmente, los locales comerciales experimentan un crecimiento constante en su demanda, impulsado por la expansi\u00f3n de peque\u00f1os y medianos negocios. Situaci\u00f3n que puede impulsar el valor de los inmuebles debido a que la <strong>oferta limitada de espacios puede provocar un alza en las rentas<\/strong>.<\/p>\n<p>Finalmente, DIAM resalt\u00f3 que, al contrario de las propiedades residenciales, los <strong>costos de mantenimiento y reparaci\u00f3n son cubiertos por el arrendatario<\/strong>, reduciendo significativamente los costos operativos para el propietario. Este aspecto representa una ventaja para quien renta los locales, ya que pueden adaptar el espacio a su conveniencia.
