Esto se debe a que los trabajadores de las empresas <strong>necesitan inmuebles para habitar cerca de sus empleos<\/strong>.<\/p>\n<p>Durante el webinar \u2018La evoluci\u00f3n de la vivienda vertical en M\u00e9xico\u2019 organizado por\u00a0<a href=\"https:\/\/centrourbano.com\/revista\/?s=university+tower\" target=\"_blank\" rel=\"noopener\">University Tower<\/a>, Marisol Becerra, regional partner MX-Centro en\u00a0<a href=\"https:\/\/4srealestate.com\/es\/\" target=\"_blank\" rel=\"noopener\">4S Real Estate<\/a>, resalt\u00f3 que la presencia del nearshoring en el pa\u00eds en inminente, as\u00ed como la necesidad de que los desarrolladores trabajen en la <strong>construcci\u00f3n\u00a0de viviendas cerca de los nuevos parques industriales<\/strong>.<\/p>\n<blockquote><p>\u201cEl nearshoring es una realidad, es una oportunidad que est\u00e1 teniendo hoy M\u00e9xico y, como premisa b\u00e1sica, la vivienda sigue al empleo, as\u00ed que en todos estos polos, donde se desarrollen parques industriales, donde haya trabajadores, sin duda se va a demandar vivienda\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>Del mismo modo, Becerra resalt\u00f3 que este fen\u00f3meno industrial ha propiciado la instalaci\u00f3n de empresas en estados donde com\u00fanmente no ocurr\u00eda esta situaci\u00f3n, lo que convierte a estas <strong>entidades en un atractivo para la construcci\u00f3n de vivienda<\/strong>.<\/p>\n<blockquote><p>\u201cHay que estudiar muy bien en d\u00f3nde se est\u00e1n desarrollando estos proyectos, en d\u00f3nde est\u00e1n, ya en la realidad, porque no nada m\u00e1s est\u00e1 en un papel, ya hay inversiones en firme. Hay muchos estados que no son los tradicionales, les podr\u00eda hablar, por ejemplo, de Torre\u00f3n, que no se habla tanto de Torre\u00f3n, pero hoy est\u00e1 haciendo un polo de atracci\u00f3n para el nearshoring y donde por supuesto va a haber una demanda de vivienda importante\u201d, afirm\u00f3.<\/p><\/blockquote>\n<p>Por su parte, Jorge Combe, socio fundador de DD360, resalt\u00f3 que, el <strong>nearshoring podr\u00eda impulsar la construcci\u00f3n de la vivienda de inter\u00e9s social y econ\u00f3mica<\/strong>, la cual podr\u00eda ir desde los 300,000 hasta los 600,000 pesos, financiadas principalmente por el Instituto del Fondo Nacional de la Vivienda para los Trabajadores (Infonavit).<\/p>\n<blockquote><p>\u201cViene much\u00edsimo crecimiento de vivienda en todo lo que tiene que ver con nearshoring, pero es una din\u00e1mica de vivienda diferente (\u2026) tenemos que irnos a la vivienda social o la vivienda econ\u00f3mica, donde van a ser viviendas de nuevo con Infonavit de los 300,000, 400,000, 500,000 o hasta 600000 pesos, son desarrollos horizontales\u201d, se\u00f1al\u00f3.<\/p><\/blockquote>\n<p>Por ello, Combe indic\u00f3 que las <strong>vivienderas ser\u00e1n las especializadas en crear inmuebles dirigidas a los trabajadores del nearshoring<\/strong> en el pa\u00eds, empresas que podr\u00edan cubrir la pr\u00f3xima demanda de vivienda.<\/p>\n<blockquote><p>\u201cEs un es un mercado dif\u00edcil de participar como inversionista y tambi\u00e9n como financiador, la \u00fanica manera de jugarlo es a trav\u00e9s de algunas de las vivienderas que hacen muy bien este mercado, hay dos o tres nombres que son muy buenos construyendo ese tipo de viviendas, pero sin duda deber\u00eda haber much\u00edsima demanda por este tipo de viviendas entre los 300,000 hasta los 600,000 o 700,000 pesos\u201d, indic\u00f3.<\/p><\/blockquote>\n","protected":false},"excerpt":{"rendered":"<p>Jorge Combe se\u00f1al\u00f3 que el nearshoring
