{"id":149734,"date":"2024-08-01T18:18:55","date_gmt":"2024-08-02T00:18:55","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=149734"},"modified":"2024-08-01T19:05:09","modified_gmt":"2024-08-02T01:05:09","slug":"colocacion-hipotecaria","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/colocacion-hipotecaria\/","title":{"rendered":"CDMX lidera la colocaci\u00f3n hipotecaria en el pa\u00eds"},"content":{"rendered":"<p><em>De acuerdo con la empresa, el 49% de la colocaci\u00f3n hipotecaria fue destinada a la vivienda nueva<\/em><!--more--><\/p>\n<p>Durante el primer semestre del 2024, el <strong>cr\u00e9dito hipotecario<\/strong> en el pa\u00eds ha mostrado un <strong>panorama alentador<\/strong> gracias a situaciones como el nearshoring, que han impulsado la b\u00fasqueda de vivienda.<\/p>\n<p>De acuerdo con datos de <a href=\"https:\/\/www.creditaria.com.mx\/?_gl=1*19cl2vp*_up*MQ..&amp;gclid=CjwKCAjw5Ky1BhAgEiwA5jGujnpLMEZp9kAeUjtFHbuzFGbUzayuTLIb6ovXOE7pGinKgbZXqOQlkxoC3fgQAvD_BwE\" target=\"_blank\" rel=\"noopener\">Creditaria<\/a>, durante la primera mitad del a\u00f1o, 10 entidades encabezaron la <strong>colocaci\u00f3n hipotecaria<\/strong>, siendo la <strong>Ciudad de M\u00e9xico <\/strong>el primer lugar de la lista, seguida por el Estado de M\u00e9xico, Jalisco, Nuevo Le\u00f3n, Quer\u00e9taro, San Luis Potos\u00ed, Sonora, Sinaloa, Puebla y Chihuahua.<\/p>\n<p>Por otro lado, la empresa indic\u00f3 que, en el pa\u00eds, el <strong>monto promedio de cr\u00e9dito hipotecario alcanz\u00f3 los 2.3 millones de pesos<\/strong> (mdp). Adem\u00e1s, la edad promedio de los acreditados es de 34 a 41 a\u00f1os.<\/p>\n<p>En cuanto a la compra de vivienda, Creditaria se\u00f1al\u00f3 que el <strong>49% de la colocaci\u00f3n hipotecaria fue destinada a la vivienda nueva<\/strong> y el 35% a la vivienda usada; mientras que los financiamientos para la construcci\u00f3n de vivienda corresponden al 4% y 2% a la adquisici\u00f3n de 515px) 100vw, 515px\" \/>\n<p>Acerca de la distribuci\u00f3n de los cr\u00e9ditos, HSBC M\u00e9xico detall\u00f3 que, de enero a abril, de los m\u00e1s de 164,000 cr\u00e9ditos colocados, el 70% corresponden al Instituto\u00a0del Fondo Nacional de la Vivienda para los Trabajadores (Infonavit), <strong>23% a la banca comercial<\/strong> y el resto a Fondo de la Vivienda del Instituto de Seguridad y Servicios Sociales de los Trabajadores del Estado (Fovissste).<\/p>\n<p>Sobre el panorama para el cierre del a\u00f1o, <a href=\"https:\/\/centrourbano.com\/revista\/?s=creditaria+\" target=\"_blank\" rel=\"noopener\">Creditaria<\/a> record\u00f3 que especialistas <strong>esperan un crecimiento en la colocaci\u00f3n hipotecaria<\/strong> alrededor del 5 por ciento.<\/p>\n<blockquote><p>\u201cLas perspectivas de colocaci\u00f3n para el fin de este a\u00f1o coinciden con la de varios especialistas, que estiman un balance positivo con un crecimiento de
