{"id":149797,"date":"2024-08-07T08:00:23","date_gmt":"2024-08-07T14:00:23","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=149797"},"modified":"2024-08-07T00:29:26","modified_gmt":"2024-08-07T06:29:26","slug":"monterrey-viviendas-2030-tasvaluo","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/monterrey-viviendas-2030-tasvaluo\/","title":{"rendered":"Monterrey llegar\u00e1 a 2.1 millones de viviendas en 2030: Tasval\u00fao"},"content":{"rendered":"<p><em>Adem\u00e1s, el precio de la vivienda en la ZM Monterrey ha mantenido una tendencia al alza, al pasar de 2.4 mdp en 2018 a 3.6 mdp en 2024<\/em><!--more--><\/p>\n<p>De acuerdo con <strong>Tasval\u00fao<\/strong>, la <strong>Zona Metropolitana de Monterrey<\/strong> se ha posicionado como un im\u00e1n para las inversiones extranjeras en M\u00e9xico, y se destaca por su dinamismo econ\u00f3mico, crecimiento demogr\u00e1fico y expansi\u00f3n urbana.<\/p>\n<p>En ese sentido, se proyecta un <strong>crecimiento demogr\u00e1fico<\/strong> significativo para la regi\u00f3n, pues se estima que, para el cierre de este 2024, la poblaci\u00f3n alcanzar\u00e1 los 5.9 millones de habitantes, mientras que para el 2030 se prev\u00e9n 6.9 millones.<\/p>\n<p>La valuadora indic\u00f3 que dicho incremento poblacional ir\u00e1 acompa\u00f1ado de una <strong>expansi\u00f3n en la oferta de vivienda<\/strong>, con un aumento esperado de 1 mill\u00f3n 270,021 unidades en 2015 a 2 millones 188,034 para 2030.<\/p>\n<p>Asimismo, mencion\u00f3 que el <strong>precio promedio por metro cuadrado<\/strong> (m\u00b2) de la vivienda ha mostrado un aumento constante desde 2018, con m\u00ednimos de 7,884 pesos en la categor\u00eda popular y m\u00e1ximos superiores a 57,942 pesos en la categor\u00eda prime en 2024.<\/p>\n<p>Seg\u00fan datos de <strong>Tasval\u00fao<\/strong>, los precios totales han mantenido esta tendencia al alza, con incrementos m\u00e1s marcados en el segmento residencial, que pas\u00f3 de 2.4 millones de pesos (mdp) en 2018 a 3.6 mdp en 2024.<\/p>\n<p>De igual manera, destac\u00f3 que el <strong>mercado inmobiliario de la ZM de Monterrey<\/strong> cuenta con una diversidad de opciones tanto en vivienda vertical como horizontal, con precios por m\u00b2 que var\u00edan significativamente seg\u00fan la tipolog\u00eda y la ubicaci\u00f3n.<\/p>\n<p>Por ejemplo, el <strong>rango de precios en la vivienda vertical<\/strong> oscila entre los 20,000 y 90,000 pesos por m\u00b2. Mientras que en el \u00e1rea habitable se observan superficies promedio de 105 m\u00b2, \u00e1reas m\u00ednimas de 36 m\u00b2 y m\u00e1ximas de 669 m\u00b2 para la vivienda vertical; y un promedio de 134 m\u00b2, con \u00e1rea m\u00ednima de 43 m\u00b2 y m\u00e1xima de 393 m\u00b2 para la <strong>vivienda horizontal<\/strong>.<\/p>\n<p>Por otro lado, la firma identific\u00f3 una oferta total de <strong>75,004 viviendas nuevas<\/strong> en la ZM de Monterrey, la cual se distribuye casi equitativamente entre vivienda horizontal (51%) y <a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/verticalizacion-monterrey-tinsa\/\" target=\"_blank\" rel=\"noopener\">vertical<\/a> (49%), lo que refleja la demanda diversificada en el mercado.<\/p>\n<p>La <strong>absorci\u00f3n mensual promedio<\/strong> se sit\u00faa en 3.6 unidades, con picos m\u00e1ximos de hasta 31.5 unidades por mes en proyectos populares de vivienda horizontal. Adem\u00e1s, la zona presenta un promedio del 1.7% en <strong>absorciones exitosas<\/strong>, principalmente en los segmentos medios y
