{"id":150122,"date":"2024-08-19T15:57:07","date_gmt":"2024-08-19T21:57:07","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=150122"},"modified":"2024-08-19T16:58:25","modified_gmt":"2024-08-19T22:58:25","slug":"demanda-vivienda-iztacalco-iztapalapa","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/demanda-vivienda-iztacalco-iztapalapa\/","title":{"rendered":"Crece demanda de vivienda en Iztacalco e Iztapalapa: Inmuebles24"},"content":{"rendered":"<p><em>No obstante, las alcald\u00edas con mayor demanda de vivienda son Miguel Hidalgo, Benito Ju\u00e1rez, Cuauht\u00e9moc, \u00c1lvaro Obreg\u00f3n y Coyoac\u00e1n<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Informe de Demanda de Vivienda en la Ciudad de M\u00e9xico y zona conurbada<\/strong>, elaborado por Inmuebles24, al cierre del mes de mayo de 2024, se observ\u00f3 un repunte en el inter\u00e9s por adquirir una vivienda en las alcald\u00edas <strong>Iztacalco<\/strong> e <strong>Iztapalapa<\/strong>.<\/p>\n<p>Lo anterior, debido a que ofrecen precios m\u00e1s accesibles que las <a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/alcaldias-tradicionales-vivienda\/\" target=\"_blank\" rel=\"noopener\"><strong>alcald\u00edas tradicionales<\/strong><\/a>; adem\u00e1s de que cuentan con conectividad hacia distintos puntos de la ciudad, principalmente <strong>Iztacalco<\/strong>.<\/p>\n<p>Sin embargo, las alcald\u00edas con mayor demanda de vivienda en la CDMX son <strong>Miguel Hidalgo<\/strong> (15%) y <strong>Benito Ju\u00e1rez<\/strong> (14.3%); seguido de <strong>Cuauht\u00e9moc<\/strong> (13.2%), <strong>\u00c1lvaro Obreg\u00f3n <\/strong>(8.2%) y <strong>Coyoac\u00e1n<\/strong> (7.2%).<\/p>\n<h2><strong>Cambian las preferencias de vivienda en la CDMX<\/strong><\/h2>\n<p><strong>Alejandro Garc\u00eda del R\u00edo, director Comercial de Inmuebles24<\/strong>, destac\u00f3 que, en los \u00faltimos a\u00f1os, se ha observado un cambio en las preferencias de quienes buscan comprar una vivienda en la CDMX y su zona metropolitana.<\/p>\n<p>En ese sentido, indic\u00f3 que, en el caso de la capital, los inmuebles m\u00e1s buscados son los <strong>departamentos<\/strong>; mientras que en el \u00e1rea metropolitana hay preferencia por las <strong>casas<\/strong>.<\/p>\n<p>Asimismo, en la CDMX se ha observado una preferencia por las viviendas con <strong>dos rec\u00e1maras<\/strong>, debido al cambio en la configuraci\u00f3n de las familias. En tanto, en el Estado de M\u00e9xico, las b\u00fasquedas se inclinan por inmuebles de <strong>tres rec\u00e1maras<\/strong>.<\/p>\n<p>Con respecto a las viviendas con <strong>una sola rec\u00e1mara<\/strong>, Garc\u00eda mencion\u00f3 que, en los \u00faltimos a\u00f1os, han comenzado a ganar inter\u00e9s entre los usuarios, por lo que, al cierre de los primeros cinco meses del a\u00f1o, alcanzaron el 19% de las b\u00fasquedas.<\/p>\n<p>Finalmente, con respecto al <strong>costo promedio de la vivienda<\/strong> en la CDMX y zona conurbada, el directivo coment\u00f3 que el 37% de la oferta de vivienda de <strong>Inmuebles24<\/strong> est\u00e1 en el rango de precio de entre 2 y 4.5 millones de pesos, y solo el 19% del stock de venta est\u00e1 debajo de los 2 millones de
