venta de vivienda en el pa\u00eds con Monterrey a la cabeza"},"content":{"rendered":"<p><em>La zona metropolitana de Monterrey present\u00f3 un crecimiento de 13.4% en la venta de vivienda respecto al trimestre anterior <\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Informe Global de Vivienda<\/strong> correspondiente al segundo trimestre de 2024 (2T2024), elaborado por <strong>Tinsa M\u00e9xico<\/strong>, durante este periodo se registr\u00f3 un crecimiento anual de 3.8% en la <strong>venta de vivienda<\/strong> en las tres principales urbes del pa\u00eds: <strong>Ciudad de M\u00e9xico, Monterrey y Guadalajara<\/strong>.<\/p>\n<p>No obstante, la firma destac\u00f3 que la <strong>zona metropolitana de Monterrey<\/strong> se mantuvo como l\u00edder en cuanto a la venta de vivienda en el pa\u00eds, con el 36.9% de las unidades desplazadas durante el 2T2024.<\/p>\n<p>Asimismo, esta zona present\u00f3 un aumento de 13.4% en las ventas con respecto al trimestre anterior; mientras que el <strong>repunte general<\/strong> de las tres ciudades frente al trimestre anterior fue de 11.9 por ciento.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/1.-Unidades-vendidas-por-trimestre_tinsa-informe-global.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" \/><\/a>\n<p><!--more--><\/p>\n<p>Por otro lado, el informe de <strong>Tinsa<\/strong> indica que, al cierre del 2T2024, el segmento de <strong>inter\u00e9s social<\/strong> (econ\u00f3mica, popular y tradicional) mantuvo la mayor concentraci\u00f3n de unidades vendidas; y, aunque presentaron un repunte frente al 1T2024, el n\u00famero de unidades desplazadas se mantuvo por debajo de las ventas registradas en el 2T2023.<\/p>\n<p>En <strong>Monterrey<\/strong>, espec\u00edficamente, el segmento tradicional es el que concentr\u00f3 el mayor n\u00famero de unidades desplazadas, con m\u00e1s de 3,800 viviendas vendidas.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/4.-Porcentaje-de-participacio\u0301n-por-segmento_tinsa-informe-global.png\" target=\"_blank\" \/><\/a>\n<p><!--more--><\/p>\n<p>Con respecto al <strong>inventario disponible<\/strong>, el documento menciona que <strong>Guadalajara<\/strong> present\u00f3 el mayor n\u00famero de unidades ingresadas al mercado durante el 2T2024, pues registr\u00f3 un stock disponible de 15,230 unidades, lo que significa un crecimiento del 13.8% con respecto al 1T2024.<\/p>\n<p>La <strong>CDMX<\/strong>, por su parte, report\u00f3 un stock de 24,594 unidades, lo que representa una reducci\u00f3n del 3% anual; adem\u00e1s, en la zona metropolitana del Valle de M\u00e9xico se detect\u00f3 el arranque de 94 proyectos nuevos que iniciaron comercializaci\u00f3n.<\/p>\n<a \/><\/a>\n<p><!--more-->Finalmente, en cuanto a los <strong>precios de venta de vivienda<\/strong>, Tinsa indic\u00f3 que la zona metropolitana de <strong>Guadalajara<\/strong> present\u00f3 una desaceleraci\u00f3n con respecto al 1T2024, con una variaci\u00f3n del -1.6%; sin embargo, a\u00fan mantiene el impulso de los \u00faltimos a\u00f1os con crecimientos anuales de doble d\u00edgito.<\/p>\n<p>\u201cCon el cierre de la primera mitad del a\u00f1o, vemos que las perspectivas estimadas a principio de a\u00f1o para el cierre de ventas del 2024 se reducir\u00e1n de un crecimiento de 3.9% a un crecimiento del 3.1% anual para las ciudades analizadas\u201d, coment\u00f3 <strong>Justino Moreno, director de Consultor\u00eda de Tinsa
