{"id":150163,"date":"2024-08-20T18:33:52","date_gmt":"2024-08-21T00:33:52","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=150163"},"modified":"2024-08-20T19:32:22","modified_gmt":"2024-08-21T01:32:22","slug":"tendencias-centros-comerciales","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/tendencias-centros-comerciales\/","title":{"rendered":"Tendencias en centros comerciales para 2024-2026"},"content":{"rendered":"<p><em>Los lifestyle centers liderar\u00e1n los proyectos del nuevo inventario de los centros comerciales en el pa\u00eds<\/em><!--more--><\/p>\n<p>De acuerdo con datos de <a href=\"https:\/\/siila.com.mx\/lang\/es\" target=\"_blank\" rel=\"noopener\">SiiLA<\/a>, durante el final de este a\u00f1o, y en los dos que siguen, los centros comerciales a\u00f1adir\u00e1n 600,000 metros cuadrados (m\u00b2) de \u00c1rea Bruta Rentable (ABR) en el pa\u00eds. De estas nuevas superficies, se contempla que los <strong>espacios desde 30,000 m\u00b2 sean los m\u00e1s populares<\/strong>.<\/p>\n<p>La inmobiliaria indic\u00f3 que, en los \u00faltimos seis a\u00f1os, <strong>la construcci\u00f3n de centros comerciales se enfoc\u00f3 en espacios de mediano a gran tama\u00f1o<\/strong>, sobre todo en proyectos de uso mixto. No obstante, actualmente, los inversionistas enfocan su atenci\u00f3n en la instalaci\u00f3n de centros m\u00e1s grandes, situaci\u00f3n que <strong>refleja una recuperaci\u00f3n del mercado y la confianza de los inversionistas<\/strong> en este tipo de superficies.<\/p>\n<p>Del mismo modo SiiLA se\u00f1al\u00f3 que los nuevos centros de comercio se enfocan en las <strong>grandes superficies y una menor diversificaci\u00f3n<\/strong>, enfocados en la <strong>experiencia de los consumidores<\/strong>, ya que son las preferencias de los clientes finales las que impulsan el cambio en el mercado, as\u00ed como el crecimiento del comercio electr\u00f3nico.<\/p>\n<p>Cabe se\u00f1alar que datos de la empresa se\u00f1alan que, para fines de 2024, los <strong>centros comerciales<\/strong> entregados tendr\u00e1n un <strong>tama\u00f1o promedio cercano a los 30,000 m<\/strong>\u00b2, mientras que las entregas de 2025 y 2026 superar\u00e1n los 50,000 m\u00b2.<\/p>\n<p>Del mismo modo, en los pr\u00f3ximos a\u00f1os, SiiLA contempla que los <strong>lifestyle centers<\/strong> liderar\u00e1n los proyectos, alcanzando aproximadamente el <strong>58% del \u00e1rea del nuevo inventario<\/strong>, los cuales anteriormente representaban entre un 35 y 40 por ciento. Seguidos por la entrega de <strong>community centers<\/strong> que se mantendr\u00e1n en rangos cercanos al <strong>20 por ciento<\/strong>.<\/p>\n<p>Finalmente, los peque\u00f1os centros comerciales, como outlets y power centers, tendr\u00e1n una m\u00ednima o nula presencia en la entrega de nuevo inventario, mientras que los <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/centros-comerciales-nuevo-abr\/\" target=\"_blank\" rel=\"noopener\">centros<\/a> como los <strong>regional y super regional malls, disminuir\u00e1n <\/strong>del 30% a poco m\u00e1s del <strong>20%<\/strong> de las nuevas entregas en los \u00faltimos a\u00f1os.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Los lifestyle
