{"id":150178,"date":"2024-08-21T16:42:22","date_gmt":"2024-08-21T22:42:22","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=150178"},"modified":"2024-08-21T17:36:37","modified_gmt":"2024-08-21T23:36:37","slug":"desaceleracion-absorcion-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/desaceleracion-absorcion-industrial\/","title":{"rendered":"Registra CDMX desaceleraci\u00f3n en la absorci\u00f3n industrial"},"content":{"rendered":"<p><em>Los principales corredores de la CDMX muestran una rotaci\u00f3n m\u00ednima en la propiedad industrial, debido a los pocos inmuebles disponibles,\u00a0lo que ha ralentizado la ocupaci\u00f3n<\/em><!--more--><\/p>\n<p>De acuerdo con datos de <a href=\"https:\/\/siila.com.mx\/lang\/es\" target=\"_blank\" rel=\"noopener\">SiiLA<\/a>, durante el primer semestre de 2024, el <strong>portafolio industrial a\u00f1adi\u00f3 cerca de 200,000 metros cuadrados<\/strong> (m\u00b2), cifra que representa una <strong>tendencia a la baja desde 2021<\/strong>. Del mismo modo, otros indicadores del mercado han mostrado una desaceleraci\u00f3n.<\/p>\n<p>Igualmente, la entrega de estos nuevos espacios sugiere un r\u00e9cord en la capital del pa\u00eds; sin embargo, tambi\u00e9n indica una <strong>desaceleraci\u00f3n en las entregas a principios del a\u00f1o<\/strong>. En ese sentido, la empresa se\u00f1al\u00f3 que, actualmente, los desarrolladores estiman terminar las nuevas naves industriales entre finales de un a\u00f1o y principios del siguiente, con un <strong>tiempo de entrega promedio de nueve meses<\/strong>, por lo que los <strong>espacios generalmente se terminan<\/strong>\u00a0durante la <strong>segunda mitad del a\u00f1o<\/strong>.<\/p>\n<p>Por su parte, el inventario especulativo represent\u00f3 el 14% del nuevo inventario en la primera mitad del a\u00f1o y registr\u00f3 un <strong>incremento en el tama\u00f1o promedio de las naves<\/strong>, estimado en 30,000 metros cuadrados, situaciones han frenado las absorciones brutas. No obstante, la <strong>absorci\u00f3n en propiedades prearrendadas puede mostrar un alza<\/strong> debido a las entregas anticipadas para el segundo semestre del a\u00f1o.<\/p>\n<p>En cuesti\u00f3n de entregas, SiiLA se\u00f1al\u00f3 que los submercados Arco Norte, Iztapalapa-Tl\u00e1huac y Zumpango-Nextlalpan han mostrado <strong>una rotaci\u00f3n m\u00ednima debido a las pocas propiedades disponibles,<\/strong> lo que ha ralentizado la ocupaci\u00f3n.<\/p>\n<p>Asimismo, la inmobiliaria resalt\u00f3 que los parques industriales en la Zona Metropolitana de la Ciudad de M\u00e9xico presentan una <strong>sobredemanda<\/strong> y, en el caso de contar con un nuevo inventario, tiende a estar <strong>prearrendado o se ocupa r\u00e1pidamente<\/strong>. Estos puntos han ocasionado que la absorci\u00f3n bruta se mantenga en niveles positivos, incluso durante la pandemia.<\/p>\n<p>A pesar de estas problem\u00e1ticas que han ocasionado una desaceleraci\u00f3n en indicadores del sector inmobiliario industrial, la tasa de disponibilidad ha aumentado ligeramente durante dos trimestres consecutivos, alcanzando niveles cercanos al 1.7 por ciento. Esto se debe a la entrega de algunos proyectos, la liberaci\u00f3n de grandes espacios, presencia de inventario especulativo, entre otros.<\/p>\n<p>Finalmente, <a href=\"https:\/\/centrourbano.com\/revista\/?s=siiLA\" target=\"_blank\" rel=\"noopener\">SiiLA<\/a> se\u00f1al\u00f3 que la <strong>incertidumbre econ\u00f3mica<\/strong> ha ocasionado que algunas <strong>empresas detengan sus planes de expansi\u00f3n<\/strong>, dejando espacios temporalmente disponibles en submercados como Huehuetoca y Naucalpan, donde las <strong>tasas de disponibilidad son
